CLOSED OFFICE SYSTEMS

A closed office system is a type of office where different rooms or spaces are
given to independent employees or divisions within an organization. Closed
office systems are frequently referred to as a partitioned office or a private
office. Working in a closed office environment allows for tremendous privacy.
Since each employee has their own closed off space, they are guaranteed
privacy throughout the work day. Along with privacy, closed offices see
greater amount of work output due to the amount of concentration. Having to
share an office with another individual tends to be more of a distraction and
can lead to less work output. Another advantage to a closed office system
would be the lack of interpersonal connection. Most business do not condone
employee relations or gossip and a closed office system would limit the social
aspect of an open office system. Lastly, a closed office system will control the
general health of the employees. Less movement of germs across an office will
keep employees and staff much healthier.

This type of office is perfect for a banking business that handles client
confidentiality.

Open office systems are a specific office environment in which an entire team
of staff work in a large open space. Within this open space, the employees
engage in their own assigned duty or task amongst everyone else. Working in
an open office system is the easiest and fastest way to save space and be
more ecoconscious. The flow of business works very well in an open office
system because everyone is working in close proximity to one another and to
management. With this close proximity, supervision of the business will thrive.
Lastly, an open space allows for more open communication. More
communication between employees will promote cooperation and unity.

This type of office is perfect for a publishing company since constant


communication is very important.

A link between the indoor environment experienced by office workers and the
productivity of their organization has long been assumed by researchers and
building occupants alike.

COWORKING OFFICE SYSTEMS


u Although coworking office systems sound very similar to open office
systems, they are actually quite different. This is a style of work that involves
an open working environment, however, each employee is independently
working. What is special about this environment is that in most cases, those
who are working in this type of space is that they are usually employed by
different organizations. In this case, the type of people who work in this
environment share very similar values and can be extremely successful.
Coworking office environments are much less common than open and
closed office systems but it allows for many independent employees to be
in a common area with common goals.
u This type of office is perfect for those working for independent companies
that are able to work remotely but do not want to work from home. A
telemarketing business makes a great example.

Summary
u

For this assignment, I chose to interview my husbands boss and coworkers.


My husband is currently employed by the United States Army and holds a
very classified position so slight details have been withheld from this
assignment. I chose his workplace because it has recently gone through a
full renovation that includes many new-age amenities. The facility itself is a
two story, federal building. Each department has its own two story section
that includes a garage and outdoor storage unit. The garage is either
being used for storage or of course, vehicle parking. Right off of the
garage is the first floor basement. The first floor is completely used for
storage purposes. There are ten large personal lockers for each member of
the team and five oversized working stations where each job position
stores its belongings. The second floor is the actual working space for the
team. Here, there is one large meeting room, a kitchen, and a restroom.
The second floor is the space that I will be focusing on for the rest of this
assignment.

Workplace Summary
u

Overall, the construction of the building is very well done. All of the
necessary elements have been taken into account and the space
functions great for the team. Aesthetically, the space is very lackluster:
white cinderblock walls, concrete mixed with grey carpeted flooring,
black chairs, grey desks, no paint, some wall art, and only one window. It is
very clear that this building was designed specifically for safety and
privacy rather than appearance and comfort. The workplace itself is
focused around one large, rectangle center table. Around the table are
ten closed off working stations for each member of the team. The format
of each desk depends on the job of the team member. For example, my
husband is the team doctor so his desk has a computer, filing cabinet,
medicine bottles, and a lot of books. There is a projector on the window
wall and a large whiteboard on the opposing wall; all other walls are
occupied by desk stations.

Workplace Issues
u

1. Although the building is less than two years old, they are experiencing a leaking roof. We are unaware if this is a problem within
other building sections, but this particular one has a large water spot from a type of leak. Steve, my husbands boss, said that there
are multiple work orders to have this addressed.

2. An issue that was brought up by many of the team members was that there was an imbalance of storage. What they experience
is too much office storage and too little equipment storage. While walking through the facility, it is clear that many of the desk
drawers and cabinets were completely empty. A majority of paperwork is classified and storage electronically so desk storage is not
a priority. Unfortunately, when you walk downstairs, you can see equipment busting out of the rooms and lockers. It would benefit
the team if they would add more storage for the things they utilize most within this space.

3. Because this is a federal building, security is one of the main priorities. To limit the amount of cars surrounding the building, the
design team placed the parking lots very far from the building. Of course, the team and I can understand the placement, but it
poses a very big problem for everyday use. With large pieces of equipment, some injured team members, and the need to use
vehicles throughout the day, it really hinders the accessibility of the area.

4. One major inconvenience within the building that I experienced while talking with the team was the inoperative lighting sensors.
Thankfully the design team included automatic lighting sensors throughout the building and placed them in correct locations. The
problem is that the sensors dont always work properly. Either they do not turn on all the time or they turn off when motion is still
occurring. I believe this would be an easy fix if maintenance calls would be completed at a faster rate. Once this issue is resolved,
the working space would work much more efficiently.

5. A minor design flaw that the men brought to my attention was the placement of the showers compared to the personal lockers.
As stated previously, the team members lockers are located in the first floor basement whereas the showers are located upstairs in
the main restroom. Most of the men spend the morning working out so having private showers is an ideal amenity for them.
However, the way this space is configured, the men either have to bring their personal belongings into the restroom and place
them on the floor, or, walk all the way downstairs with only a towel. Having personal storage space more centrally located would
make a huge impact in the way these men work.

Ergonomic Elements

I was surprised to see that there was little to no ergonomic design within
the second floor office space. All of the team members work privately on
their own desks using small laptop screens. After working long hours, this
small screen has a huge effect on their eyes and of course their backs.
Each desk has a phone available, but they are large corded phones. With
the way these individuals work, it would be ideal to have a cordless option
thats lighter and more user friendly. Like I previously described, this
building section has only one window that does not open. Not having
access to fresh air means that stale air is constantly being circulated where
the team spends very long hours working. Although there is much room for
improvement, they do have great ergonomic chairs available at the
central meeting table. There is one for every member of the team and
they are extremely beneficial to the health and comfort of the team.

Project Statement
u

A new flagship hotel has commissioned this design firm to design the
corporate office spaces located on the first and second floor of the hotel.
Co-working spaces will be located on the first floor, adjacent to the hotel
lobby. The executive offices, marketing, sales and catering, corporate
booking reservations, accounting, meeting spaces, and information
technology will be located on the second floor. Much focus has been
placed on the design of the entrance staircase. A large sculptural design
will be created for the space to feel elegant, unique, and open. The
staircase will help unite the first and second floor and create a sense of
balance between the spaces. All aspects of the design will be chosen to
fit the clients needs; to include: flooring, wall coverings, cabinetry,
furniture, textiles, plumbing, and lighting. Working with combined spaces
may pose slight issues during the design process but integrating our design
will help make this a seamless process.

Dedicated office spaces (two @ approximately 120 sf. each)

Conference room space for 812 people (one @ approximately 250 to 300 sf.)

Flexible, adaptable workspace to accommodate 20 mobile workers

Collaborative seating areas

Wireless internet (Wi-Fi) and printing service availability

The ability to have member networking events for approximately 50 people


within the co-working areas

Concept Statement: Commonly referred to as


luxe design details are the very essence of why
we enjoy the finest of materials, fabrics,
furniture, and style. Whether its the shine of satin,
smooth mixed textiles, or the sparkle of crystal,
a luxe design is the perfect solution to awaken a
space. By using high quality materials, embellished
finishes, and mixed textures, a luxe atmosphere
will be welcoming for a high majority of people.
This space in particular will focus on bringing
warm colors and tones to a large open space
and putting much effort and attention into smaller
details.

Concept Statement: Scandinavian minimalist design


is a design choice to be unique and to stand out
from personal and corperate taste. Against most
trends right now, scandinavian design uses a
majority of light woods, stones, and fabrics.
Much of this design style requires a lot of natural
light to help create the correct minimalist feeling
instead of it just looking empty. Less details on
the walls and fabrics, but more detail in the larger
pieces. The furniture pieces will become a focal
point in the design as well as lighting figures.
Wood is also used as a decoration in scandinavian
design. Mixing different types, colors, and textures
will create warmth and balance.

Design Solution Statement

The design solution for the corporate offices and co-working spaces of the
hotel will be centered around the same modern luxury design style. As a
design team, the goal is to incorporate many of the most elegant details,
materials, fabrics, and furniture. Although the space will appear very
modern, the use of mixed textiles and textures will bring a warmth that
both corporate and co-working employees will feel welcome and
comfortable. Colors will be focused around a warm palate, many blues,
greens, and greys, that will balance and bring weight into such large open
spaces. The furniture selections will be the best quality on the market and
provide ample space and storage for both working types. In the end, the
goal is to create a space that is highly functional, but also a work of art.
Both spaces will have very similar designs for a seamless transition to make
the entire space feel united and balanced.

The width of stairways shall be determined as specified in Section 1005.1, but such width shall not be less than 44
inches (1118 mm).
Stairways shall have a minimum headroom clearance of 80 inches (2032 mm) measured vertically from a line
connecting the edge of the nosings. Such headroom shall be continuous above the stairway to the point where the
line intersects the landing below, one tread depth beyond the bottom riser. The minimum clearance shall be
maintained the full width of the stairway and landing.
Stair riser heights shall be 7 inches (178 mm) maximum and 4 inches (102 mm ) minimum. Stair tread depths shall be
11 inches (279 mm) minimum.
Stair treads and risers shall be of uniform size and shape. The tolerance between the largest and smallest riser or
between the largest and smallest tread shall not exceed 0.375 inch (9.5 mm) in any flight of stairs.
There shall be a floor or landing at the top and bottom of each stairway. The width of landings shall not be less than
the width of stairways they serve. Every landing shall have a minimum dimension measured in the direction of travel
equal to the width of the stairway. Such dimension need not exceed 48 inches (1219 mm) where the stairway has a
straight run.
All stairways shall be built of materials consistent with the types permitted for the type of construction of the
building, except that wood handrails shall be permitted for all types of construction.
1009.5.1 Stairway walking surface. The walking surface of treads and landings of a stairway shall not be sloped
steeper than one unit vertical in 48 units horizontal (2-percent slope) in any direction. Stairway treads and landings
shall have a solid surface. Finish floor surfaces shall be securely attached.
A flight of stairs shall not have a vertical rise greater than 12 feet (3658 mm) between floor levels or landings.
Circular stairways shall have a minimum tread depth and a maximum riser height in accordance with Section 1009.3
and the smaller radius shall not be less than twice the width of the stairway. The minimum tread depth measured 12
inches (305 mm) from the narrower end of the tread shall not be less than 11 inches (279 mm). The minimum tread
depth at the narrow end shall not be less than 10 inches (254 mm).
Spiral stairways are permitted to be used as a component in the means of egress only within dwelling units or from a
space not more than 250 square feet (23 m2 ) in area and serving not more than five occupants, or from galleries,
catwalks and gridirons in accordance with Section 1014.6.
Stairways shall have handrails on each side. Handrails shall be adequate in strength and attachment in accordance
with Section 1607.7. Handrails for ramps, where required by Section 1010.8, shall comply with this section.
Clear space between a handrail and a wall or other surface shall be a minimum of 1.5 inches (38 mm). A handrail and
a wall or other surface adjacent to the handrail shall be free of any sharp or abrasive elements.

Choosing a spiral staircase provides


many benefits in a commercial
environment. They are easily
customizable, they save a lot of
space, and its a more affordable
option compared to other staircase
option. In this case, I do not think a
spiral staircase is suitable for this
space.

U-Shaped Staircase

Perspective

Another great option in a


commercial environment would be
a u-shaped staircase. Not only do
they offer a great amount of
architectural interest but they are
also easiest to fit into a commercial
setting and they offer landings as a
resting point part way up the stairs.
For this specific space, I think a ushaped staircase is the best option.

Linear Staircase

Perspective

Linear staircases have many


benefits in architectural design.
They are the most simple option,
easiest to build, saves space, and
can easily customize railings as well.
Because of the space we are
working with, I do not think a linear
staircase is the best option moving
forward. There is too much space
to work with and a linear staircase
would not make enough of a
design statement.

Looking back at this course, it seems pretty crazy how much we have covered and
accomplished in such a short amount of time. Coming into this course, I was seemingly
certain that commercial design was not something I could see myself pursuing in the
field of Interior Design. After all of the hard work accomplished throughout this course, I
can see some potential in my future. One of the main topics that I will take away from
this course is understanding the nine major workplace factors that impact the success
of any business. Without covering each specific factor during the planning process,
projects are likely to fail. So starting at the foundation during a design will greatly impact
the overall success. Another aspect that we covered in great detail was the type of
office systems used in commercial design. Knowing the disadvantages and advantages
of closed office systems, open office systems, and co-working office systems will help
create an organized plan for a commercial space. Finally, there was one critical
element from this course that made a huge impact on my personal success that I know
in fact will be beneficial for my future and that is the Gantt Scheduling Chart. The one
deterrent about commercial design for me is working with multiple moving parts and a
less controlled or organized environment. However, once I learned about the Gantt
Schedule Chart and how to create one myself, I felt much more confident working with
multiple deadlines and design phases. With these three critical aspects to commercial
design, I believe I can be successful in my future of interior design.
