Dear Mr. Lengyel,

We are pleased to present you this offer as a Commercial Property Manager/Asset Manager with Avison Young
Lethbridge. In this position, you will assist in the management of our commercial portfolio in conjunction with the
current commercial property manager Jordan Close. As well, you will assist in any Asset Management duties as required.

To be working in this position you would need to acquire your Real Estate License with a focus in Property Management
by September 30, 2018.

Our offer is as follows:

• Working Hours: Monday to Friday from 8:00 to 4:30. However, these hours are flexible in nature as there is a
requirement for some evening work to be performed. You will also be asked to be part of the on-call rotation for
Avison Young which may require you to work evening and weekend hours should such calls arise. Probation
Period will be the first three months of your employment.
• Compensation: Remuneration for this position will be based on pooled commission with Jordan Close. The
commission model is shown on the second page attached to this offer.
• Car Allowance: Based on mileage log (CRA standard rates) to a maximum $400/ month when working full-time
conditional upon the availability of a company vehicle, in which case the company vehicle must be used.
• Cell Phone Reimbursement: $50/ month when working full-time.
• Vacation: 3 weeks per annum
• Employee benefits will be made available following successful completion of your probation, should you be
interested. Benefits require an employee to work full time hours, considered 32 or more hours on average per
week. An employee must work full-time hours for 3 months preceding benefits and continue full-time
employment to remain eligible.
• Participation in Orange Peel Group employee discount program: Offers product and service discounts to all
participating companies under the Orange Peel Group umbrella.
• Avison Young believes in the value of educating employees and will pay for any education that is mutually
beneficial to the organization and the employee. For larger educational expenditures ($1,000 or more), you are
required to pay for your education up front. You will be reimbursed 50% upon completion of your education,
and 50% six months following your educational completion.

As this position is of vital importance to Avison Young, we require notice period of 8 weeks should you choose to leave
the company. If the notice is given during the probation period, this is reduced to 4 weeks.

Commission Model Breakdown

Avison Young has three levels of seniority for its Property Managers: Junior Property Manager, Property Manager,
Senior Property Manager. You will be started as a Junior Property Manager. Information is provided below on the ways
an employee will advance to the next seniority level as a Property Manager.

Base pay: $40,000

Commission will be paid as per the Commission Rate below, based on net management fees (revenue) directly
attributable to each individual property manager.

Deducted from your compensation will be 50% of the direct administration costs (staff) attributable to you. This will be
reviewed on a quarterly basis to adjust according to estimated current usage. This model may be changed from time to
time with discussion among all parties involved. All negotiations will be in good faith by both parties.

The following is the required criteria that must be met to advance to the next Property Management level. Any of these
conditions can be waived by management.
