TECHNICAL SPECIFICATIONS
FOR THE
PROPOSED 6 UNITS TWO STOREY RESIDENCE
A. Summary of Work
The work contemplated under this CONTRACT shall consist of the furnishing of all
materials, plant, tools and equipments, including satisfactory performance of all
work necessary for the complete construction of the Proposed 6 Units Two Storey
Residence located at Lot 11, Blk 13, Walnut Street, Quezon City and owned by
Mrs. BERNADETTE V. CHING
All works specified under various sections of the SPECIFICATION shall be subject
to the GENERAL CONDITIONS (UAP) DOCUMENT 301 which forms part of thee
SPECIFICATIONS.
a. Workmanship
All required skilled competent men who are regularly engaged in or specializes in
the type of work specified should do phases of work.
Workmanship at all phases of work shall be the very best of the trade.
B. Examination of Site
a. Examine site premises and all conditions therein. Consider all such conditions
that may affect work.
b. Measure any existing work/structure at site, verify all given dimensions.

DIVISION 2: SITEWORK
A. Clearing
1. General
The area within the boundary as shown on the drawings shall be cleared of
stumps, brush, rubbish, except where indicated otherwise.
2. Execution
Remove all stumps, roots, and boulders along roadways to a depth of 300 mm
below top of proposed sub-grade.
2. Materials
TOPSOIL
Separate and deposit in piles all excavated materials suitable for topsoil. Spread
topsoil uniformly over finished surface grade.
COMMON FILL
Site excavated material free from roots, stumps and other perishable or
objectionable matter.
SELECT FILL
Crushed gravel, crushed rock or combination thereof.
3. Execution
PLACING FILL
Scarify and thoroughly wet surface to receive fill to insure bond between grounds
and filling material.
FILLING AND GRADING
Promptly backfill excavations as work permits but not before concrete walls,
footings have attained full design strength and not before they have been
inspected.
COMPACTING
Evenly spread fill in horizontal layers of 150 mm. Thick and each layer watered
and compacted; surface of sub-grade shall be struck off, leveled and when
necessary, scarified and rolled prior to the placement of paving. Compaction
methods and equipment are subject to the approval of the Architect or Civil
Engineer.
ADDITIONAL EXCAVATIONS
When soil nature is such that good bearing cannot be found at sub-grade levels
indicated, ARCHITECT may decide that additional excavation to good bearing soil
is necessary. Allowable Soil Bearing Pressure for Foundation is 120 KPA.

OMITTED EXCAVATIONS
When soil nature is such that good bearing is found to exist at higher grades than
sub-grade levels indicated ARCHITECT may decide to stop excavation work at
these higher grades.
PUMPING
Provide, operate pumps or other equipment necessary to drain, keep excavations,
pit, trenches, and entire sub-grade area free of water under any circumstances,
contingencies that may arise.
INSPECTION
Do not begin concrete work until approval of bearing surfaces have been
received, authorization given to proceed.
DISPOSAL OF SURPLUS MATERIALS
Any excess material remaining after completion of the earthwork shall be disposed
of by Hauling and spreading in areas designated by the Owner or its Authorized
representative.
DIVISION 3: CONCRETE
A. General
Conform to the American Concrete Institute Building Code (ACT), latest edition.
Structural properties of reinforced concrete
- For beams, slabs, columns and footings. 20,700 Kpa
- For slabs on grade .. 17,250 Kpa
B. Materials
1. Cement
Shall conform to the requirement of the Specifications for Portland cement
(ASTM C-150), latest edition.
2. Aggregates
COARSE AGGREGATES
Gravel or rock or a combination of crushed gravel of rock. Conform to the
requirements for concrete aggregates ASTM C-33.
FINE AGGREGATES

Fine sand, clean, washed, durable; free from silt, loam, clay, soluble salts
and organic impurities.
3. Water
Clean and free from injurious amounts of oils, acids, alkalis, salts, organic
materials, or other substance that may be deleterious to concrete or steel.
4. Reinforcing Steel
Maximum yield Stress (Fy) of 228 Mpa (Structural Grade) for 16 mm.
Diameter and smaller; and 276 Mpa (Intermediate Grade) for 20 mm.
Diameter and bigger conforming to ASTM A615.
5. Forms
Use commercial standard, moisture resistant plywood not less than five
(5) ply at least 12mm. Thick.
6. Form Oil
Use colorless, mineral commercial form oil conforming to ASTM D-1500.
C. Execution
1. Storage of Materials
CEMENT
Store in suitable weatherproof structure, as air tight as practicable;
Elevate floors above ground; stock bags against outside walls.
Do not use without approval cement that has been stored so long that
there is doubt of its quality.
AGGREGATES
Store aggregates of different sizes in separate stockpiles; store in a
manner as to avoid inclusion of foreign materials.
REINFORCEMENT
Store in manner that will avoid excessive rusting and or coating with
grease, dirt, etc.
2. Proportioning
Conform to ACI Standard Recommended Practice for selecting
Proportions for concrete.
3. Mixing
Machine mix all concrete. Time of mixing shall not be less than one
minute for mixers with capacities of one cubic yard or less. Increase
minimum time 15 seconds per additional cubic yard of additional mixer
capacity.
4. Placing and Removing Forms
Clean of mortar encrustations and other foreign matter all contact surfaces
of forms, and coat evenly with commercial form oil.
Remove forms in manner that will prevent damage to concrete. Do not
remove forms without approval. Minimum time for removal of concrete
forms shall be fourteen (14) days from date of pouring.
5. Placing Reinforcement

Place and secure in place using metal or concrete supports, spacers and
ties.
Splice reinforcement by lapping or welding without decreasing bar
strength. Minimum splice length is 24 times the bar diameter or 30
centimeters whichever is greater.
6. Concrete Placement
Obtain Engineers and Architects approvals prior to any concrete pour.
Convey concrete from mixer to forms as rapidly as practicable; Work
concrete into corners and angles of forms and around all reinforcement
and embedded items without permitting material to segregate.
7. Curing
Keep surface of concrete continuously wet for not less than 7 consecutive
days. Moist cure concrete by covering with water, spraying or covering
with burlap or plastic saturated with water.
DIVISION 4: MASONRY
A. Materials
B. Execution
Thoroughly wet masonry units before using. LAY COURSES STRAIGHT AND
UNIFORM, WITH FACES TRUE TO PLUMB AND ALIGNMENT
Use mortar composed of one (1) part Portland cement and three (3) parts mortar
sand. Do not use any mixture, which has developed initial set. Fill solidly with
mortar all block cells.
Bed each course solidly in mortar with vertical joints breaking halfway over course
below. Fill vertical joints for the entire height of masonry units. Bond each course
at corners and intersections.

Plastering of one wall face shall be completed within the day no plastering joints
will be allowed. Uneven plaster surface will have a maximum tolerance of only
inch.
Provide dowels on RC columns and beams and slabs adjoining CHB walls prior to
concrete pouring, matching CHB reinforcement. Use 10 mm diameter bars at 600
mm on center with lengths not less than 600 mm. Weld dowels into concrete
columns, beams and slab rebars.
Provide R.C. lintels on top of CHB wall openings. Extend lintels at least 0.20 meter
beyond the openings unless otherwise indicated in the details.
1. Materials
Structural steel shall have a minimum yield point of 36,000 psi (ASTM 36).
3. Tolerance
Compression members shall not deviate from straightness by more than
1/100 of the axial length points, which are to be laterally supported.
Anchors, bolts, and ties, including steel strap anchors, bolts; cinch anchors;
expansion bolts; masonry accessories; wall ties, jamb anchors and in general, all
similar items which are not specifically called for under other sections of the
specifications, and which are indicated on the drawings, or which are necessary

for the proper installation of various parts of the work, shall be provided for and
installed.
Types and materials of the fastening shall be suitable for use with the materials,
which are to be fastened or jointed. Fastenings on exterior iron or steel work shall
be brass, stainless steel, galvanized steel or other non rusting type.
C. Workmanship
Welding shall be continuous along entire line of contact, except where tack
welding shows in the approved SHOP DRAWINGS or authorized by the PROJECT
ENGINEER. Exposed welds shall be ground smooth. Bolting shall be done with
proper size bolts. Nuts shall be drawn tight and threads broken or upset. Steel
shall be clean and free from mill scale, flake rust, or pitting.
All necessary stub out / provisions, and reinforcements shall be provided for
attaching hardware or other items and suitable provisions shall be made for
attachment to adjoining construction.
All welds shall be finished to match adjacent surfaces. All works shall be erected
plumb, straight and true at proper elevations.
D. Shop Painting
All miscellaneous metals (except galvanized steel) shall be shop painted after
fabrication is completed.
A thorough and complete coating of alkyd type zinc-chromate primer shall be
applied as soon as possible.
E. Shop Drawings
Submit shop drawings for approval showing essential dimensions and construction
details in connection with metal works prior to fabrication.
A. General
1. Quality of Lumber
Use lumber of best grade available for the respective kinds required for
various parts of work. Lumber must be free from loose or sound knots,

cup shakes or other imperfections. Lumber must be well seasoned,
thoroughly dry wherein moisture content shall be within the allowable
moisture content indicated in ANNEX A. All exposed woodwork shall be
smoothly dressed, machine sanded or hand sanded to an even smooth
surface ready for finish.
2. Substitution of Lumber
Written approval of the Architect is required in substitution the kind of
lumber specified.
Substitution made without prior approval from the Architect will be
rejected, removed and changed at the Contractors expense.
3. Shop Drawings
If required by the Architect, submit shop drawings for approval showing
essential dimensions and construction details in connection with carpentry
and joinery work.
B. Materials
1. Millwork Timber
Baseboards, cornice, fascia Kiln dried Tanguile boards milled as shown
on details to follow.
2. Ceiling Framing and Finishes
Use 19mm x 50mm x 5m x 0.6mm thick metal furrings spaced at 60cm
O.C. with 12mm x 38mm x 5m x 1.0mm Carrying channel spaced at 1.0m
O.C. placed in opposite direction with metal furrings or as indicated in the
drawings.
Use 12mm thick Boral Gypsum board with tapered edge or 3.5mm thk.
Hardilite as indicated in the drawings.
3. Cabinets
For Cabinet sidewalls, shelves and doors19mm thick, Tanguile
plyboard. Provide hardwood edging for exposed plywood ends or sides.
For drawers 12mm and 19mm thick Tanguile boards where applicable.
Use bearing type, full extension roller guide on all drawers.
4. Fasteners
Nails: Locally manufactured common wire nails, smooth shank and zinc
coated.
Screw: Use the best available commercial quality, brass or chromium
plated.
Glue: Use waterproofed glue or Formaldehyde synthetic resins or glue as
used in the manufacture of plywood suitable for hot process.

C. Execution
1. Protect lumber from dampness during and after delivery by covering stockpile
with ventilated sheds. Stock lumber in manner providing air circulation around
surfaces of each piece.
2. For framing lumber other woodwork: framed as per standard methods or
specific requirements, fit closely, set accurately to required lines and levels, secure
rigidly in place, do not use wedges or shims to overcome faulty work.
3. Use zinc-coated for all works exposed to weather or in contact with concrete
and apply a brush coat of clear solignum to lumber surfaces in contact with
concrete.
4. Apply glue to cabinet joints aside from nails and other fastening devices.
Conceal all nails where practicable. Where face nailing is used, nails are set for
putty stopping.
5. Machine or Hand-Sand exposed surfaces to an even smooth finish. No
unsightly marks such as hammer marks will be allowed on wood panel or veneer.
B. Roofing
1. GENERAL
Installation of Roofing Panels and bended accessories shall be done by
the Specialty Sub-Contractor. It is the Sub-Contractors task to coordinate

any sub-contracted work with the rest of the trades to facilitate smooth
and efficient construction work
2. MATERIALS
Roofing panels shall be GA # 26 thick pre-painted long span roof sheets
and all its bended accessories shall be GA # 24 thick by DN Steel
Corporation, free of defects and imperfections. Installed as per
manufacturers requirements.
3. EXECUTION
Roofing work shall be carried out and tested to insure effective water
tightness.
Apply bituminous, elastometric waterproofing membrane on all laps and
intersections of sheet metal work.
Install purlins to receive roofing material as per manufacturers
instructions.
Broom-clean entire roof area for inspection.
A. Doors
1. GENERAL
Submit shop drawings indicating all connections, details, anchorages, etc.
prior to fabrication for Architects approval.
Verify all dimensions on site prior to fabrication.
2. MATERIALS
a. Wood Panel Doors
Type, design and size shall be as indicated. Stiles and rails
mortised at corners. Conceal all nail heads.
b. Wood Flush Doors
Type, Design and size shall be as indicated. Stiles and rails
mortised at corners. 6mm thick ordinary or marine plywood as
indicated on drawings. Grid pattern core of horizontal and vertical
interlocking wood strips and reinforced with wood block inserts for
locksets and other hardware as necessary.
c. Hardwares
1. Door Hinges
Flush Plywood Doors 3 pieces 75 x 75 mm. Standard
duty, full mortise, broad leaf, HAFELE loose pin butt
hinges for every leaf of swinging flush doors.
Cabinet Doors 1 pair HAFELE concealed hinges for
every leaf of swinging cabinet door (optional item) not
exceeding 50cm in height. Additional piece of concealed
hinge shall be added for every 30cm additional height.
2. Locks and Latches
Use only one brand where possible subject to Architects
approval. All locks shall be YALE heavy -duty mono

blocks or approved equal. Submit 3 keys for each lock to
OWNER.
Panel Doors 1 set, Heavy duty mortise security lock set
for every 45mm panel door, operated from outside by key,
from inside by knob handle trim.
Flush Doors 1 set Standard duty Cylindrical lockset for
every 45 mm plywood flush type door operated from
outside by key, from inside by knob handle trim.
Cabinet door Standard, bored cabinet lockset. Provide
roller catches for each leaf of cabinet or closet doors.
3. Door Jamb
For jambs anchored to masonry walls from 50 x 100
mm kiln dried Apitong for exterior doors.
For jambs anchored to wood or dry wall partitions from
50 x 100 mm kiln dried Apitong.
3. EXECUTION
a. Installation
Set door and window frames with necessary anchorage during masonry
work progress. If doors and window frames are not delivered in time for
installation during masonry progress, make provisions for later installation
thereof.
b. Shop Drawings
Shop drawings shall be required for all work requiring fabrication. Submit
shop drawings for Architects approval prior to fabrication.
B. Windows
Aluminum Awning and Casement Windows
1. Materials and Construction
Frames and sash members shall be extruded from Alloy 6063-T5. Corners
of frame members shall be fitted to hairline joints secured by tapping
screws applied through integral screw pockets. The sill frame shall be of
step-down design for easy water drain off achieved through adequately
spaced baffled weep holes. It shall have dual tracks having an arc line
contact of 198 with the rollers. Sash members shall be self-aligning with
the horizontals sleeving into the vertical held by tapping screw at each
corner. The stiles shall be provided with integral pulls notched neatly at
the ends to clear the frames during installation.
2. Weatherstripping
Weatherstripping shall be vinyl and wool pile and shall form a continuous
weather seal. For the fixed panels - vinyl of the two- piece system of
gasketing, for the sliding vents and one -piece channel shaped gaskets.
3. Hardware
Roller sheaves shall be of nylon having a groove of 1/16 radius,
adjustable and incorporate Kilian factory-greased, labyrinth sealed radial
ball bearings.
Locking device shall be a spring-loaded extruded latch.

Screen sash shall be provided with extruded flush pulls in combination
with a manually operated latch bolt for locking.
4. Screens
Frames for the screen shall be independent, but designed to mate to the
sliding window frames. The screen mesh shall be of aluminum installed in
extruded aluminum tubular frames.
5. Finish
Exposed aluminum surfaces unless otherwise specified shall be given an
anodic coating conforming to H-400 etched anodized.
DIVISION 9: FINISHES
A. Floor Treatment
1. Ceramic Vitrified Tiles
Use ceramic vitrified unglazed floor tiles with required fittings; all tiles shall
be inline and match with wall tiles. Size and color samples are to be
submitted for Architects Approval.
2. Laminated Wood Floor Finish
Laminated HDF wood flooring shall be smooth and of uniform size and
thickness. The said floor finish shall rest on 6mm polystyrene underlay laid
on top of the concrete slab. Thickness, design and color shall be as
approved by the Architect.
D. Paintworks
1. All paints shall be delivered at job site in original containers with labels intact
and seal unbroken.
2. Paints shall be as manufactured by Rain or Shine, Welcoat.
3. Use patching compound only on areas not exposed to moisture.
4. All works shall be undertaken by skilled tradesmen. Evenly apply paints, free
from sags, runs, crawls, other defects, and blemishes.

5. Provide sufficient drop cloths, other coverings, to protect floors, other works.
6. Painting Schedule:
EXTERIOR WALLS
Apply a wash coat of masonry neutralizer and water solution. Primer plus
two coats of masonry latex paint.
FIBERCEMENT BOARD on EAVE CEILING AND FACIA BOARD
Primer plus two coats of semi-gloss paint.
B. Electrical Devices
Use NATIONAL/PANASONIC full color designer wide series wiring devices with
flush mount switches; receptacles and installation frame using colored
convenience plates as required.
Lighting fixtures or lamps shall be provided for and installed by the Contractor.
A. General
1. SCOPE OF WORK
The work includes furnishing and installing the following, each complete and in
proper working condition:

a. Water supply and distribution complete from point of tapping to
individual fixtures and outlets, as indicated in Drawings.
b. Sanitary Drainage, waste and vent system from fixtures to specified
points of disposal.
c. Storm and Sewage System from outlets to specified points of
disposal.
d. Furnishing and Installation of plumbing fixtures.
e. Any other work(s) whether specifically mentioned or not in the
drawings and/or these specifications shall be furnished and installed
by the Contractor without additional cost to the Owner.
f. All plumbing works and sizes of pipes to be used shall be in
accordance with the Local Plumbing Code.
2. CODES AND REGULATIONS
Comply with National Plumbing Code and Local Plumbing Ordinances.
3. PERMITS AND INSPECTION
Obtain from proper governing authorities, all necessary permits and
Certificates of Inspection both for performance and operation of the work
involved, and use of the electrical system, upon completion of the work.
4. AS BUILT DRAWINGS
Upon completion of work, furnish Owner six (6) sets of AS BUILT plans for
future reference and maintenance purposes.
5. QUALITY OF MATERIALS
Furnish and install only brand new materials conforming to U.S. Underwriters
Laboratories Inc. and Product Standards agency requirements, in such cases
where Standards have been established for the type of material to be used.
B. Materials
1. COLD WATERLINES AND FITTINGS
Polyvinyl Chloride (PVC) by Neltex for cold water line and CPVC by Neltex for
hot water line.
2. SOIL AND WASTE LINES AND FITTINGS
Polyvinyl Chloride (PVC) Series 1000 by Neltex or approved equivalent.
3. VENT PIPES AND FITTINGS
PVC Pipes series 1000 by Neltex or approved equivalent.
4. STORM DRAINAGE LINES
Polyvinyl Chloride (PVC) Series 1000 by Neltex or approved equivalent. Sizes
shall be as indicated in the drawings
5. DOWNSPOUTS
PVC Series 1000 by Neltex.
6. PIPE SLEEVES
G.I. pipes of sufficient diameter to provide 6mm minimum clearance around
pipe.
7. CLEAN OUTS
Standard PVC clean out fittings for all sanitary lines.

8. HOSE BIBBS
Cast brass with 12mm male inlet threads, hexagon shoulders, and 19mm
connections.
9. ROOF DRAIN
Pre-fabricated wire basket strainer.
10. FLASHING
Lead Flashing for all pipes passing through roof.
11. FLOOR DRAIN
ASA 40-9 50mm. Pipe by ASA metals or approved equal.
C. Execution
1. SLOPES OF PIPING SYSTEMS
Sanitary Drainage Lines... 0. 01(1%) minimum
Storm Drainage Lines 0.005 (.5%) maximum for 200mm diameter.
0.04 (4%) maximum for 250mm diameter
0.03 (3%) maximum for 300mm diameter
2. AIR CHAMBERS
Provide air chamber located inside plumbing wall space for each pipe leading to a
fixture. Use 300mm long pipes, size equal to that of the supply pipe.
3. TRAPS
Provide trap for each fixture and shower drain and place of equipment requiring
connections to drainage system except fixtures with continuous waste; Locate
each trap as near to fixture as possible.
4. PIPE SLEEVES
Install where pipes pass thorough masonry or concrete. Use cast iron or steel pipe
where sleeves pass through walls or partitions.
5. CLEANOUTS
Provide at base of all risers, at changes of direction and at every 15.24 meters of
horizontal direction of sewer line.
7. FLASHINGS
Use 13.2 kg. Sheet lead flashing for pipes passing through roof; Extend flashing
up the pipe at least 150mm and along roof not less than 300mm. Turn down lead
counter flashings of same weight over top of pipe and lap over flashing to make a
waterproof joint.
8. TESTING
WATER SYSTEM TEST
Test water -piping system at 100 psi for two hours upon completion of
roughing-in and prior to setting of fixtures or covering.
DRAINAGE, WASTE, VENT SYSTEM
Plug all openings to permit entire system to be filled with water to the level of the
highest vent stack above the roof. The system must hold water for 30 minutes with
drop not greater than 100mm.

NOTE: Inform Architect prior to any such tests. Conduct tests only under
Architects or Sanitary Engineers supervision.
9. DISINFECTION GUARANTEE
The entire system shall be thoroughly flushed and disinfected with
chlorine before it is placed in operation.
Chlorinating materials shall be liquid chlorine or hypochlorite and shall
be introduce into the waterlines in a manner approved by the
Engineer.
Chlorine dosage shall be to provide no less than 50 parts per million
of available chlorine to stand for 24 hours, after which the system
shall be flushed with potable until the residual chlorine is about 0.20
parts per million. All valves in the system shall be opened and closed
several times during the chlorinating period.
The Contractor shall furnish and pay for all devices, chlorine
materials, labor and power required for disinfection purposes.
Disinfections shall be made in the presence of the Sanitary Engineer.
GUARANTEE
The Plumbing Contractor shall furnish to the Owner a written guarantee covering
the satisfactory operations of the plumbing installation in all its parts for a period of
one (1) year after the date of acceptance. During this period, the Plumbing
contractor shall repair or replace any defective work and pay for any repair or
replacement cost.

B. Codes and Regulations
Comply with the Philippine Electrical Code, local, Electrical Ordinances and rules
and regulations of the local Electrical Power and Telephone Companies.
F. Load Centers
1. Furnish and install as indicated in the Drawings all the necessary equipments
and materials for the load center.
2. Furnish and install as indicated in the drawing the necessary Panel boards of
the multi-breaker type including the air circuit breakers. Although the panel
boards may be locally made circuit breakers shall be allowed in this work.
3. Panel boards to be used shall be installed flush or mounted and semi-plumb
and symmetrical with the surrounding objects.
G. Wiring Methods
1. Unless otherwise specified use color coded, type THHN wires as
manufactured by DURAFLEX, COLUMBIA or approved equal.

2. For all wiring running through concrete slabs, or hollow block, use Type THHN
wire in PVC conduits.
3. Conduits to be used shall have a minimum diameter of 15mm (1/2 diameter
nominal). Sizes other than 15mm shall be indicated in the Drawings and
where so indicated, shall be minimum.
4. All conduits installation work shall be done during construction shall be
concealed by embedding in concrete walls, slabs, and hollow block partitions.
All parts shall be installed at proper places at such stages to permit cabinets,
outlet boxes and other device boxes to be properly installed for flush
mounting.
5. For all splices, taps and junctions, except those for feeder and service
conductors, solder or provided with spring lock type connectors, with rubber
tape and protect with friction tape.
6. For service and feeder conductors, with heavy-duty, all brass or copper
solderless connectors. Solder type lugs or soldered tap are not permitted.
After solderless connectors are tightened for maximum mechanical and
electrical bond, provide sufficient rubber and friction tapes to insure an
insulation strength equal to at least that of the insulators of the conductors
they join.
H. Feeders
1. Unless otherwise specified use the type THHN wires as manufactured by
PHELPS DODGE or approved equal. All sizes of conductors and conduits as
indicated in the Drawings are minimum. When no sizes are indicated, the
minimum conductor size shall be 3.5mm2 AWG, type THHN and the minimum
size shall be 15mm nominal diameter inside. Other sizes shall be as indicated
in the drawing.
2. Feeders shall be continuous and without splices from load center to load
center, or from the main distribution center to panel board.

J. Wall Switches and Receptacles
1. Use suitable WIDE SERIES single-pole and three-way switches of flush
tumbler type, with appropriate stainless steel covers. Cover plates as per
Architects direction.
2. All receptacles for convenience outlet shall be rated 10 Amp 250 Volts.

L. Miscellaneous
Consult Architect the exact point as to where and how panel boards, switch, and
outlets are to be installed or positioned.
M. Guarantee
Guarantee Electrical work to be free from all defects for period of one year after
acceptance of project, repair and make good at contractors expense any or all
defects which may arise in work during that time if said defects are found due to
poor workmanship and materials furnished by Contractor.
