PAYMENT SCHEDULE
1) Prices are subject to change without prior notice as per Management discretion.
2) GST will be applicable as per prevailing Government Rules at the time of payments.
3) GST on advance maintenance charges will be extra as per the then prevailing charges - payable at the time of registration
of the apartment.
4) Stamp duty, Registration, VAT etc. will be extra as per Govt. norms as applicable time to time.
5) 20% Payment and Agreement of Sale should be completed in 30 days from date of booking and balance as per Agreement
of Sale, failing which INCOR will have the right to open the apartment for sale to another prospective buyer.
6) All payments to be made as per payment schedule mentioned overleaf.
7) Water and Electricity caution/security deposits will be extra as per government charges – Payable at the time of Registration
of the apartment.
8) Maintenance Charges: The maintenance charges mentioned are indicative only. The same would be reviewed before the
handover time and re-communicated in case of any changes in the charges, owing to the actual costings by the time of
handover. The maintenance charges collected from each apartment owner is used for the maintenance of the common
areas and facilities like Plumbing, Electrician, House Keeping and other related services. INCOR would maintain the same
through a Property Maintenance Company for a period of 2 years from the date of handover. The customers would be
charged for the maintenance on pro-rata basis calculated till the committed maintenance period ends. INCOR will sign a
separate Property Maintenance Agreement with the One City Owner’s Association.
9) The Company shall deposit the funds collected from the Purchasers under the head ‘Corpus Fund’ into a separate bank
account to be maintained in the name of the Company. Thereafter, the Company shall transfer the ‘Corpus Fund’ collected
by the Company from the Purchasers, to the One City Owner’s Association within a period of three months after the date
falling two years after the date of the handover of the Apartment by the Company to the Purchasers. The Corpus Fund shall
be invested in the most beneficial interest earning deposit in any public sector financial institution.
10) All payments to be made by Cheques/Demand Draft to be drawn in favour of “ INCOR CentralPark Properties Private
Limited”
