DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

GREGG PALABRICA, of legal age, married to HARLEY PALABRICA, Filipino,


and with residence and postal address at 678 Lunar St., Lopez Jaena, Tagum City,
hereinafter referred to as the SELLER

-AND-

JOHN WICK, of legal age, single, Filipino and with residence and postal
address at Unit 23, Kasiyahan Homes Condominum, Makati City hereinafter referred to
as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land with


improvements located at 3754 Agoho St., Forbes Park Subdivision, Makati City, Metro
Manila and covered by Transfer Certificate of Title No. 123-2012000123; containing a total
area of FIVE-HUNDRED (500) SQUARE METERS, more or less, and more particularly
bounded and described as follows:

A PARCEL OF LAND (Lot G, Block 36 of the subdivision plan Psd-73310 Sheet


6, being a portion of Lot 400 of the cadastral survey of Makati, L.R.C. Cad. Record
No. Homestead Patent No. 59805, Agoho St, Makati City, Metro Manila. Bounded
on the NE., along line 1-2 by 5, Block 36; on the SE., along line 2-3 by Road Lot 3;
on the S. along line 3-4 by Road Lot 3; on the SW., along line 4-5 by road lot 3; and
on the NW., along line 5-1 by Lot 1, Block 36, all of the subdivision plan.
Beginning at a point marked “1” on plan being S. 47 deg. 35 ‘W., 1111.90m. from
B. L. L. M. 53 Makati., Cad. Thence:

S. 52 deg. C4’E., 30.00m to point 2;


S. 37 deg. 56 ‘W., 17.00m to point 3;
S. 52 deg. ‘57’W., 4. 23 m, to point 4;
N. 52 deg. 04 ‘W., 27.00m to point 5;
N. 37 deg. 56 ‘4., 20.00 m . to the beginning containing an area of FIVE
HUNDRED (500) Square Meters. All points referred to are indicated on the plan
and are marked on the ground by P.S. cyl. Conc. mere. Bearings true; date of
original survey April 1935-May 1938 and that of the subdivision survey, March
1-25, 1965. Approved Feb. 9, 1966.

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the
above mentioned property for the amount of TWELVE MILLION PESOS (P
12,000,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of (TWELVE MILLION
PESOS) (P 12, 000,000.00) Philippine Currency, paid in check by the vendee to the
vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute
Sale unto the said BUYER, his heirs and assigns, the certain parcel of land together with
all the improvements found thereon, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.
