Adaptability and Flexibility of Design

The location of areas are located on the designated property. Their placement should be
considered in terms of the building plans and in relation to other activities in and adjacent to
each other. The design includes public areas, private areas, and passive zones. But with the
scale of the development, the environment has become the issue. Recent redevelopments has
affected the environment that urges both the government and community to help restore
whatever damage has been done.

Safety and Security

The safety and security of the people is one of the primary concerns of the project. Crimes and
accidents can happen anytime. There is always a risk of getting into crimes due to the complex
road networking and number of escape routes. The congested areas made it difficult for the
accessibility of vehicles. Due to obscure and clustering of spaces, the place has become an
entry for illegal drug activities. To prevent such crimes, certain design strategies like road
widening and proper setbacks, classification of public and private areas can help eliminate
whatever aspect of the project that may pose threat to the lives of people. Some preventive
measures can be applied in the design to ensure safety of the users.

Building Functions

The design has to address the differentiation of private and public locations. The function of
each space has to be addressed to determine its place in the design; the market, school,
condos, recreation areas, residential areas. Finally, putting these spaces together to achieve a
logical flow of spaces would ensure that proper functions are performed and unimpeded. A
misplaced space could not function as well as it could if it is situated in an area where functions
are most needed.

Materials

The materials generally used are woods and concrete. The government obtains the funding
from the foreign investors, to supply the needs of the facility and social housing. Construction
materials used must be economical yet durable and long lasting such as the concrete and steel.
Concrete is a protective material that does not burn, thus it stops fire spreading. Concrete
blocks will enhance and provide longer resistivity. Steel can give the building a sense of
openness. It can add simple aesthetic to the structure, and is unreceptive to rust. Both can can
withstand extreme forces or harsh weather conditions, such as strong winds, earthquakes. The
use of woods may be prone to deterioration with time. They easily affected by termites and
moulds and are not fire-resistant, thus, woods may not be applicable.

Aesthetics

The design incorporates the form follows function principle, because generally, the buildings are
utilitarian in design. The designer’s style in approaching the design of the building is mostly on
simplicity for ease of construction and that the buildings become versatile in adapting to new
types and needs of additional buildings. The lack of ornaments made it become simpler. Also,
this reflects Filipino culture of simplicity. Excessive design does not fit to the facing condition of
Filipinos today. But the design must be such in a way that attracts the foreign investors, such as
the income-generating spaces that are accessible to both private and public sectors of the
barangay, to enhance their economy.
