Major Projects on Hand

• Developing 1 million sq. ft of commercial space and 1.4 million sq. ft of residential space at
Battarmulla, Colombo, Sri Lanka in association with Urban Development Authority,
Government of Sri Lanka.
• The total cost of the project is estimated to be US$ 300 Million.
• In the first phase the development of the Commercial tower is being undertaken with an envisaged
investment of US$ 100 million.
• The entire commercial area would be taken on a 10 year lease by the UDA, Sri Lanka.
• The possession of the land is already taken by the JV company and CPG Singapore has been
selected as the architect for the project and the regulatory approval including securing the lease
deed from UDA, is expected to be completed shortly.
• The project is registered with the Board of Investments(BOI), Sri Lanka, and the revenues are
eligible for tax holiday for a period of 10 years and the inflows and outflows (capital and
revenue) relating to project are not subjected to any exchange regulation / restrictions of
Government of Sri Lanka.
Major Projects on Hand

Hotel project
• Awarded lease of 4 acres of land for 49 years in the vicinity of Colombo
International Airport for development of a star hotel by the Board of Investment in
Sri Lanka.
• The total estimated project cost for the same is about US$ 25 million.

Diplomatic city project


Entered a Memorandum of Understanding with State Enterprise for diplomatic
services of the Ministry of Foreign Affairs of the Kyrgyz Republic for development of
Diplomatic City i.e., construction of complex of offices and living apartments in the
land aggregating to 50,806 Sq.mtrs.
Land Bank at
Strategic Locations
• The Group also has various urban lands at strategic locations which are
being commercialized for taking up for construction of residential
housing either on its own or on Joint development basis through
industry partners.

• Specifically at Thumukunta (within 7 Kms from Paradise) the Company


has freehold land admeasuring 85 acres, well suits for township and 27
acres near Shamsabad Airport.
