RENTAL AGREEMENT

This RENTAL AGREEMENT is made and executed on this 10th day of April, Two
Thousand Thirteen (10.04.2013) at BANGALORE by and between Mrs. Aruna Reddy,
Aged about 41 years, W/o. M.S.Nanja Reddy, Residing at No, R.T. Nagar Post,
BANGALORE -560 032.

Hereinafter called the LESSOR of the One Part AND, Manoj M Unnithan, Aged
about 39 years S/o K.M.Unnithan, Residing at: Thushara Thoppil, Kottarkavu,
Mavelikara, Alappuzha District, Kerala-690101.Mobile no.:

Hereinafter called the LESSEE of the Other Part

The term LESSOR and LESSEE wherever in the context shall mean and include
their respective legal heirs, representatives, executors, assignees etc.

Whereas the LESSOR is the absolute owner of the property bearing, Flat
No.103,First Floor, #2, R.T. Nagar Post, Bangalore 560 032. is hereinafter
referred as Schedule Premises which is more fully described hereunder in the
Schedule. WHEREAS the LESSEE who is in need of a residential accommodation
has approached the LESSOR for taking out the Schedule Premises on rental basis
and the LESSOR agreed to Rent out the same on following terms and conditions.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

1. DURATION: The tenancy shall be for the period of Eleven (11) months
only, commencing from 10.04.2013. The same may be renewed after eleven
months subject to terms and conditions as mutually agreed upon between
the LESSOR and the LESSEE.

2. RENT: The LESSEE shall pay a sum of Rs.8,500 (Rupees Eight


Thousand Five Hundred only) per month as rent. The rent for each
English calendar month shall be paid on or before the 10th day of the
following month. That the Rent is paid by cheque or cash, the LESSEE has
to pay the same on or before 10th day of every month. After eleven months
the rent will be increased at 5% and every eleven months thereafter.

3. That the LESSEE desires to vacate the premises within 11 months from the
date of commencing the tenancy he is liable to pay One month Rent and
Brokerage charges to the LESSOR.
If the LESSEE vacates the house premises on or before 20th day of the
month he has to pay half month Rent and if he vacates the premises after
20th day of the month he is liable to pay full month Rent.

4. DEPOSIT: The LESSEE has agreed to pay a sum total advance amount of
Rs.75,000/- (Rupees Seventy Thousand only) To the LESSOR
Rs.5,000/- paid as a token to the LESSOR , Rs 70,000/- paid by cash as an
interest free Security Deposit to the LESSOR for due performance of
obligations as a TENANT and the LESSOR hereby acknowledges the
receipt of the same. The LESSOR shall hold the same free of interest and
shall refund.

5. The said deposit amount of the LESSEE will be returned at the time of
delivering back of vacant possession of the premises by the LESSEE to the
LESSOR.

6. PURPOSE: The LESSEE shall use the schedule premises for Residential
purpose only.

7. CHARGES FOR ELECTRICITY: The LESSEE shall bear and pay the
charges for Electricity separately as per separate meter provided.

8. ADDITIONS AND ALTERATIONS: The LESSE shall keep the


schedule premises in good tenantable condition, and shall not carry out or
make any alteration, modifications or repair in respect of the schedule
premises without the prior approval or concern of the LESSOR. The
LESSEE shall not put-up or install any structure permanent or temporary in
the schedule premises.

9. BAR ON SUB-LETTING: The LESSEE shall not sub-let, part or re-let


with possession of the scheduled premises or any part or portion thereof
to/or in favor of any other person/s on any term or conditions.

10. USE OF PREMISES: The LESSEE shall use and enjoy the premises with
utmost care and caution without breaking and /or any of the amenity,
accessory etc. mentioned in the Schedule hereunder. The LESSEE shall
make good the loss to the LESSOR and the LESSOR shall be entitled to
deduct such amount /amounts to make good the loss from and out of the
advance / deposit with the LESSOR and /or shall also be entitled to recover
the same from the LESSEE in this behalf.

11. REPAIRS: The LESSE shall keep the schedule premises in good condition
subject to normal wear and tear and shall not cause or suffer any damage
thereto. Any damage to the fixtures and fittings of the premises which shall
be used by the LESSEE during the lease period shall be reimbursed by the
LESSEE or the same shall be deducted by the LESSOR out of the deposit
paid by the LESSEE.

12. MAINTENANCE: The maintenance charges which includes security
guards salary, common electricity bill, and water usage of every month is
included in the rent.

13. DELIVERY BACK OF THE POSSESSION: On termination of the


tenancy period, the LESSEE shall deliver back the vacant possession of the
schedule premises to the LESSOR in the same condition duly painted in
which it was let out subject only to change due to natural wear and tear. The
LESSEE shall not remove / cause to remove change / cause to change any
of the fitting and fixtures to their place or position.

14. PROVISION FOR TERMINATION: The Lease may be terminated by


either party by giving Two (2) months notice in writing.

15. If the LESSEE fails to pay the rent continuously for a period of two months
the LESSOR reserves the right to evict the LESSEE without any further
notice and the delay period also attracts 3% interest per month on the rental
amount due.

16. PROPERTY TAX: The LESSOR shall bear and pay the property taxes
rates and cesses payable to the Bangalore City Corporation in Regard to the
Schedule Premises.

17. INSPECTION AND ENTRY: The LESSOR and/or his representatives


shall be entitled to enter upon the premises with prior appointment to
inspect the same to satisfy himself that the premises is being used in
accordance with the terms of the tenancy.

18. PAINTING: The LESSEE shall pay One Month Rent (1) towards
painting charges at the time of vacating the Schedule Premises. Otherwise
the LESSOR has right to deduct the same from the advance amount

19. In case if there is any scarcity or shortage of water available in the Premises
or is not sufficient to maintain the building all the tenants has to share the
charges for availing water from outside (Water Tanker Service).

SCHEDULE
All the piece and parcel of the Residential Premises bearing , Flat No.103, R.T.
Nagar Post, Bangalore 560 032, consisting of Single Bedroom, One Hall,
Dining hall , Kitchen, One Attached Bathroom etc. having electricity and water
connection with One Two Wheeler parking facilities.
FITING AND FIXTURES:

1. CEILING FANS : 3 Nos.

IN WITNESS WHEREOF THE LESSOR AND THE LESSEE HAVE SET


THEIR SIGNATURES TO THIS RENTAL AGREEMENT ON THE DAY,
MONTH AND YEAR FIRST ABOVE MENTIONED.
