Adams & Co. Brokers Nine Deals in Midtown Manhattan at 10 West


33rd Street

NEW YORK, NY July 21, 2016 Adams & Co Real Estate, LLC, Manhattans leading full-
service real estate firm specializing in property management, brokerage and consulting
services, completed nine transactions, totaling 26,035 square feet, at 10 West 33 rd Street.

10 West 33rd Street is an ideal building in Manhattan for creative fashion accessory brands
and likeminded companies. The Fashion Accessories Center is surrounded by resources that
these tenants need to succeed, such as multiple transportation options, a variety of
restaurants and other leaders in the industry, said David Levy, principal at Adams & Co.
Designers, fashion and apparel merchants, and textile companies are still competing for
spaces in the area, even though tech and media firms have been seeking offices in this
submarket lately. Currently, we only have 19,000 square feet remaining in the building.

David Levy of Adams & Co represented the tenants as well as the landlord, Ten West Thirty
Third Associates, in the following transactions:

A 6,993-square-foot renewal for BII Corp. on the second floor of the building.
Although the details of the transaction were not disclosed, asking rent was $55 per
square foot. The tenant plans to use this space as offices and a showroom for shoes,
apparel, and toys.
A 2,603-square- foot renewal for Patricia Nash Designs, Inc. on the 10th floor of the
building. Although the details of this transaction were not disclosed the asking rent
was $60 per square foot. The fashion accessories company plans to use this space as
offices and a showroom.
A 2,373-square-foot renewal for The Alwin Co. on the seventh floor of the building.
Although the details of the transaction were not disclosed, asking rent was $50 per
square foot. The womens fashion company plans to use this space as general and
executive offices, as well as a showroom for handbags and accessories.
A 2,350-square-foot renewal for Alliance Wholesale Corp. on the 10th floor of the
building. Although the details of this transaction were not disclosed the asking rent
was $55 per square foot. The mens, boys, and childrens apparel company plans to
use this space as offices and a showroom.
A 2,322-square-foot renewal for Ray Enterprises of Chesapeake Walk, Inc. in the
Penthouse of the building. Although the details of the transaction were not disclosed,
the asking rent was $65 per square foot. The tenant plans to use this space as
general and executive offices, as well as a showroom for fashion accessories.
A 1,106-square-foot new lease for Footwear Headquarters, LLC on the 10th floor of
the building. Although the details of the transaction were not disclosed, asking rent
was $55 per square foot. The wholesale footwear company plans to use this space as
offices and a showroom.
A 684-square-foot renewal for Eileen Rosenberger 22 Print Studio on the 11th floor
of the building. Although the details of the transaction were not disclosed, asking rent
was $55 per square foot. The high-end womens textile company plans to use this
space as general and executive offices, as well as a showroom.

David Levy also represented the landlord in the following transactions:

A 5,603-square-foot new lease for Townley, Inc. on the fourth floor of the building.
The tenant in this transaction was represented by Hidrock Realty, Inc. Although the
details of this transaction were not disclosed the asking rent was $55 per square foot.
The tenant plans to use this space as offices and a showroom for accessories and
cosmetics.
A 2,001-square-foot new lease for Sunrise Development LLC. On the sixth floor of
the building. The tenant in this transaction was represented by Alan Bonett of Adams
& Co. Although the details of this transaction were not disclosed the asking rent was
$65 per square foot. The tenant plans to use this space as offices and a showroom.

Built in 1914, 10 West 33rd Street is a 13-story, 319,200-square-foot building, located


between Fifth Avenue and Broadway. Notable tenants include A Classic Time Watch Co.,
Rugged Equipment, Global Design Concepts and Gina Group, with retail tenants Legends Bar
& Grill, BCD Tofu House, and United States Post Office.
