EXCHANGE DEED

This DEED OF EXCHANGE executed this, the 8th day of March 2017 BETWEEN

Mr R. Rakesh, S/o Mr. Ramu, Hindu aged 36 years son of Mr. Moolchand and residing at
House no.- 23 Old Chandani Chowk, New Delhi, 110006, hereinafter called the “FIRST
PARTY” (which term shall mean and include all their legal heirs,executors, representatives,
assignees, etc.) of the ONE PART and Mr. Roshan aged 53 years son of Mr. Suresh residing
at Bunglow-22,Nehru Nagar, Raipur 492002 hereinafter called the “SECOND
PARTY”(which term shall mean and include all their legal heirs, executors, representatives,
assignees, etc.) of the OTHER PART.

WHEREAS the FIRST PARTY is the absolute owner of the agricultural land, bearing R.S.
no owning to extent of 2 acres, bearing 200001/82 located in, Old Masjid, Chandani Chowk
village, New Delhi, 110006 morefully described in the schedule I hereunder having acquired
the same from Mr. Akash, by way of sale in the year 2000 and registered with the sub-
registry at Chandani chowk, New Delhi, 110006 evidenced by sale deed No. 2020/92.

WHEREAS the SECOND PARTY is the absolute owner of vacant land covering an extent of
3 acres bearing R.S no 200456/85 located in Berasiya village, Raipur, 492008, more fully
described in the schedule II hereunder, having acquired the same from Mr. Gupta, by way of
sale in the year 2007 and registered with the sub-registry at Berasiya village, Raipur 492008,
evidenced by sale deed No. 2007/95.

WHEREAS the FIRST PARTY is desirous of exchanging the agricultural land consisting of
a Rs. 12 lakhs, bearing R.S. no 200001/82 located in Old Masjid, Chandani Chowk village,
New Delhi, 110006,more fully described in schedule I hereunder, since the said property is
no longer required for his use with the second party in exchange of the property mentioned in
schedule II and in this regard the parties having mutually agreed.

WHEREAS the property described in Schedule I is of greater value, the SECOND PARTY
have agreed to pay a sum of Rs. 2 lakhs (Rupees two lakhs only) to the first party, with a
view to equalizing the value of the property hereby exchanged.

NOW THIS DEED WITNESSES THAT IN CONSIDERATION OF the first party agreeing
to exchange his property mentioned in schedule I belowe to the second party; and the second
party agreeing to exchange his property with the first party and the second party further
agreeing to pay a sum agreedupon. With a view to equalize the value of the property
exchanged; which sum having been paid by the second party to the first party and the first
party also acknowledging the receipt of the same, the first party and the second party
mutually exchange the properties mentioned in schedule I and II respectively and further
each party delivering to the other the respective properties to enable the parties to enjoy the
title and the interest of same peaceably and without any interruption of whatsoever nature.
TO HAVE AND TO HOLD the property mentioned in Schedule II absolutely by the first
party and the property mentioned in Schedule I by the second party free from all
encumbrances and forever.

THAT the FIRST PARTY and SECOND PARTY hereby mutually covenant as follows:

1. Each Party hereto shall, at all times here after, peacefully and quietly hold, possess
and enjoy the property exchanged as aforesaid as absolute owner thereof, and freed
and discharged from all rights, claims, demands, or interruptions whatsoever by the
other party.
2. The parties hereby mutually agree and declare that each [party hereto has good title,
right, power and absolute authority to grant, convey, transfer, assign and assure the
property exchanged by this deed.
3. Each party shall, at the request and cost of the other execute every such assurance or
deed and perform every such act or things as shall reasonably be required by the other
for further and more perfectly assuring to the other, the property hereby mutually
conveyed.
4. The parties hereby mutually agree and declare that the value of the property described
in Schedule I is 12 lakhs and that in schedule two is 10 lakhs.
5. This deed is executed in duplicate and shall bear the registry endorsement in full, and
the original shall be kept by the FIRST PARTY AND the duplicate by the SECOND
PARTY.

IN WITNESS WHERE OF, the parties hereto have set their hands on this, the 8th day of
March, 2017.

All that piece and parcel of land including all trees and bushes surrounding the premises of a
house property consisting of a agricultural land valuing Rs. 12 lakhs, bearing R.S. no
200001/82 located in Old Masjid, Chandani Chowk village, New Delhi, 110006

NORTH by 100 feet road leading to Gaziabad City.

SOUTH by a house Door No 23, bearing R.S no 20002/81, and belonging to Giridhar and
having a right of entry to the property from this side.

WEST by a house Door no 24, bearing R.S no 200003/80 and belonging to Ganesh.

EAST by a 40 road leading to lord Ganesha temple and situated within the registration and
sub- registration District of New Delhi.

covering an extent of 3 acres bearing R.S no 200456/85 located in Berasiya village, Raipur,

and bounded on,

NORTH by 100 feet road leading to Old Raipur City.

SOUTH by a house Door No 23, bearing R.S no 20002/81, and belonging to Somesh and
having a right of entry to the property from this side.

WEST by a house Door no 24, bearing R.S no 200003/80 and belonging to Ramesh

EAST by a 40 road leading to Aura Mall and situated within the registration and sub-
registration District of Raipur.
