SPECIFICATION DIGEST

INTRODUCTION

This set of Specifications shall govern the methods of construction and the
kinds of materials to be used for the Proposed Two-Storey Residence
shown in the plans and detail drawings.

The plans, detail drawings and these Specifications shall be considered as


complementing each other, so that what is mentioned, or shown in one,
although not mentioned or shown in the other, shall be considered as
appearing on both. In case of conflict between the two, the same should be
referred to the designing Architect/Engineer for resolution.

ITEM 1 : BACKFILL

Soil filling materials shall be good and properly lay-in. Compaction to require
density must be provided to avoid cracks on slab and other structures.
Excavate foundation and backfill shall be treated by anti-termite soil
poisoning material before pouring of concrete.

All excavation shall be back-filled immediately as work permits after concrete


walls and piers have attained full design strength. The Contractor shall make
all necessary excavation for foundations to establish grades indicated on
drawings without extra compensation including all other excavations required
and necessary for the proper prosecution of the work.

ITEM 2 : CONCRETE WORKS

All concrete shall be mixed thoroughly until there is a uniform distribution of


the cement and aggregates, and should be deposited as nearly as practicable
in its final position, care being taken to avoid segregation of the aggregates.

Forms shall conform to the shape, lines and dimensions shown on the
drawings. They shall be substantial and designed to resist the pressure and
weight of the concrete. Forms shall be properly tied and braced or shored so
as to maintain their position and shape. Forms shall be sufficiently tight and
strong to prevent leakage of mortar.

The Removal of forms shall be scheduled as follows:

SUSPENDED SLABS 21 DAYS

BEAMS 21 DAYS

COLUMNS AND WALLS 2 DAYS


FOUNDATIONS 2 DAYS

2.0 Concrete shall consist of Portland Cement, fine aggregates, water and
where specified, Admixtures, proportioned mixed places, cured and finished
as specified.
2.1 Concrete mixture for footing, tie beams, column, beams and slab shall be
1:2:3 mixtures.
2.2 Sizes of footing, column, slab, tie, beam, floor, and roof beams are
showed on detail drawing
2.3 All reinforcing bars shall be clean, free, from rust and other particles prior
to concreting.
2.4 Reinforcing bars shall be straight except for bends around corners and
where bends or hooks are detailed on the plans.
2.5 Use standard size reinforcing bar as shown in drawing.
2.6 Reinforcing bar shall be secured properly using Gauge 16 G.1. wire.
2.7 Reinforcing steel bars shall be stored on supports above the ground level
properly covered with roof or plastic materials for protection from direct
effect of moisture and the considerable delay in use.

ITEM 3 : MASONRY WORKS

Concrete hollow blocks shall be non-load bearing block and should conform to
fire resistive ratings. All units shall be restored for a period of not less than
that time unless the strength exceeds those mentioned in these
specifications.

3.0 All masonry works shall be laid true to line, level, plumb and neat in
accordance with the plans and satisfaction of the Owner.
3.1 Provide 10mm diameter reinforcing bar spaced at 0.80m on center for
vertical wall reinforcement.
3.2 Provide 10mm diameter reinforcing bar at every 3 layers of concrete
hollow blocks for horizontal wall reinforcement.
3.3 Use 5thk and 4thk x 8 x 16non-load bearing concrete hollow blocks for
exterior and interior walls as shown on drawing.
3.4 Use 1:3 cement and sand mixture for concrete hollow block mortar laying
and plastering.
3.5 Plastering thickness shall vary from 15mm to 25mm to be provided by
20mm wide groove line as shown on elevations.

ITEM 4 : CEILING WORKS

4.0 Use 3.5 mm thk. Hardiflex Lite and 9 mm thk. Gypsum board ceiling at
interior on metal framing.
4.1 Use PPN 8 PVC Saporo Panel on metal framing at roof eaves with PVC
corner and straight vents.

ITEM 5 : CARPENTRY
Lumber shall be the approved quality of the respective kinds of various parts of
the work, well seasoned, thoroughly dry and free from large, loose or unsound
knots, shakes and other imperfections shall be coated with creosote or
equivalent.

TANGUILE - for all exposed wood works such as door


jambs, frames, joists and cabinets.

APITONG - for all unexposed lumber for framings.

THK HARDIFLEX BOARD - to be used for all types of ceiling


finishes including bathroom and toilets.

3/8 THK PLYWOOD - to be used for all formworks.

2x4x10 COCO LUMBER - to be used for scaffoldings.

5.0 Use 1x3 kd. Tanguile for door frame architrave.


5.1 Use 2x3 kd. Narra for stair handrail.
5.2 Use 4x4 kd. Mahogany for king post.
5.3 Use 2x4 kd. Tanguile for vertical rails.
5.4 Use 1x2 kd. Tanguile for decorative slots.

ITEM 6 : ROOFING

The roof shall be covered with Colorsteel Gauge 26 Long Span Pre-Painted Rib-
Type as shown on the plans. The roofing sheets shall be secured to the purlins
with 6mmdia. (1/4 dia.) GI rivets and Gauge No. 26 plain GI straps cut long
enough for bending around the specified size or purlins. The straps shall each
be at least 25mm wide with corners chipped off at the riveting ends.

Ridge rolls, hip rolls and valleys to be used shall be those compatible with
Gauge 26 Long Span Pre-Painted Rib-Type. They shall lap the roofing sheets at
least 250mm. The ridge rolls, hip rolls and valleys shall be riveted to the
roofing sheets, in addition to the rivets engaging the GI straps in securing the
roofing sheets to the purlins.

A. Steel Roof Framing

6.0 Use steel angle 2x2x and 1x 1x mm thk for steel trusses.
6.1 Use 2x4x1.2 mm thk for C-purlins spaced at 0.60m.o.c.
6.2 Use 2x6x1.5mm thk C-purlins for fascia board.
6.3 Use diameter x 6.00m for Sag Rod &cross bracing.
6.4 All connections shall be properly welded.
6.5 All steel framing shall be provided by 1-coat of red oxide primer.

B. Roofing and Tinnery

6.6 Use GA # 24 (0.5mm thk.) tile span by Ayara (FCR Modern Starter Tile),
(color-marble grey).
6.7 Gutter joints shall be flat seam folded in the direction of the water flow
and soldered evenly. Otherwise, gutter joints shall be lapped at least 2.5cm
fastened together with 3.175mm diameter No.8 copper rivets, burrs, and
sealed by soldering along both exposed edges of lap.
6.8 Use GA # 26 x 24 x 8-0 stainless steel gutter ss (304)(S-type).
6.9 Use GA # 26 x 18 x 8-0 steel valley gutter (304).
6.10 Use GA # 26 for ridge roll & cap.
6.11 Roofing sheet shall be properly secured/fastened using tekscrew.
6.12 Provide 10mm thk single sided P.E. foam insulation in-between C-purlins
and roofing sheets.
6.13 All joints to be provided by vulca seal and painted to match color of
roofing sheet.

ITEM 7 : DOORS AND WINDOWS

Doors and door frames shall conform to the sizes, designs and kind of materials
shown in the details of doors, schedule of doors or as per the bill of materials.
All wooden doors shall be hung on at least 3 pieces of 102mm x 102mm (4 x
4) loose-pin bearing template hinges. Door locksets to be used shall be
Credible brand to be installed 1024mm from the finished floor line.

Use Steel casement windows (Double-swing and Fixed type) for all window sets
on sides and rear with 3/16 thk. glass to be provided with insect screen
incorporated on the window frame and fire escape. Size of bars to be used shall
be sq. bar. Verify also the design and sizes of windows reflected on working
drawings.

7.0 Use guijo timber for all door jambs.


7.1 Provide Narra Panel door at the main entrance.
7.2 Provide kd. Mahogany panel doors at all entrance doors.
7.3 Provide uPVC sliding doors and windows as shown on plan with analok
frame and bronze glazing.

ITEM 8 : FINISHING WORKS

8.0 Use Roman POR/RUS 33.3 x 33.3 cm Riogrande Graphite for Entry
Porch.
8.1 Use Sol 80x80cm (8EA000) Desma Multi Loading Super for living, family
area, dining, and kitchen.
8.2 For Bedroom 1, use Arte/YTC 60x60cm, Virgo Ambar.
8.3 For ground floor toilet, use Mariwasa 20x20cm Artic Blue for floor, Use
Arte Rust 30x30cm Patius Azul for accent wall.
8.4 Use Black Galaxy 60cm x assorted granite slab for kitchen counter top.
8.5 Use Lepanto 40x40cm Salcedo Beige for the kitchen counter top
backsplash.
8.6 For bedrooms, use Lola 20x100 cm Nechako Beige.
8.7 For 2nd floor common toilet & bath, use Roman / cer 30 x 30 cm Vivid
Olive for floor, Roman / cer 20x 60 cm Vivid Olive & Roman /cer 20 x 60
cm Vivid Hazel for wall.
8.8 For baseboard at living, dining, kitchen, famill hall, and bedrooms, use
Roman 15x90cm Cedar Rosato Rec.
Arte cer 20x20cm 2301 Milano Blue

ITEM 9 : WATERPROOFING WORKS

9.0 Concrete surface to be applied with membrane water-proofing shall have


been integrally waterproofed, thoroughly set, dry, clean and free from foreign
matters.
9.1 Provide 2-coats of thosorseal cementious water proofing material on
toilet / bath, balcony and concrete canopy and slab prior to finishing
works.
9.2Ensure that the waterproof structure/slab water tested prior to finishing
works.
9.3Only a minimum quantity of clean water shall be used in the concrete
mixture to be sufficiently plastic and to obtain enough workability in
placing concrete.
9.4Prior to application, concrete surface shall be sound and cured without use
of curing compound.
9.5Concrete slab shall be properly graded to drain rainwater. A minimum
pitch f one percent is satisfactory to drain water freely into the drain lines.
9.6Three applications is recommended and each coat is allowed a minimum
of 24 hours curing time between each coat or as recommended in the
product manufacturers instruction manual.
9.7The waterproofing compound is combustible. Extra care shall be observed
by persons having skin sensitiveness to wear protective gloves while
applying.

ITEM 10 : ANTI-TERMITE

10.0 Provide lentrek anti-termite chemical mixed with water and sprinkled
on backfill prior to concreting works.

ITEM 11 : CABINET /CLOSET WORKS

All cabinets are to be pre-drilled and attached to the wall blocking with pan-
head screws. Sheetrock screws shall not be used for this application.

Countertops shall be molded roll-backed, laminated plastic or Formica with


finished ends and sealed at the cut out for the sink. Other appropriate
materials may be used when approved.

11.0 Use plyboard for kitchen cabinet frames, shelf and doors.
11.1 Provide x1kd. Tanguile for all edging.
11.2 Use Amerilockconcealed type door hinges for cabinet doors.
11.3 Use Amerilock for all drawer guide.
11.4 Use Yakal wood timber for kitchen counter top cabinet frame.

ITEM 12 : HARDWARE

12.0 Use 4x4 S/STL. Home Aid floor strainer (304)


12.1 Use 3x4S/STL. Sistema loose pin hinge.
12.2 Use 3x3 S/STL. Fuji loose pin hinge.
12.3 Use Dorma floor mounted floor hinge.
12.4 Use 6 S/STL push/pull handle.
12.5 Use Credible entrance lock set with key, lever type.
12.7 Use Credible privacy lock set without key, lever type.
12.8 Use Credible dead bolt.
12.9 Use Besser door stopper.
12.10 Use Sistema door stopper with holder.
12.11 Use Hafele floor mounted door stopper.
12.12 Use Kohler 3268T 84 x 47 cm with fittings for the main kitchen sink.
12.13 Use Jack for kitchen wall hung cabinet doors.
12.14 Use 18 Primo stainless steel pullout drawer trays for under kitchen
counter.
12.15 For ground floor toilet, use HCG package: SP309 B Artemis with
Cere lavatory above counter & H&C faucet, color white.
12.16 For second floor toilet, use American Standard package: Codie II Suite
#1, color white, H&C faucet and counter top lavatory with soap & tissue
paper holder & tower rail.
12.17 For second floor toilet shower, use American Standard H&C.
12.18 For kitchen sink faucet, use Kohler Panache 18135T H&C.
12.19 Use Mitsui SP 4 diameter stainless steel wall exhaust.

ITEM 13 : PLUMBING WORKS

All works shall be done under the supervision of a licensed Master Plumber
and in strict accordance with the specifications and of the methods as
prescribed by the National Plumbing Code of the Philippines. Alternative
material is allowed, provided such alternate is approved by an engineer such
as PVC pipes for sewer and drainage pipes

13.0 Use Emerald brand PVC pipes and fittings or Equivalent for sewer,
drainage, and roof drain system.
13.1 Use Moldex (s-blue) PVC pipe or Equivalent for all water line system
with size and diameter.
13.2 All connections properly secured and tightened using PVC Neltex
solvent.

ITEM 14 : ELECTRICAL WORKS

All electrical installations shall be done in the provisions of the latest Philippine
Code, rules and regulations of the municipality or city and the requirements of
the local power company. All materials to be used shall be approved type for
purpose and location Service entry shall be two phase, 220 AC system. There
shall be only one drop to the building.

Minimum size of wires shall be 2.0 mm2 TW for switch and lighting line 3.5
mm2 for power line in 12mm diameter PVC conduit. All equipment shall be
adequately and effectively grounded junction. Whenever required and
necessary, properly dimensioned pull and junction boxes shall be installed at
convenient locations. Although not specified nor indicated in the drawings.

14.0 Use PVC Moldex or Equivalent for conduit above ceiling.


14.1 Use PVC pipe Emerald or Equivalent for conduits embedded on wall.
14.2 Use Neltex or Equivalent brand for utility and junction boxes.
14.3 Use phelps dodge THHN stranded for all electrical wires.
14.4 Use national Panasonic for all electrical devices, such as switches,
outlets and cover plates.
14.5 Use G.E. brand plug-in type for circuit breaker.
14.6 Provide rigid steel pipe conduit for private pole and entrance cap.

ITEM 15 : PAINTING WORKS

Painting covers complete painting and finishing of wood, plasters, concrete,


metal or other surfaces, exterior or interior of the building. All paint materials
shall meet the requirements of paint materials under classification class A.

Before any painting is done, all surfaces shall be cleaned, smoothed and
freed from dust, dirt, grease, mortar, rust and other foreign substances. All
parts where paint remover has been used shall be washed off with paint or
lacquer thinner. All paints shall be spread evenly and carefully.

15.0 All masonry surfaces shall be treated and applied by 1-coat neutralizer
prior to painting works.
15.1 All ceiling surfaces shall be finished by Boysen Permacoat Latex Paint.
15.2 All cement plaster finish interior and exterior shall be finished by Boysen
Semi-Gloss Latex Paint.
15.3 Stair timber steps shall be finished by Polyurethane Top Coat Varnish.
15.4 Kitchen cabinet and cornice shall be automotive finish.
