Please provide a cover letter indicating how each of the below items are
addressed. Revisions are required to be resubmitted in person at the
Permit Revision Counter located on the second floor of City Hall from 8
am to 330 pm Monday through Friday. Revisions will only be accepted
after all departments have finished their initial review. Plan changes
should be identified by clouding and a delta symbol for clarity.

The following items need to be addressed in order to complete the


Building Plan Review process:

1. Sheet A1.2 has the accessible unit as Unit B while 2009 ANSI A117.1
chapter 10 calls the accessible units A Units. Show the accessible unit as
Unit A.
2. The existing Bathroom door in the Accessible Unit is required to be
36” minimum. Provide that door’s dimension on the plans showing 36”
minimum.
3. Are the countertop outlets (2 circuits), washer/ dryer, dish washer,
hot plate, HVAC unit, and fridge on existing circuits or new? Provide a
load calculation showing the existing electrical system can handle the

Planning Review

Applicant proposes residential improvements to convert a hotel into an 01/26/2018 02/02/2018 On Hold Derek Eysenbach Derek Eysenbach
apartment building. The scope of work includes remodel work in every 775-334-2272
room to convert each into a dwelling unit. The proposed project would
contain 74 efficiency units.

Zoning: MU-DRRC (California District). Multi-family housing is permitted


by right. The conversion must render the apartments in conformance
with RMC 18.08.202(a)(8).

Each unit would contain a washer/dryer combo, a kitchen (cooking and


dishwasher facilities), and a balcony. The three main levels would each
contain an ADA unit. The penthouse level would contain a 1-bedroom
on-site manager's unit (no work proposed).

All proposed work is interior to the existing building.

With respect to the proposed project, these notes identify additional


information needed to complete the review process:

RMC 18.08.202(a)(8) - Multi-Family standards.

Please provide revisions to confirm conformance with all standards noted


in 18.08.202(a)(8), particularly elements confirming the location of an
on-site management office, mailboxes, and the location of lidded
dumpsters.

RMC 18.12.1102. Parking. Parking is required at a rate of 1.1 spaces


per dwelling unit. The required parking for this project would be 82
spaces. A parking summary of available on-site parking is required.
