HOUSE RENT AGREEMENT

THIS AGREEMENT IS MADE ON THIS THE 18TH DAY OF JULY, 2017

BETWEEN

JAPAANI SAHOO, aged about 65 years, S/o- Bhrmarbara Sahoo, resident of


Plot No 778, At- Panchasakhanagar, Dumduma, Near ITER Engineering
College, Po/Ps-Khandagiri, Bhubaneswar, Odisha 751030
................... 1st party / Landlord

AND

SANJAY KUMAR SAMANTARAY, aged about 36 years, S/o- Biswanath


Samantaray, resident of, Longhar, Srikrushnasaranpur, Panditgaon,
Khallikote, Ganjam, Odisha 761029 ................ 2nd party /Tenant

Whereas the landlord is the absolute owner in possession of the Land and
building situated at Plot No- 778 At- Panchasakhanagar, Dumduma, Near
ITER Engineering College, Po/Ps-Khandagiri, Bhubaneswar, Odisha 751030

And whereas the Landlord is agreeable to let out a part of her building more
fully described in the schedule of premises hereunder given on monthly

rent basis to the Tenant for carrying on his business named M/S NARAYAN
DEVICES PVT LTD.

NOW THEREFORE, both the Landlord and Tenant do hereby mutually


agreed that the Landlord will let out on monthly rent basis the scheduled
premises to the Tenant and the Tenant will take the said schedule premises
on monthly rent basis for carrying on his business and both the parties will
sincerely and faithfully observe and following terms and conditions.

TERM AND CONDITIONS :

1. That, agreement shall be deemed to have been effective from


18.07.2017 and it shall be valid for a period of Six years unless
determined earlier due to act of parties hereinafter specified.
2. That, the Tenant will pay a lump sum amount of Rs. 7,000/ - (
Rupees Seven Thousand) only as security deposit on the date of
execution of this deed of agreement to the Landlord which would be
retained by the Landlord without earning any interest till it
becomes refundable by the Landlord to the Tenant on the Tenants
vacating its schedule premises subject to any deduction there from
towards adjustment against and unforeseen expenditure which may
be adjustment against any unforeseen expenditure which may be
found to have been occasioned by the Tenant.
3. That , the monthly rent for the said scheduled premises Rs. 3500/-
(Rupees Three Thousand and Five Hundred) only (Excluding Electricity
Charges) payable by the Tenant to the Landlord within 1st week of
each English calendar month and the Landlord shall acknowledge
the receipt of the monthly rent to the Tenant.
4. That, Landlord shall pay land revenue and municipal Tax in respect
of the schedule premises, whereas the Tenant shall bear the cost of
electrical consumption charges on the basis of meter reading of the
sub-meter installed for the scheduled premises and also pay regularly
the municipal tax and other statutory taxes pertaining to his/her

business as per the demands of the Municipal and other statutory


authorities.
5. That, the Tenant shall not sub-let the schedule premises to anybody
else or effect any addition to the same without prior permission of the
Landlord.
6. That, the Tenant shall not carry on any business other than the
business covered under this agreement. He shall not also store any
inflammable or contraband materials which may likely create damage
to the schedule premises and its adjoining area. Further he/she
shall not carry on business which is prohibited under the law.
7. That, the Tenant shall keep the scheduled premises in good habitable
conditions and shall not create any disturbances that may likely
hamper the sanctity of the neighbouring area.
8. That, this affidavit lease shall allow the Landlord or her representative
to enter into the premises to conduct periodic inspection of the
schedule premises.
9. That, this Agreement may be terminated at any time during the
continuance of the term of tenancy by either party with two months
prior notice to the other party. In case the Tenant intends to quit the
said premises , the house rent for the two months of notice period
shall be adjusted by the Landlord out of the security deposit of Rs.
7,000/- retained by his/her.
10. That, the monthly house rent after the third year of tenancy may be
enhanced.
11. That, both the parties may mutually agree to renew the tenancy for
further period 3 years by execution of fresh deed of house rent
agreement by and between them on such terms and conditions as
they may like the incorporate the rein within month prior to the
date of expiry of the existing terms and tenancy.
12. That on expiry of the terms of tenancy unless renewed as provided in
the proceeding clause or in the event of the Tenant quitting the
premises with two months prior notice the Tenant shall have to
vacate the schedule premises and hand over vacant possession

thereby in good habitable condition to the Landlord within a week


from the date of expiry of the terms of tenancy. Any damaged found
to have been caused to the schedule premises including
installation therein shall have to be compensated by the Tenant to
the Landlord in the manner and to the extent as may be decided by
them mutually or alternatives by a valuer.
13. That, Breach of any of the terms and conditions on the part of the
Tenant shall render him liable to be evicted at the cost of the Tenant.
