Four times, JP Cullen has been awarded by our industry association for the Marvin M. Black Excellence in
Partnering which recognizes quality, safety, and communication on the project. As an EPC, JP Cullen is not
just designing and constructing a building for Frito-Lay. Instead, JP Cullen is a business partner aligning our
strengths to help you, Frito-Lay, achieve your goals. It is our job as your EPC partner to finish your project
safely, on schedule, under budget and of the utmost quality. However, we understand that our real job is
assisting Frito-Lay in completing the West Valley City Processing project so you can begin producing Cheetos
Crunchy at a high rate and ultimately earn your Return on Investment.
Every EPC in our industry claims to provide the highest quality, best-qualified staff, up-to-the-minute
technology, modern equipment and dedication to client satisfaction. Any EPC that makes it as a finalist to this
proposal probably has those qualities. In fact, 90% of everything EPCs claim to do is the same. However, only
a few things will make the 10% difference between good and great on this project, including:

PRE-JOB PLANNING. A hallmark of JP Cullens approach to any project is

our pre-job planning. We will dedicate Tom Felstead, Erick Braaksma, and Brandon
Hill to an intense 2-week planning session in our planning center. During this time,

Tom, Ericks, and Brandons only responsibility is to plan the project using a checklist
we have developed that contains all of our lessons learned and best practices. At
the end, they will have finalized a comprehensive schedule that includes input
from all of the major subcontractors and Frito-Lay, and an execution plan that
incorporates the teams goals for the project.

JP Cullen studies Frito-Lays project and works closely with Frito-Lay to better
understand what will make this a successful project. For example, at Frito-Lays
Rosenberg, TX plant, JP Cullens BIM team went down ahead of the job team and
did some imaging to model the work area six weeks ahead of the crew going to the
site. Having these images and models was another reason for success. Frito-Lay
asked that we complete the job in 8 days and we met the challenge. We helped
them get to production faster so they can make chips and ultimately sell their
products and have a better ROI.

LASER SCANNING AND 3D BIM MODELING. JP Cullen has been

using Laser Scan Technology to help our clients eliminate assumptions and provide
you visual confirmation along with accurate dimensions resulting in reduced cost,
schedule savings, and risk mitigation. Using Laser Scanning saves time, reduces

costs, minimizes mistakes, and results in panoramic photographs. JP Cullen takes
the data we receive from the Laser Scan and creates 3D BIM Models. Our team
utilizes BIM to ensure that the detailed design and system components are both
integrated and coordinated to create a successful project. JP Cullen uses BIM for
greater MEPF coordination, team collaboration, and schedule savings as well as
reduction in change orders and project costs.
 COLLABORATING TO DEVELOP COST SAVING ALTERNATIVES.
We listen and communicate with Frito-Lay and the entire team to develop innovative
solutions that meet your needs and wants while staying on budget and on schedule.

3 On a conveyor and equipment installation for a Fortune 500 Client, JP Cullens

team needed the field measurements of the existing steel to get the new structural
mezzanine steel designed and fabricated in time for installation prior to the
shutdown. The JP Cullen BIM (Building Information Modeling) team scanned
the existing steel, and the data was sent immediately to the steel fabricator.
With the new found knowledge of the existing steel, JP Cullens steel fabricator
could begin fabricating the steel and JP Cullen could begin reinforcing the trusses.
Due to JP Cullens use of laser scanning and pre-planning, Ball Corp was able to get
their production lines running 20% earlier than planned.

direct our schedule. We employ the most highly trained team of local construction
