1.0 GENERAL REQUIREMENTS

1.1 Topography -verify all existing elevations, structures, natural growths (trees,
shrubs, roots etc.) which will conform with the related proposed plans,
(architectural, structural, sanitary, electrical, mechanical, landscaping etc.).
1.2 Setbacks - verify with local building and association laws for any setback
requirements.
1.3 Height Limitations - verify with local building and association laws for any height
requirements.
1.4 Existing Utilities - verify all existing utilities on site (sanitary, electrical,
mechanical, etc.) which may affect the construction. Any alteration, revision or
relocation shall be subject for approval by concerned authorities.
1.5 Permits - all necessary permits (Building, Sanitary, Electrical, Mechanical,
Association, etc.) required by the local building laws should be furnished before
starting the construction.

2.0 SITEWORK

2.1 Scope of Work


2.1.1 Staking out of building, establishment of lines grades and
benchmarks.
2.1.2 All excavation work including all necessary shoring, bracing and
drainage of storm water from site.
2.1.3 All backfilling, filling and grading and removal of excess materials
from site.
2.1.4 Protection of property, work and structures, workmen, and other
people from damage and injury.
2.2 Clearing & grubbing
2.2.1 Clear the “Contract Area” within limits shown on the location plan
of fences, trees, logs, stumps, bush, vegetation, rubbish or other
perishable, objectionable or unnecessary matter, except existing
structures and growth designated for preservation.
2.2.2 Burn or remove to approve disposal areas all spoiled material.
Remove ashes as the Architect may direct.
2.3 Protection of Trees & Lawns
2.3.1 When so directed, wrap tress designated for preservation with
burlap and boards to protect them from damage.
2.3.2 When so desired, cover lawns with tarpaulins before placing earth
thereon; remove earth as soon as practicable. Erect barriers
around flower beds, shrubs and hedges where such growth may
be damaged.
2.3.3 Replace and put into perfect condition all landscape work that
shall be damaged. Replace lawns by new sop.
2.4 Lines, Grades & Benchmark
2.4.1 Stake out accurately the lines of the building and of the other
structures included in the contract and establish grades thereof,

after which secure approval by the Architect before any


excavation work is commenced.
2.4.2 Erect basic batterboards and basic reference marks as directed
by the Architect at such places where they will not be disturbed
during the construction of the foundations.
2.4.3 Store materials and conduct work in such a manner as to
preserved all reference marks. Re-establishment of lines where
necessitated due to negligence on the part of the contractor shall
be done at the Contractor’s expense.
2.4.4 Construct two permanent benchmarks of previously known or
determined elevations near or within the site of construction, for
the purpose of determining any settlement that may occur during
the progress of construction.
2.4.5 Take readings, once every week, of the elevations of at least 4
points in the building during the progress of construction work
under contract, as directed by the Architect.
2.5 Excavation
2.5.1 Structural excavations shall be to the depths indicated bearing
values. Excavations for footings and foundations carried below
required depths shall be filled with concrete, and bottom of such
shall be level. All structural excavations shall extend a sufficient
distance from the to allow for proper erection and dismantling of
forms, for installation of service and for inspection. All
excavations shall be inspected and approved before pouring any
concrete, laying underground services for placing select fill
materials.
The Contractor shall control the grading in the vicinity of
excavated areas to prevent surface drainage running into
excavations. Water, which accumulates in excavated areas, shall
be removed by pumping before fill or concrete is placed therein
2.5.2 Where rock occurs and footings are indicated to rest on it, the
rock shall be leveled to a clean, even, hard surface. Sloping rock
for bearings shall be stepped and treated in the same manner.
Excavation of trenches for pipelines shall conform to the typical
sections as shown on the plans.
2.6 Shoring, Bracing & Sheet Piling
2.6.1 Provide, erect and maintain all necessary shoring, bracing, sheet
piling, planking, cribbing and or coffer dams as may be necessary
and as may be required to support adjoining soil, to maintain
excavation and banks in safe and stable condition, to prevent
cave-ins and to permit effective drainage or pumping out of water
from excavation.
2.6.2 Locate such shoring, bracing, sheet piling, planking and cribbing
and coffer dams at sufficient distance away walls and other
permanent work to permit erection and removal forms, application
of damproofing, installation of sub-soil drains, pipes and other
permanent work. Drive shoring, sheathing etc. below the bottom
of the excavation, deep enough to maintain the bottom.
2.6.3 Provide necessary and required decking, guards, fences,

barricades, planking, warning signs and the like to maintain safe


pedestrian and vehicular traffic and to render all work safe to life
and property, safe to workmen and other persons within or near
the premises.
2.6.4 Remove any shoring, bracing, sheet piling, planking, cribbing or
any non-permanent sheet pilling, which are not necessary to
remain in the work as may be directed by the Architect.
2.7 Filling & Backfilling
2.7.1 After the forms have been removed from footings, piers, footing
walls and foundation walls etc., and when the concrete has
attained full design strength, and after the Architect has inspected
and approved the concrete work and has given authorization to
proceed, promptly backfill the excavation.
2.7.2 For backfiling, use materials excavated unless otherwise directed
by the Architect. Materials to be used for backfilling shall be free
from any objectionable matter. Do not use stones over .5 cubic
foot. Place backfill in uniform horizontal layers not exceeding 150
mm. in thickness, each layer being thoroughly compacted and
rammed by wetting, tamping or rolling. Later, after backfilling has
settled, fill all shallow places to bring it up to grade.
2.7.3 When shoring, bracing or sheeting is removed, fill voids with
sound materials and in the manner as herein above described.
2.7.4 Where open tile drains are indicated around the building, cover
with crushed rock or gravel for a depth up to 300 mm. below
indicated finished grade of ground surface, where open tile drains
are indicated under floor slabs, cover with crushed rock or gravel
fill shall be graded from coarse to fine.
2.7.5 On areas where slabs rest on existing, natural, firm earth surface,
and such surface is not entirely up to required level, fill all hollow
portions with cinder concrete to the required level before the slab
is placed. No earth fill will be allowed.
2.7.6 On areas where slab rest entirely on earth fill, the earth fill shall
be placed in a horizontal layers not exceeding 150 mm.
thickness, each layer being thoroughly compacted and rammed
by wetting, tamping or rolling. Do not placed the crushed rock or
gravel layer which is to served as a base for the slab until all
settlement has occurred and earth has been leveled and
accurately graded.
2.7.7 Backfill, fill and grade to new surface grades as required. Reform
exterior grades in accordance with plans, to easy contours where
contouring is needed, with allowance for topsoil depth. If
sufficient sound materials are not on hand to complete filling
operations to required grades, furnish it at no extra extra cost to
the owner. Take into account requirements for landscaping work,
if any make backfilling to such grades as will insure proper
performance and completion of such work.
2.8 Placing & Compacting Fill
2.8.1 Common fill shall be approved site excavated material free from
roots, stump and other perishable or objectionable matter.

2.8.2 Select fill shall be placed where indicated and shall consist of
crushed gravel, crushed rock or a combination thereof. The
material shall be free from adobe, vegetable matters and shall be
thoroughly tamped after placing
2.8.3 Before placing fill materials, the surface upon which it will be
placed shall be cleared of all bush, roots vegetable matter and
debris, scarified and thoroughly wetted to insure good bonding
between the ground.
2.9 Disposal of Surplus Materials
2.9.1 Any excess material remaining after completion of the earthwork
shall be disposed of by hauling and spreading in nearby spoil
areas designated by the owner. Excavated material deposited in
spoil areas shall be graded to a uniform surface.
2.10 Chemical Soil Treatment
2.10.1 Materials shall be chemically formulated as an emulsive
concentrated for subsequent dilution with water. “Lentrek TC”
concentrates by Pilipinas Petroleum Company.
2.11 Concrete Paving
2.11.1 “Piedra Tiles” as manufactured by Rebtrade International
Corporation. Submit sample for Architects approval.
2.11.2 “Piedra Adhesive Mortar” for laying of Piedra Tiles as
manufactured by Rebtrade International Corporation.
2.11.3 “Piedra Rainbow Tile Grout” for joints between tiles as
manufactured by Rebtrade International Corporation.
2.12 Drains & Inlets - refer to Sanitary Specifications.
2.13 Fountains & Pools - refer to Landscaping Drawings.
2.14 Fences & Gates - refer to Landscaping Drawings.

3.0 CONCRETE
3.1 Concrete Materials
3.1.1 Cement - use locally manufactured Portland cement. Refer to
Structural Specifications.
3.1.2 Gravel - shall be clean, hard, sharp, and siliceous free from loam,
silt or other impurities. Refer to Structural Specifications for
varying sizes to be used.
3.1.3 Sand - shall be river sand, well screened, clean, hard, sharp,
siliceous, free from loam, silt or other impurities, composed of
grains of varying sizes within the following limits:

structural metal members.

exposed to weather and hard abrasions.

7.1.2 “Devoe 207” epoxy waterproofing with fiberglass matte with
chemaline solventless potable water tank lining. Submit sample
for Architect’s approval.
7.1.3 “Vandex” cementitious waterproofing. Submit sample for

8.2.1 Panel-type Doors - shall be solid narra or oak panel as shown on
architectural drawings. Submit sample for Architect’s approval.
8.2.1 Semi Panel-type Doors - shall be narra or oak plywood veneer
with solid narra or oak wood frame as shown on architectural
drawings. Submit sample for Architect’s approval.
8.2.3 Hollow Core Flush-type Doors - shall be narra or oak plywood
veneer as shown on architectural drawings. Submit sample for
Architect’s approval.
8.2.4 Wooden Louvered Doors - shall have a solid wooden frame from
50mm x 127mm x 44mm.thk with louver wooden blades from
25mm x 50mm solid wood as shown on Architectural drawings.
Submit sample for Architect’s approval.
8.3 Aluminum Doors
8.3.1 Frames - shall be extruded aluminum standard section as
manufactured by “Reynolds Philippines” or approved equal.
Finish shall be powder coated, color and sample to be approved
by the Architect.
8.3.2 Glass - shall be 6mm thk. Polish plate tinted glass by “Republic
Asahi” or approved equal. Submit sample for Architect’s
approval.
8.4 Wooden Windows

8.5.1 Frames shall be extruded aluminum standard section as
manufactured by “Reynolds Philippines” or approved equal.

8.7.2 Facial Mirror - 6mm thk. Imported polish plate glass with two
coats of silver sealed and with protective coats of copper
deported over silver by electrolysis and covered with a hard
mirror backing attached by “3M” double-sided adhesive tape.
With 25mm wide bevel at the edges. Submit sample for
Architect’s approval.

9.0 FINISHES

9.1 Ceiling Finishes


9.1.1 Tongue & Groove Ceiling - from 25mm x 100mm solid T & G kiln-
dried wood ceiling on 50mm x 50mm thk. Solid wood ceiling joist.
“Bleach Finish.” Submit sample for Architect’s approval.
9.1.2 Gypsum board ceiling - 12mm thk. (U.S. brand) gypsum board
ceiling on ga# 24 metal ceiling frame. Submit sample for
Architect’s approval.
9.1.3 Flatwall Enamel Roller Painted finish - “Boysen” flatwall enamel
white #800. (Minimum of 3 coats required). Shade & color to be
approved by the Architect.
9.2 Wall Finishes
9.2.1 Smooth cement plaster wall finish
9.2.2 Ceramic Wall Tile - 200mm x 200mm x 6mm thk. Colored ceramic
wall tile. Shade & color to be approved by the Architect.

9.2.3 Ceramic Wall Tile - 300mm x 300mm x 6mm thk. Colored ceramic

9.2.4 Gypsum board wall partition - 16mm. thk. (U.S. brand) gypsum
board on ga# 18 metal wall stud frame.
9.2.5 Roller painted wall finish - “Boysen” Permacoat latex topcoat
semi-gloss # 715 (minimum of 3 coats required). Shade & color to
be approved by the Architect.
9.2.6 AcrytexTextured Wall Finish - “Boysen” brand. Apply one coat of
Acrytex Primer # 1705, then apply Acrytex Cast # 1711 with
splatter gun then flatten with metal roller, then finish with
Acrytex topcoat semi-gloss # 1715. (Minimum of 3 coats
required). Shade & color to be approved by the Architect.

9.3 Floor Finishes


9.3.1 Pebble Washout - # 10 selected “Bohol Beige washout floor finish
as indicated on architectural drawings. Submit sample for
Architect’s approval.
9.3.2 Plain Cement Floor Finish - smooth cement steel trowel floor finish
as indicated on architectural drawings. Submit sample for
architect’s approval.
9.3.3 300mm. X 300mm. X +-16mm. thk. “Piedra de Ojas” locally
available Stone Tiles. (In decorative pattern.) Submit sample for
Architect’s approval.
9.3.4 Granite Floor Finish – (optional) 16mm. thk. Imported granite slab
with border & decorative design. Shade & color to be Approved
by the Architect
9.3.5 Ceramic Floor Tile - 300mm. X 300mm. X 6mm. thk colored
ceramic floor tiles. Shade & color to be approved by the
Architect.
9.3.6 Ceramic Floor Tile - 400mm. X 400mm. X 6mm. thk colored
ceramic floor tiles. Shade & color to be approved by the
Architect.
9.4 Miscellaneous Finishes
9.4.1 Trim & Moldings - wood, painted. All doors, windows, openings,
bases and ceiling shall be trimmed for a finished appearance.
9.4.2 Pantry & Powder Room Countertop - 16mm. thk. Granite
countertops. Shade & color to be approved by the Architect.
