Dear Mr. Javier,

This is to authorize you to procure a buyer and negotiate the sale of the
following real estate properties, to wit:

LOCATION : Brgy. San Jose Sico, Batangas City;

TOTAL AREA:_____________________________________________;

PRICE :_________________________________________________;

BROKER`S COMMISSION: Five Percent (5%) percent of the NET proceeds

shall belong to the agents/brokers.

PERIOD OF AUTHORITY : __________________;

CONDITIONS:

1. The capital gains, documentary stamps and Realty taxes will be

updated by the seller up to the execution of the Deed of Absolute
Sale.

2. The amount of the commission shall be deducted from the gross

sales on a separate check to be delivered to the person agreed by
the agents/broker to receive the checks of the commission.

3. NOTWITHSTANDING THE EXPIRATION OF THIS AUTHORITY:

The Agent/Broker will be entitled to his commission in case his
 buyer, whom he previously registered to me, does actually buy the
stated property after the expiration date of this authority.

4. The agent/s notwithstanding that he/she is not a licensed Realtor,

the same is still entitled to the commission as agreed/stated
above.

5. The BUYER as agreed shall answer for the same transfer and
registration fees.

6. This “Authority to Sell” shall for all legal intents and purposes be
considered an “OFFER TO SELL” as defined under the present
existing laws.

7. The OWNER warrants that they guarantee the commission of the

agents mentioned above should the BUYER, registered by them,
later enter into an agreement transferring possession, ownership,
or both with the knowledge of the agents.

I hereby certify that I am the owner in fee simple of said property and that said
property is free and clear from all liens or encumbrances.
