DEED OF LEASE

THIS DEED OF LEASE is made this 30th day of January 2015 at


Guwahati, Assam
BETWEEN
MRS. KANCHAN SINGH wife of Late Ajay Kumar Singh, aged about
53 years, by religion Hindu, by profession- House Wife, absolute
owner of a property having holding no. 226, in ward no. 28 (old) 9
(New) resident of Chatribari Road, Kharag Chandra Choudhury Road,
Guwahati, Assam (hereinafter called the LESSOR which term shall
include their heirs, successors, executors, administrators and assign)
of the One Part;
And
SRI SANTOSH SAH, Proprietor of YSCJC Services India, aged
about 28 Years, son of Sri Lal Babu Sah, By Religion- Hindu, By
profession- Business, Resident of Shankar Dev Nagar, Near
Ambikagiri Girlg High School, Ward No. 12, East Gotanagar, Maligaon,
P.S.- Jalukbari, Guwahati- 781012, Assam (hereinafter called the
LESSEE which term shall include his successors, heirs, administrators
and executors) of the Second Part;

-2WHEREAS the LESSOR is the exclusive owner of a RCC Room


comprising of 144 sq. feet area, situated in the 2 nd Floor of a RCC
Building commonly known as Sreeram market built over a plot of land
covered by Dag No. 1439 and 1430 (Old)/852 and 853 (New), of
village Sahar Guwahati, Mouza- Chatribari Guwahati bounded as
follows:
AND WHEREAS the LESSEE has agreed to take a lease of the
said room from the LESSOR for a period of 3 (Three) years upon
terms and conditions hereinafter mentioned and has further
undertaken to run placement center, manufacturer of Identity cards
to be named as YSCJC Services India.
NOW THIS LEASE WITNESSETH AS FOLLOWS:
1. In consideration of a monthly rent of Rs. 2,300/- (Rupees
Two Thousand Three Hundred) only and the LESSEEs covenants
hereinafter mentioned and contained the LESSOR hereby demise and
lease unto the LESSEE and the LESSEE hereby takes on rent the
aforesaid room of 144 sq. feet in the second floor of the Sreeram
Market for a period of 3 (Three) years from the date hereof.
2. The rent payable hereunder shall be paid in advance every
month by the LESSEE to the LESSOR on or before the 10th day of
each calendar month and accordingly the LESSOR will issued a
receipt of the same to the LESSEE.
3. If default is made in the payment of the rent for any three
months, then on each such default it shall be lawful for the LESSOR,
in addition to or in the alternative to any other remedy that may be
available to her at her discretion, to eject the lessee from the
premises mentioned above but if the arrears of the rent are paid
within seven days from the service of such notice then the LESSOR
shall not be entitled to take possession of the said premises.
4. The LESSEE will be liable to keep the premises in a good
state of repair and wind and watertight condition and shall repair any
damage or injury caused thereto except such damage as may be
caused by ordinary and reasonable wear and tear.
5. The LESSEE shall permit the LESSOR or their duly authorized
agent
or agents to enter the premises at all convenient
times for periodical inspection of the same except when any show or
function is being held therein.
6. The LESEE shall pay the electricity bill for every month
against the sub miter installed in the aforesaid premises by the
LESSOR.
7. The LESEE is in possession of the said premises since
15/09/2009 till date for a consideration of Rs. 2,000/- (Two Thousand)

only per month and the LESEE wants to continue the said possession
by way of this instant Lease Deed for another 3 (Three) Years.
-38. The LESSEE shall not, except with the permission of the
LESSOR in writing first had and obtained, use the premises for any
purpose other than the following, namely, manufacturing of School
/office bags or connected therewith. In case of a breach of this
condition the tenancy shall be deemed to have been terminated with
all the consequences hereinbefore mentioned.
9. Subject to fulfillment of the terms and conditions of these
presents, the LESSEE will have the option to extend the lease of the
said premises for a further period of 5 years on the expiry of the
lease hereby granted provided he gives a notice to the effect in
writing by registered post to the LESSOR of his intention to do so at
least three calendar months before the termination of the present
lease.
PROVIDED ALSO THAT with such notice the LESSEE shall
deposit with the LESSOR the regular payment by him of the rent
during such extended term as mentioned and for the due
performance of the terms of the tenancy.
SCHEDULE OF THE PROPERTY
All that RCC Room comprising of 400 sq. feet area, situated in
the 2 Floor of a RCC Building commonly known as Sreeram Market
built over a plot of land covered by Dag No. 1439 and 1430 (Old)/852
and 853 (New), of village Sahan Guwahati, Mouza- Chatribari
Guwahati bounded as follows:

IN WITNESS WHEREOF the said LESSOR and the said LESSEE have
put their respective signatures hereunder the day, month and year
first above-written.
