RENTAL AGREEMENT

THIS AGREEMENT OF TENANCY IS MADE AND EXECUTED AT BANGALORE,


on this 26th day of May 2017, by & between: Mrs.S.PRASANNA, W/o. Mr. Soma Shekhar
Reddy, residing at Flat No.401, Prakruti Enclave, 6 th Main Road, Jeevan Bhimanagar, HAL 3rd
Stage, Bangalore 560 075, hereinafter called as the OWNER of ONE PART:
AND

Mr. N.AKSHAY, S/o. Mr. N.Vyasaraj, Mob: 9900780415, working at: Intel, No.136,
Kodihalli Main Road, HAL 3rd Stage, HAL Airport Area, Kodihalli, Bengaluru 560008,
(Permanent address: No. 6-49(1), Sumukha House (Nooji), Subhashnagar Post, Kurkal
Village, Udupi tq & dist, Pin 574105,) AND Mr. RAMIZ MAHABOOB, S/o.
Mr.Mahaboob, Mob: 9846233109, (Permanent address: # Rahma Mahal, Kozhi Bazar, Po
Aradayi, Kanuur 670304, Kerala,) Hereinafter called as the TENANT of the OTHER
PART:

WHEREAS the tenant has requested the owner to let out the premises bearing at Flat
No.G-2, Ground Floor, S.R.BARATH APARTMENT 3rd Main, T.M.N. Street, New
Thippasandra Bangalore 560 075, in consideration of the rent hereinafter and the
conditions hereinafter stated

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

1. The owner shall have the right to terminate the tenancy if the tenant fails to pay the rents
regularly for a consecutive period of one month or commits breach of any of the terms
herein and take possession of the residence.

2. The tenant shall use the premises only for residential purpose and not for any offensive
or objectionable purpose and shall not have any consent of the owner hereby a sublet under
lease or part the possession of the any whomsoever or make any alterations therein.

3. The Owner shall allow the tenant peaceful possession of and enjoyment of the premises
during the continuance of tenancy provided the tenant acts up to the terms of this agreement
of tenancy.

4. The tenant shall pay a monthly rent of Rs. 9,000/- (Rupees Nine Thousand only)
including maintenance charges, on or before 5th of every month.

5. The tenant has deposited with owner Rs. 50,000/- (Rupees Fifty Thousand only) as
advance And Security Deposit, which sum the owner hereby acknowledges received, the
said sum shall carry no Interest but refundable to the tenant on the termination of the
tenancy.

6. The tenancy shall be in force for a period of eleven months from 4th day of June 2017,
and the month of tenancy being the English calendar month.

7. The tenancy shall be renewed for further period/s mutually agreed between the parties the
terms and conditions to be specified.

8. The Tenant shall pay Electricity charges separately and the owner shall pay the property
taxes.
9. It is hereby agreed that One - Month notice on either side is required for the termination
of the tenancy.

10. The tenant shall not cause any damage to the fixed fixtures on the above said property
any damage cause shall be repaired at the cost of the tenant. At the time of vacating the
premises the tenant shall pay the painting charges of one month rent.

11. After expiry of 11 months the tenant herein agrees to pay 5% of increase in the
enhancement of the existing rent.

12. The tenant has to stay minimum of 11 monthas for the 1 st agreement, in case ha vacates
before 11 months one month rent will be deducted from the advance and subsequent
agreement will be one month notice period only.

SCHEDULE

All that piece and parcel of the premises at Flat No.G-2, Ground Floor, S.R.BARATH
APARTMENT 3rd Main, T.M.N. Street, New Thippasandra Bangalore 560 075, The
premises consist of 1RK, Hall, Kitchen, and 1 attach toilet and bathroom.

FITTINGS: Fans: Nos., Tube light: Nos., Geyser: No.,

IN WITNESS WHEREOF the parties have set their respective hands unto this agreement
the day, the month, year first above written.
