Hotel Market Overview

Downtown Lansing only has one hotel, Radisson Hotel Lansing

at the Capitol, located at 111 N. Grand Avenue. Until this year,
the Radisson held a controversial non-compete agreement with
the City that limited the amount of assistance the City could
provide a developer which dated back to 1985. The Radisson
has 256 rooms, a restaurant and 15,000 square feet of meeting
space. Despite the lack of hotel space Downtown, the Metro
Lansing Region is celebrating record-breaking hotel occupancy,
with room rates topping more than $100 a night, according to
the Greater Lansing Convention and Visitors Bureau (GLCVB).
Further, in 2016, lodging occupancy was 64 percent (exceeding
1 million occupied rooms), compared with 61 percent in 2015
and 58 percent in 2014.
Retail Market Overview
Q1 2017 Hotel MarketView: http://www.cbrehotels.com
In Downtown Lansing, local entrepreneurial retailers are finding
success in the area including Washington Square, the north/
south retail corridor continues to experience new restaurants and
shops. The continued revitalization of Lansing is being spurred
by the trend of people living Downtown. Specifically, in the CBD
of Lansing, growth in the Stadium District through increasing
the number of apartment units accompanied an increase in
restaurants and bars. The key to gaining new growth in the
evolving Downtown market is building more residential and
hotel space, which will attract major retailers.

The Metro Lansing Region continues to attract national interest

from mid to big box retailers on the major corridors in the city.

Residential Market Overview
Downtown Lansing is continually being revitalized and has
retained young, creative talent coming to live and work in
the Downtown Area. With the recent increase in the amount
of Downtown apartments, more individuals in the Metro
Lansing are taking full advantage of these living options. This
development has supported the continued success discussed in
the retail market overview. MarketPlace is a prime example of a
successful urban core apartment development, needing to build
additional apartment space to cater to the pent-up demand
for Downtown living. As the Downtown area is developing and
changing a number of housing opportunities will continue to
rise. Western Michigan Cooley Law School Stadium has one of
the most unique housing options in the country and as more
residential options become available Downtown it will continue
to energize the retail and office markets.
Office Market Overview Greater Lansing Association of REALTORS Market Data

Lansing has significant demand for both small blocks and

more importantly large blocks of Class A space in the CBD,
dominated by State and Local government. Major occupiers
include lawfirms and banks such as: Deloitte, PNC Bank,
Dickinson Wright, Fraser Law Firm, Dykema Law Firm and more.

The Metro Lansing Region is comprised of over 8.6 million

square feet of office space with approximately three million
square feet found in the CBD. While vacancy rates for the Metro
Lansing Region average 17.6%, the CBD is lower with 16.3%.

A key market statistic is of the 1.4 million square feet of Class A

space in Downtown, there is only 1.9% vacancy.

Pockets of Class A space have become available in
the East Submarket.
Renewal activity continued to be very strong given the
limited options in the market.
Rental rates held relatively steady and forecasted to
hold firm through 2017.
The State of Michigan, Michigan State University, the
auto industry and the healthcare, insurance and
financial services sectors continue to be the primary
drivers of the market.
Speculative space will continue to be non-existent.
Sales activity was relatively active, prices continue to
increase slightly for quality product in most
submarkets.
