LEASE AGREEMENT

BETWEEN
Mrs. ROKEYA HOSSAIN
And
Mr. Md. TAIYABUL ALAM

1. The lease is made and entered into this on tenth day of August in the year of
Two Thousand Sixteen between Mrs. ROKEYA HOSSAIN whose adress is Sara
Tower, 974 East Nasirabad, Chittagong, Bangladesh. For herself, hers heirs,
executors, administrators and successors and assign (here in after called
LESSORS) and Mr. MD. TAIYABUL ALAM whose permanent address is VillBoilgao, Dactar bari, P.O.- Banigram-4393, Bashkhali, Chittagong (here in
after called the LESSEE).
IN WITNESSETH where of the parties in consideration of the conditions
mentioned here in after agree as follows:
2. RENTING OF PREMISES :
The Lessor hereby agrees to lease the Lessee the following described premises
to be used for residential purpose only :
Description of the property : Flat# 3A ; SARA Tower, 974 East Nasirabad,
Chittagong, Bangladesh.
3. The lease shall be effective from the First day of October, Two Thousand
Sixteen. The Lessee will HAVE AND HOLD the said premises with their
appurtenances for a term of Twenty Four months ( basic period/term). On
mutually agreed terms and conditions and on convenience of both the
parties, the agreement of the lease could be extended / renewed further
( beyond above mentioned) for such period as found suitable to both the
Lessor and the Lessee.

4. TERMINATION :
a) In case the Lessee decides to change his residence, the Lessee shall have the
right to termination this lease upon giving written notice to Lessor sixty (60)
days in advance.
b) The Lessor, reserves the right to terminate the agreement in which case the
Lessors will be required to serve notice at least sixty (60) days in advance.

5. Lessee will not be allowed to make any change in the flat for any reason
whatsever without consulting with the Lessors.

6. MAINTENANCE RESPONSIBILITIES :
a) The Lessee shall maintain the said premises in good and in tenantable
condition during the continuance of this lease.
b) The Lessee shall not be responsible for damage resulting from fire,
earthquake, civil disturbance.
c) Emergency repairs causing service inconvenience to the occupant shall be
corrected by the Lessee and the cost of such repirs to be brone by the
Lessee.
d) Lessee shall be responsible for any damages, injuries or any liabilities which
may be incurred by him or his agents in performing needed repairs.

7.

RENTAL PAYMENT :

The Lesse shall pay to the premises rented in accordance with the following
provisions :
a) The monthly rent shall be Taka per month 21,000.00 ( Taka Twenty one
Thousand only). Rental payment amount only be paid on or before 5 th of
the each month i.e. October 5, 2016 for the first month.
b) In addition to this, service charge to be paid at the current rate whatever
the amount is fixed by the apartment authority. Utility charges, i.e.
electricity, gas, water, cable etc should be paid by the Lessee as per the
usage or applicable rate prevailing during the period under tenancy.
c) Unless otherwise decided through mutual agreement, monthly rent would
increase at least 10% after completion of first twenty four months of
tenancy with the agreed rent.

8. ADVANCE PYMENT :
The Lessee agrees to pay the Lessor an advance equivalent to two month rent
amount of taka 42,000.00 (Forty Two Thousand only) for the above flat subject to
the following conditions :
a) An advance amount of Taka 42,000.00 will be paid by the Lessee to the
Lessor on the date of signing the lease agreement. The advance amount
and all the other monthly rents would be paid through cash or cash
cheque in favor of Mrs. Rokeya Hossain.
b) The aboveadvance amount will be adjusted ain full at the end of the
tenancy period and after adjusting the amount whatever amount will be
due after comparing with the new rental fee the Lessee needs to pay that
thus close his deal with the Lessor.

9. In the event the Lessee fail to fulfill any of the conditions and meet obligation
under this lease and where this lease specifically provides no ther remedy for
such failure, the Lessor has the right either to terminate this lease without
previous notice or at his option to take any measures which he may deem
necessary to establish the conditions contemplated by this agreement and at
the entire expense of the Lessee.

10.The Lessee acknowledges tht they have read and understood commitments
under this Lease agree to bide by all the term and conditions thereof.
IN WITNESSETH WHERE OF the parties here to have hereunto subscribed their
names as of the date first above written.
