DEED OF EXTRAJUDICIAL SETTLEMENT WIH SALE OF LAND

WE, the surviving heirs of the late primitivo Mesias the original and legal owner of the
said land namely as follows: TERESA R. MESIAS, BEVILITA R. MESIAS, ANTONIO R.
MESIAS, MERLY R. MESIAS, FAUSTO R. MESIAS, FELIPE R. MESIAS, ROSIE R.
MESIAS, ROSALIE R. MESIAS, RACHEL R. MESIAS, both legal of age, and both married,
both Filipino citizens, with residence and postal address at Purok No. 4 Barangay
Maolingon, Mandaon, Masbate, Philippines, herein after referred as the vendors;
and
the Barangay Maolingon, represented by Barangay CAPTAIN HON. JOEL R. ROJAS, of
legal age, Filipino citizen, married to LYDELFA M. ROJAS, with residence and postal
address at Purok No. 2 Barangay Maolingon, Mandaon, Masbate, Philippines, herein after
referred as the vendee.
THAT WE, TERESA R. MESIAS, BEVILITA R. MESIAS, ANTONIO R. MESIAS,
MERLY R. MESIAS, FAUSTO R. MESIAS, FELIPE R. MESIAS, ROSIE R. MESIAS,
ROSALIE R. MESIAS, RACHEL R. MESIAS, the surviving heir s of the late primitivo
Mesias, the legal and the original owner of the said residential hereditary portion of land,
located at Toos, Purok 4, Maolingon, Mandaon, Masbate, this portion of residential land
subject to sale is 10x11 SQUARE METERS ONLY and this portion of land is a form part of
a whole parcel of land of the late primitivo MESIAS, under the Tax Declaration No. 2438
declared in the name of primitivo Mesias with an assessed value of 590.00 only.
NOW THEREFORE, for and inconsideration of the aforesaid sum of TWENTY
THOUSAND PESOS (20,000.00), Philippine currency, in hand paid to me and the both
heirs, receipt of which is hereby acknowledged and confessed, we do hereby CEDE,
convey, and transferred unto the said vendee a portion of the 10x11 SQUARE METERS of
lot which is a form part of a whole parcel of residential hereditary land and described
property together with all the improvement therein, the descriptions and boundaries of the
said lot which are as follows:

which portion of this residential hereditary land subject to sale in 10x11 only and covered in
the whole part of land primitivo Mesias, the former and original land owner of the said real
state property.
That the land subject of this instrument is not TENANTED on subject to lease
contract and that these sales was made not to circumvent the Agrarian Policy as enunciated
under Presidential Decree No. 27.
It is hereby understood that the above-described real state not yet registered under
Act. No. 496 nor under the Spanish Mortgage Law, but the parties hereto have agreed to
register this instrument in the office of the registered of the Deeds, Masbate, Masbate City,
in accordance with the provision of the Act No. 3344 as amended.
IN WITNESS WHEREOF, the parties hereto have signed these deeds this 5th day of
August 2016 at Maolingon, Mandaon, Masbate, Philippines.
