DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed in Davao City,

Philippines, on this 14th day of January, 2017 by and between:

ERVEGIO NAKILA, of legal age, Filipino citizen married to Erma Nakila, and a
resident of 809, Burgos Cervantes St., Bo. Obrero, Davao City herein referred
to as the VENDOR;

-IN FAVOR OF-

SUSAN LIO, of legal age, Filipino citizen, married to Frank Lio, and a
resident of 506, Toress Nidea St., Bo. Obrero, Davao City herein referred to as
the VENDEE.

WITNESSETH:
That the VENDOR is the lawful and registered owner of a parcel of land
containing an area of EIGHTY FOUR (84) SQUARE METERS, more or less designated
as Lot 14-A, Psd-11-090789 located at Barangay of Buhangin, Davao City covered by
TRANSFER CERTIFICATE OF TITLE No. T-338805.

And that the VENDEE has offered to buy and the VENDOR has agreed to sell
the above-stated property, which is more particularly described as follows:

TECHNICAL DESCRIPTION

A parcel of land (Lor 14-A, Psd-11-090789), being a portion of Lot 14, Blk. 4
Psd-11-029622, situated in Barrio of Buhangin, Davao City, Davao del Sur, Island
of Mindanao. Bounded on the N, along line 4-5 by Lot 8, Blk. 4, Psd-11-029622;
on the E., along line 5-1 by Lot 13, Blk 4, Psd-11-029622; on the S., along line 1-
2 by Lot 14-B of the subd. Plan; on the W., along line 2-3-4 by Road Lot 3 (6.00
m. wide), Psd-11-0296622. Beginning at a point marked 1 on plan being S. 04
deg. 40E., 383.83 m. from BLLM No. 102, Cad-102, thence

S. 84 deg. 38W., 9.62 m. to point 2;

N. 27 deg. 56E., 1.26 m. to point 4;
S.06 deg. 51E., 8.71 m. to point 1;
N. 08 deg. 02W., 7.55 m. to point 3;
N. 83 deg. 55E., 9.06 m. to point 5

NOW WHEREFORE, for and in consideration of THREE MILLION TWO

HUNDRED FIFTY THOUSAND PESOS (Php3,250,000.00), having been duly received

and acknowledged from the VENDEE, the VENDOR hereby SELLS, TRANSFERS and
CONVEYS unto and in favor of the VENDEE, his successors, assigns and interests, the
above-mentioned land, together with all the buildings and improvements thereon.
 IN WITNESS WHEREOF, the VENDOR and the VENDEE have hereunto affixed
their signatures this 14th day of January, 2017 at Davao City, Philippines.

ACKNOWLEDGMENT

of Davao, Philippines, the parties personally appeared with their respective valid
identification card as above-stated, who represented to me the same persons who
executed the foregoing DEED OF ABSOLUTE SALE and acknowledged that the same
is their own free act and voluntary deed.

This instrument consisting of two (2) pages, including this page wherein the
acknowledgment is written, and signed by the parties and their instrumental witnesses
on each and every page thereof.
