RECITALS:
WHEREAS, the First Party is the owner of a certain parcel of land situated in
<Insert Place where Property is Situated> (hereinafter referred to as the “Property”),
more particularly described below:
WHEREAS, the First Party desires to sell and the Second Party has agreed to
buy the Property;
1. UNDERTAKING OF FIRST PARTY. The First Party undertakes to sell the Property and
hand over the Title of the Property to the Second Party upon payment by the
latter of the agreed purchase price of <Insert Purchase Price here>.
Prior to the sale of the Property, the First Party shall grant full physical
possession of the same to the Second Party and allow the latter to build
improvements thereon.
The Second Party shall also be solely responsible for all expenses for building
and maintenance including cost of power, water, telephone and other utilities
attached, connected or related to the operation of any improvement introduced
on the Property.
IN WITNESS WHEREOF, the Parties have hereunto set their hands at the place
and on the date first written above.
