This document is to assist tenants contractors to follow the correct procedures and
connection to the landlord systems. This document does not revise / supersedes
any previous documents, It highlight the certificates , approval and procedures
required achievement connection of your EMP service onto landlord system.
also contain guideline for site information and another important issues

It is the purpose of the Tenant Coordinator to help you open your store on time
and to ensure that your store is architecturally and mechanically compatible with
the rest of the Mall. The Tenant Coordinator’s role is to act as a liaison between
the Landlord and the Tenant

• General INFORMATION and instructions
• The information furnished in the fit out guide and Tenant Construction procedures
Manuals are meant to assist the Tenant and the Tenant's architect/engineer and
contractor to prepare plans and construct the Tenant's demised premises in
conjunction with the space layout drawing provided for the store. All dimensions and
location for services, utilities, HVAC, structure, job conditions, etc., shall be field
verified by the Tenant prior to start of design and construction.
• The Tenant Coordinator will work with the Tenant in order to expedite any or all of
the following schedules within owner’s control. However, the Landlord will not be
responsible for delays due to changes in rules and regulations, architectural and
engineering design by the Tenant and their team that is not accepted by the local
authorities or problems caused or instigated by the Tenant Contractor.
• The Tenant and their Contractor are 100% responsible for all life safety of their
employees, guests and operations personnel within their space or within common
areas as they are entering, working within or leaving the site in the course of
construction and deliveries.
• As shown in the pervious plans there are many accessibility for each unit as it
designed to be 100% safe and safety building
• All the material should be listed in – the approval submittal material which certified
from our consultant ( ACG )
• The contractors and sub contractors will use the stairs for enter their materials and it
not available to use any elevator or escalator
• All work done in the unit should be with permit prior to that work
• All the construction activities will be supervised by the land-lord and he has the right
to investigate at any time.
• All the heavy materials should be mobilized at the day light
• You are requested to use the parking and loading area instructed by the
management team.
• Two Manual fire extinguishers should be ready inside the shop one for powder and
the other for water.
• Working hours will be mentioned in the work permit

Sign Memo of Understanding or Letter of Intent and obtain


“Premises” drawings from Tenant Coordinator.

Tenant to select licensed and qualified architect and MEP engineer

Tenant Design Team and Tenant Coordination to schedule a kick


off meeting. A list of approved or Designated Contractors will be
provided along with a design information package.

Landlord requires Tenant use Landlord’s structural engineer for any

How to start your fit out procedure

Tenant has five (5) days to make revisions and to resubmit


modified plans. All plans must be clouded with the change of
drawing date noted. Submit back only drawings that were
requested to be changed.

Obtain final approval from Landlord.

Use Landlord’s Designated Contractor to make application for


permit by submitting plans to the Municipality for final review and
permit authorization.

Retail Tenants to make application for permit three months prior


to delivery and restaurant Tenants to make application five months
prior to delivery.

Submit to Tenant Coordination Contractor information,


construction schedules and cost estimates or a copy of the
contract.

Landlord officially notifies Tenant in writing that space is ready for


construction.

Delivery of possession in accordance with the Lease Agreement.

Tenant’s Contractor has check in meeting with Tenant


Coordination and submits all paperwork as found in the
“Construction Criteria” including copies of all permits and
insurance form.

Tenant’s Contractor and subcontractors arrange for site safety


induction with Landlord’s Contractor prior to commencing work on
site.

How to start your fit out procedure

Tenant's General Contractor begins construction of Tenant's


premises.

Tenant Contractor notifies Tenant Coordination for any required


shut downs for Landlord’s base building systems as required to
complete Tenant’s work as well as to inspect installation of
waterproof membranes and to observe hookups and pressure
testing of Tenant’s mechanical systems when they are connected
to Landlord’s systems. See Landlord Construction Criteria for
additional testing and shutdown information.

Tenant applies for Certificates of Non Objection to open.

Acceptance of Tenant's work by Landlord will include closeout


documents including Test and Balance and Commissioning reports,
fire suppression certificates and a copy of the annul system
maintenance program and copies of testing required for
connection to Landlord chilled water and potable water systems.

Landlord reserves the right to commission reports to make sure


Tenants equipment is operating as per design specifications in the
future.

Tenant opens for business.

Tenant Contractor submits all as-builds, certifications and other


required documents and pays any outstanding fees. Landlord will
release any security deposits for all Tenants and their Contractors
upon successful completion of all work and submittal of
paperwork as required.

• Hoarding
– You should install a Gypsum Board panels (Hoarding) with the full height of the shop. It
shouldn’t be fixed directly in the mall flooring but to use a kind of plywood on the flooring tiles
of the corridor area.
– The access points or hoarding door entrance should be coordinated and approved from mall
management
– A banner should be installed on the elevation of the hoarding panels and cover it all.
– Hoarding will be measured, coasted and constructed by the tenant. This includes, erection,
filling, painting (If Needed paint the same color as the mall common area in closest proximity) &
door.
– Tenants will not be allowed to work until the hoarding is complete and a
good standard door is fitted and approved from the mall Operation team.
– Tenants are required to manufacture a good standard graphic for the
hoarding: this graphic must relate directly to the brand in question
– Graphics must be approved by the mall management team
– Graphics must be printed to minimum standard ‘banner / flex face
material / sticker
– Paper graphic or sub-standard material must not be used
– The cost of and manufacture of the graphic is done by the tenant,
– Where stores are not, and the hoarding must still be completed by the
operation team and then charged later to an incoming tenant
– Where there is no tenant, Operation Team will install ‘generic ’ banners
from Arts for the hoarding till it rent
– the hoarding can only be removed when the shop fit is complete and
permission is given from Mall Management
– No advertising allowed for ant contractor and it is only for the tenant
brand

• Electrical Power works
– The connection onto landlord permanent power needs to be completed as
soon as possible in the fit out to allow other services to be energized
– The required supply voltage and electrical load densities for tenant spaces
is based on provision of lighting, small power, and HVAC supplies.
– contractor should provide Temporary Circuit breaker (30 to 40 amperes)
prior to giving them power supply to initiate fit-out.
– The tenant shall provide all electrical services within his demise.
– All work shall be done in a neat and orderly manner.
– The tenant shall provide emergency lighting and exit signage within his
demise with the use of self-contained battery units to BS 5266.
– Tenants shall provide equipotential earthing and bonding of all metallic
equipment, pipes, rails etc. No lose cabling; any cabling inside screed,
partition and demising walls and above ceiling must be enclosed in fire-
rated conduit.
– All electrical work shall be installed to be easily accessible for operating
servicing, maintaining and repair.
– No electrical panels to be under overhead sprinkler pipes or water lines.
– No satellite dishes on the roof.

Fire Alarm Systems

– Tenants will be required to install and maintain their own fire alarm devices
as per their design, Code and Civil Defense approvals inside their space.
This can include but not be limited to all smoke/heat detectors, sounders,
break glass unit, fire alarm bells, break glass activators and voice
evacuation speakers that comply with current code requirements. All work
will be subject to Civil Defense requirements and approvals and permits will
be required. All device locations need to show on both fixture plans and
electrical plans. Such devices need to be compatible with Landlord devices.
– All works by the tenants on the fire detection and alarm systems shall be
carried out by an approved contractor who is fully informed and
knowledgeable of retail systems
– Work is not permitted on the fire detection/alarm system without the
landlords approval at any time
– The system shall be designed and installed in accordance with Standards
and all equipment shall be compatible and of similar type and manufacture
as the landlords system
– The unit will not be permitted to deliver stock or open for trading if the fire
alarm and sprinkler installation are not fully connected and compatible
with the landlords systems and have been checked in the presence of the
mall management.
– The Tenant will install emergency lighting and emergency exit signs as
required by Civil Defense Department in their spaces.

MECHANICAL
• The Landlord is responsible for designing and building a centralized chilled
water distribution system for the Tenants to tie into. The Tenant is responsible
for the design, permitting and construction as well as all approvals for all
equipment necessary to condition their space. They are also responsible for
making final power and service connects to the unit’s per local requirements as
well as Landlord operations requirements.
• Standard Technical Services Specifications Provided by the Landlord
• The Landlord will provide base building work and primary service connections
for chilled water and fresh air/makeup or outdoor air in each tenant space as
indicated on the Premises Plan and on the Tenant MEP Matrix.
• It will be the Tenant’s responsibility to connect into the Landlord’s supply and
install equipment, duct work and controls as needed to efficiently cool and
heat their space. The Tenant is required to maintain the premises at 24oC at
all times and ensure that the mechanical systems are serviced a minimum of
twice a year. Copies of the service agreements will be required as part of the
sign off to open with Tenant Coordination.
• Any Tenant requiring more than indicated will need to provide calculations in
advance of the start of design and coordinate with Tenant Coordination and
the Base Building Engineers. If we are able to accommodate, all changes will
need to show on the Tenants plans and be performed by the Tenant or the
Landlord’s contactor at the Tenants expense. All mechanical design and work
must meet the requirements of local code and authorities.
• All interior equipment, ductwork, controls needed to effectively cool and heat
the Tenants space is the responsibility of the Tenant. Tenants may only install
equipment within their interior space.
• Standard Technical Service Specifications Provided by the Tenant

• All designs and calculations shall be made in accordance with American Society
of Heating Ventilation and Air Conditioning (ASHRAE), Sheet Metal and Air
Conditioning Contractor’s National Association Inc., Duct Construction
standards and HVAC systems Testing and Commissioning Manual (SMACNA),
National Fire Protection Association. (NFPA) and all local Authority
Requirements.
• Please consult the MEP Matrix for chilled water and outdoor air supply
amounts.
• No fresh air intakes can be placed with 3.5 meters of any existing exhaust
equipment; no exhaust can be installed within 3.5 meters of any existing fresh
air intakes.
• Tenant’s engineers and Contractors are required to visit the site, and note
existing building conditions for coordinating their work with the Base Building
systems and other systems in place. If the design team visits while base
building systems are still being installed, the Tenant Coordinator cannot
guarantee that there will not be changes to the space but will endeavor to do
his best to inform the Tenant’s design teams.
• Tenants are responsible for their own MEP engineering by a qualified and
licensed engineer. The design submission by the Tenant to Tenant
Coordination MUST BE COMPLETE and should include as a minimum (and as
applicable) the drawings in both PDF and AutoCAD format. The drawings
should clearly define proposed reticulation routes and plant location,
equipment schedules, chilled water flow and pressure drop calculations,
verification of chilled water temperature difference, canopy extract volumes,
smoking extract volumes, outside air make up volumes and temperatures,
canopy makes and types, toilet ventilation, and control philosophy.
• All HVAC materials and equipment shall be of new, commercial grade quality.
• All plants are designed for 24 hours a day, seven (7) days a week operation.

• Relocation of base building systems, other tenant’s fittings already present or
other building systems is not permitted without written approval by the
Landlord. Tenant’s Contractors will be required to use Landlord Contractors
and coordinate with Tenant Coordination, facilities management and other
tenants impacted.
• Tenants will be required to use Landlord Designated Contractors to tie their
internal systems into the Landlord’s system. Certified chemical analysis and
pressure tests witnessed by Landlord’s Designated Contractor must be
witnessed before the Tenant will be allowed to open the valves to the chilled
water system. Failure to provide testing can result in damages which the cost
to clean and repair will be passed back to the Tenant including any fees,
penalties, loss of warranties or permitting and reconstruction costs.
Modifications to the building to accommodate the Tenant’s equipment can
only be made after Landlord’s written approval and at the tenant’s expense.
• NO FLAMMABLES and NO HAZARDOUS OR CAUTIONARY MATERIALS STORAGE
IN TENANT SPACES.
• NO SMOKING IN TENANT INTERIORS OR LANDLORD COMMON AREAS.

Chilled Water Supply
• Chilled water to serve this complex is generated by a central cooling system.
The chilled water is circulated or reticulated by means of an energy transfer
station and secondary chilled water system. An amount of chilled water will be
delivered to each shop as detailed in Appendix A. The branch of the main
supply pipe to each shop will consist of an isolating valve, double regulating
valve (DRV), energy meter and binder test point on the return line. A
temporary flushing loop complete with the DRV will be installed between the
supply and return line for system flushing and balancing (see attached detail in
Appendix A-2). The quantity of water delivered to the tenancy will be verified
during commissioning.

• Tenant design is to be in accordance with the chilled water flow and pressure
drop allowances as shown in Appendix H.
• The basis of design in based on (insert climate references – Doha?) for exterior
and interior, average temperature to be 24o in the Tenant spaces. Maximum
temperature db, minimum temperature db. Occupant requirements?
Electrical provisions?
• The Tenant’s engineers need to provide the following as part of plan
submission:
• Supply information regarding their exact chilled water quantities (not
exceeding that allowed) and the required sub-circuit system pressure drop
(from supply to return connections within their shop) at time of submitting
their plans to Tenant Coordination. The Tenant’s plans must ensure that the
allowed chilled water flow rates, and maximum allowable system pressure
drop (90kPa), are not exceeded.
• Ensure that their design can meet the minimum ΔT (temperature difference
between supply and return water within the tenancy) of 9.0°C.
• Install their chilled water system as per Landlord’s standards, correctly insulate
all chilled water piping and fittings and allow for the thorough purging of air
from the system.

• Before the tenant can connect to the Landlord’s system, a certification of
proper cleaning with chemicals compatible with Landlord’s base design and
done by an accredited testing agent must be supplied to Tenant Coordination
by the Tenant. Once flushing is complete and the water quality verified, the
tenant may connect into the main system and balance their DRV (see attached
detail in Section A.2) to the specified flow. A representative of Building
Engineering or Tenant Coordination must be present to observe the opening of
the valve and a pressure test by the Landlord’s Designated Contractor. It will be
the tenant’s responsibility to ensure that the pressure drop of their sub system
is within the specified maximum.
• Please include the following process for flushing and cleaning in your
specifications:
• Landlord’s Designated Contractors will be required by the Landlord for water
testing, opening the gate valve and any commissioning as required by the
Landlord’s operations team or under any environmental requirements by the
Municipality.
• Chilled water pipes must be thoroughly cleaned and all welding debris and
sand must be removed before chilled water is allowed to enter pipes. A
chemical analysis and flushing report along with a pressure test will be
required prior to Tenant opening up Landlord valves. Tenant will use Landlord
Designated Contractor.
• Care must be taken during welding to chilled water pipes to prevent damage to
the landlord’s flow meters, energy meters, valves, insulation, cladding and
flanges.
• Paperwork showing completion of the water testing along with a Landlord’s
base building engineer or tenant coordination must be present when the
Landlord’s gate valve is opened for the Tenant to connect into the system. The
Tenant will be charged for any damages that occur to the Landlords system.
Extreme care is urged.

• “As Built’ drawings and commissioning data in AutoCAD and PDF should be
submitted to the Landlord before the ceiling is closed up. The commissioning
data must clearly identify all actual extract air quantities, make up air
quantities and temperatures, chilled water flow rates, pressure drop and
temperature difference, preconditioned outside air quantities, and toilet
extract quantities.
• Chilled water meters will be installed under the Landlord’s Contractors work at
the gate valve. The Tenants are required to have a labeled access panel to this
meter if they install a ceiling so that it is easy to get in and service or maintain.
These will be remote meters read by the Landlord in the energy center. There
will be a connection fee based on actual usage from plans and from the BTU
estimates. There will be a charge back for installation of the meters to the
Tenant.
• The Tenant will be required to have a full and detailed maintenance and
service plan in place prior to chilled water being provided. This must be
submitted to Tenant Coordination at time of plan review.

Fan Coil Units
• All fan coil units are to be selected based on a chilled water supply
temperature of 6.7°C with a minimum ΔT of 6.1°C. The equipment should be
adequately sized in accordance with the tenant’s requirements.
• Chilled water cooling coils are to have a maximum of 12 fins per 25,4 mm
(f.p.i.).
• Filters are to be easily removable from the units, the required filter efficiencies
being Primary Filters - 25 mm Panel Filters – washable – with an average
arrestance of 90,0 % on ASHRAE 52-76 test method.
• All outside air fan coil units to have a minimum of 6 row 12 fin per 25,4 mm
(f.p.i.) cooling coil.
• All other fan coil units to have a minimum of 4 row 12 fin per 25.4 mm (f.p.i.)
cooling coil.
• Store temperatures expected to be maintained at 24oC 24 hours a day, seven
days a week.
• All fan coil units must be supplied complete with two-way control valves. The
drip tray of each fan coil unit must be connected to a trapped condensate drain
pipe.
• The pressure drop across all valves must be selected to ensure that the valve
will have complete authority over the water flow through the coils, at the
specified water quantities.
• Tenant fan coil units (FCU) must be connected to condensate drains provided
by Landlord in their spaces. Each FCU must be provided with a thermostat
controller to enable on/off switching, fan speed control and temperature
selection. Access panels will be required at all FCU and CHWS connections for
maintenance.

• It will be the tenant’s responsibility to allow for a ceiling access panel below
the Fan Coil Unit to allow access to the chilled water valve connections. Access
is required for general maintenance and commissioning purposes. The
minimum size for the access panel is 600mm x 600mm.

• Condensate
• Each tenancy will be provided with a dedicated condensate pipe terminated
with a 70mm water seal ‘P’ trap, and plugged above anticipated false ceiling
level.
• The tenant will be required to make use of this condensate pipe for collection
by the Landlord, and will also need to verify that an air ‘tightness’ test has
been carried out on completion of the installation.
• Each retail shop will receive one (1) diameter 32mm connection point.

• Ductwork & Equipment
• Supply distribution, return air and toilet exhaust air ductwork shall be sized,
designed and installed in accordance with applicable codes as well as Landlord
required systems as shown in Appendix A. No additional toilet exhaust will be
available.
• All fire dampers shall be two hour rated and shall fully comply with all local
authority and statutory regulations. The Landlord will require UL rated and
labeled fire dampers whenever ductwork installed by the Tenant penetrates an
internal fire rated assembly within their space. Dampers to be installed as per
manufacturer and Qatar Civil Defense requirements.
• All ductwork shall be installed in such a manner to reduce vibration and noise
to or through the ductwork and the facility.
• No tenant ductwork shall be hung from base building electrical conduit,
sprinkler pipe, plumbing piping or any other building system.
• If Tenant uses flexible duct then it shall be adequately supported and shall not
exceed 1000 mm in length. Flexible duct cannot be used to connect kitchen
hoods to the extract ductwork.
• Tenant’s wishing to install hoods, fixtures or equipment in excess of one ton
and a half must provide to Tenant Coordination locations on their plans and
specifications including weight or loads. This information will need to be
provided to the Landlord to review as part of the plan review submittal.
• Tenant ductwork not to extend beyond tenant interior
• Tenants that produce strong or potentially objectionable odors must make
provisions for exhausting these areas to outdoors.
• A minimum extract rate of ?? air changes per hour shall be provided.
• Landlord requires copies of certified test and balance reports and copies of
chemical testing for tying into Landlord chilled water systems prior to final
approvals by the community.

Ventilation and Fresh Air
• Pre-treated outside air at a range between 12°C db (53,6°F db) / 11,5°C wb
(52,7°F wb) to 22°C db (71,6°F db) 15,5°C wb (59,9°F wb) shall be supplied into
the ceiling void of each tenancy at a rate of:
• 7,8 ℓ/sec per person for Line Shops – Non-smoking areas only
• 5.1 ℓ/sec per person for Restaurants– Non-smoking areas only
• Please refer to Appendix A for occupancy rates. The Tenant’s
Contractor/consultant shall allow for any additional load in their calculations.

• Preconditioned outside air ducts will terminate in a pre-set volume control


damper. Tenants can duct this preconditioned outside air with correctly sized,
galvanized, insulated, rigid ducting, and in such a manner as to minimize
system pressure drop, to close proximity of their fan coil and / or air handling
unit. Tenants may not ‘Hard Connect’ this duct.
• No smoking allowed.
• The Landlord will require a set of “as-built” red line mechanical drawings from
the Tenant’s Contractor. These must be marked up and submitted to Tenant
Coordination before the ceiling is closed up. -

Electrical Supplies
• All electrical connections servicing the mechanical installation of the Tenant
are the responsibility of the Tenant.
• Access Panels
• Tenants will be required to provide access to Tenant and Landlord shut off
valves and dampers either through open ceilings, 2 x 2 acoustical ceilings or
through 600 x 600mm access panels. The following need to be easily
accessible:
• Mall supply and preconditioned outside air duct volume control dampers
• Chilled water balancing valves and strainers
• Chilled water energy meters
• Fire and/or Smoke dampers
• Domestic water and automatic sprinkler system gate valves
• Building Automation Systems
• No provision has been made to connect the tenant’s equipment to the Building
Automation System (BMS). If MSFD/fire dampers need to be connected to the
BMS system, this will be at the Tenant’s expense.
• Energy Meters
• The chilled water consumption to the outside air pre-treatment and common
area air handling units will be separately metered (as bulk supply) and charged
on a pro rata basis in terms of gross leasable area, including services rooms.
• Separate energy meters to meter the chilled water consumption to the retail
and restaurant modules will be installed by the Landlord and the energy
consumption charged to the tenants.
• Toilet Extraction
• Landlord allowance has been made for toilet exhaust within the restaurant
spaces only, not retail shops. Please refer to Appendix A for a list of allowable
air quantities.

• Retail shops will be serviced by public area restrooms. If a Tenant installs a
restroom, whether private or for the public, it will need to be connected by
Tenant to Landlord toilet exhaust.
• Exhaust ducts have been allowed for by the Landlord from each restaurant
space to a discharge point. All other ventilation equipment required for the
toilet exhaust system is the responsibility of the Tenant. Tenants installing their
own toilet room facilities must adequately cool, condition and ventilate them
from their own mechanical systems.
• A minimum extract rate of 15 air changes per hour must be provided by the
extraction system.
• Public restrooms have been provided for Retail Tenants use

PLUMBING
• The Landlord will be supplying to the Tenants from centralized water meter
closet ambient temperature potable water. Retail line shops will have a 22mm
diameter (3/4”) supply pipe and a water meter. Landlord will charge back for
meter to Tenant. Domestic cold water pressure at ceiling height is 2.OBAR.
• Any work within the space from the shut-off valve(s) is the responsibility of the
Tenant. This includes internal drainage distribution, reticulation and filtration
and heating. All work is subject to review and approved by the Landlord as
well as the Authorities.
• Any Tenant requiring hot water will be responsible for any hot water heaters,
storage and internal distribution as required by local code. All electrical
connections and distribution related to hot water generation and storage
equipment will be the tenant’s responsibility.
• Retail units will receive one 100mm diameter sleeve at the back or side of the
line shop placed as per base building plans for future placement of any wash
basins or sinks using a 56mm diameter drain. This drain will run to a
designated inlet connection of 75mm diameter as plugged at main drain in B1
high level. The drainage system is gravity fed from shop levels to basement
level 1 and gravity fed to the external manholes.
• If the Tenant’s store design requires under slab plumbing, it will be at the
Tenant’s expense. Penetrations in the post-tension slab are by Landlord’s
Designated Contractor only. If a Tenant needs to install under slab drainage
and there is a tenant or public area below, the Tenant is responsible for
installing drip trays to the underside of all drainage pipes. Should a space
below already have a completed fit-out, then the Tenant above will need to
coordinate with the Landlord for access to the space below and must provide
protection to all materials including water protection if a water test is required.
The Tenant will also be required to provide their under slab plumbing plans to
the Landlord for coordination with work for the user below.

• All “wet areas” are required to have floor drains and cleanouts and to be
waterproofed. Waterproofing detail attached herewith.
• Hair salons and pet stores will install hair interceptors at all sinks. Such
interceptors must be easily accessible and maintainable.
• Tenants to use low-flow faucets and low-flush fixtures.
• The Landlord’s General Contractor will be providing water meters under their
work. The Tenant is responsible for making application for water in advance
with Kahramaa. The Landlord will need to provide to the Tenant a letter with
the tenancy plot numbers in order for the Tenant to establish an account in
their name which must be done prior to the meter being unlocked. The
Landlord sets the meters and charges the Tenant for the cost of the meter. The
Water Authority will approve release of water into the space by unlocking the
meter at the appropriate time in the construction process.
• Tenants will be required to provide water hammers and arrestors.
• Tenants will be required to provide access to Tenant and Landlord shut off
valves and dampers either through open ceilings, 2’ x 2’ acoustical ceilings or
through 600 x 600mm access panels. All Landlord shutoff valves for potable
water must be identified with a label and be easily accessible

Fire Extinguishers
• The Landlord will provide fire extinguishers as needed according to local
regulations and approvals in the common areas.
• Tenants will be responsible for any manually held fire extinguishers required as
part of their design and construction as well as per code and governmental
approvals. These fire extinguishers must be currently tagged and construction
and operations staff must be trained to operate them.
• If an area within a Tenant’s space is considered “high risk” such as kitchens or
storerooms, then the Tenant will be required, to provide additional fire
protection such as fire blankets.
• Fire safety needs to comply with the following schedule of items. Locations of
where these items are stored or hung must be shown on a tenants floor plan
or on an emergency occupancy exiting plan with a route laid out along with
notes specifying the following:
– One CO2 (2kg) fire extinguisher per 139m2 of gross leasable area and a
maximum travelling distance of 22 meters.
– One 9 liter Water fire extinguisher per 139m2 of gross leasable area and a
maximum travelling distance of 22 meters.
– One CO2 (5kg) fire extinguisher for each plant room area
– One fire blanket and one wet chemical fire extinguisher mounted in an
accessible position in all kitchen areas.

Tenant Contractor Requirements
• Prior to construction, the Tenant’s Construction Manager must submit to
Tenant Coordination the name of their preferred Contractor. All Contractors
must be pre-approved by Tenant Coordination in advance. Qualifications will
include retail experience, license to work in Qatar, proper insurance and a
professional health, safety and welfare and risk management and a quality
program along with references and recommendations. Contractors must be
certified ISO 14001 or EHSMS.
• The approved Contractor will supply to Tenant Coordination the following
documents prior to start of construction:
• Name and address of General Contractor
• Construction Schedule
• Certificates of Insurance
• Copy of their license and their ISO 14001 or
• EHSMS Certification
• Copy of building and all other permits including fire alarm
• Security deposit of 00000 QR
• 24-Hour emergency telephone list
• Site Health and Safety Plan
• Construction Waste Management Plan
• Tenant Contractors employees will wear an identifying shirt or safety vest with
the tenant name
