Driveway Resealing
The Henderson Reserve Board of Directors takes very seriously its responsibilities to all of the residents/
owners in the community when it comes to maintaining the property and maximizing our property value.
Accordingly, there are a number of regular maintenance projects that will be completed on a schedule
such that we stretch previous work to a reasonable limit yet still carry out routine maintenance in a
timeframe that stays in the realm of maintenance and not repair (which is typically more costly). Examples of recent
projects of this nature include the community painting project last year, this year’s deck and patio fence staining and
the recent gutter cleanout.

The final major project of this type for 2010 is to reseal the asphalt driveways throughout the complex. This project is
currently scheduled for the week of September 13-17, weather permitting—and if the weather doesn’t permit, will spill
over into the week of September 20-24. This will require some amount of inconvenience to everyone at one point or
another, and we ask you to bear with us as we move through this important project. On the bright side, the project
will not require any additional assessments. Further details on road closures will be communicated soon.

Financials
The Board's mid-year review of finances shows that we
are in a generally healthy financial position. More details
concerning our financial position will be provided prior to
the upcoming annual meeting. Watch your mailboxes for
the pre-meeting update package that will be coming to
you in September.

As we enter autumn, those residents with 3-story units
and window wells are reminded to check and clear your
window well drains. The drains may be or may become
cluttered with dead foliage, leaves, etc., and if we experi-
ence heavy rains as we did last fall, this could result in
flooding inside your home. An ounce of prevention could
save you big headaches, to say nothing of costly repairs.

Monthly Fee Payments
We are pleased to announce that Eagle Management will
be expanding their options for payment of monthly
dues/fees in 2011. More information on specific options
will become available soon.
Gate Repairs
As you have no doubt noticed, our gate
repairs are becoming more frequent
and the outages longer in duration. Not
withstanding the current issue which
was caused by an external source, the
gates are aging and repairs will naturally start to
escalate. The Board is researching the possibility of
replacing the current system with a new one. More
information on this potential undertaking will be provided
as it becomes available.
