Mechanical maintenance contracts for

BAC cooling towers and evaporative condensers

Regular preventive maintenance assures reliable


trouble-free operation whilst maintaining the original
design performance of the cooling equipment.

A BAC Balticare maintenance contract covers


inspection, lubrication, servicing and replacement
of wearing parts. It can incorporate cleaning and disinfection of the internals of the unit
including the heat transfer surfaces, water distribution system and drift eliminators.
A further option is the monitoring and maintenance of the water treatment equipment.

Maintenance contracts are carried out by experienced BAC Balticare servicemen.

Description of a BAC Balticare mechanical maintenance contract


-- with quarterly service visits
-- annual or twice yearly cleaning

• Four service visits per year for inspection and maintenance in accordance with
the service schedule in BAC’s Operating and Maintenance Instructions
• Inspection and adjustment of fan drives, water level and other controls and accessories
• Annual inspection of equipment structure and protective finishes
• Replacement of normal wearing parts
• Optional monitoring and maintenance of the water treatment plant including
the pre-treatment, dosing and control equipment and filtration system
• Maintenance Visit Report after each quarterly visit with a record of the condition
of the equipment and any recommendations for further corrective action
• Twice yearly mechanical cleaning and disinfection to include :
-- Isolating the area around the cooling tower or evaporative condenser
-- Pre-disinfection and draining of the equipment
-- Cleaning of all accessible internal surfaces with a pressure washer
-- Dismantling and cleaning of drift eliminators, spray branches, nozzles, strainers, etc.
-- Additional cleaning of the sound attenuation baffles as needed
-- Re-installation of all components after cleaning
-- Post-disinfection and refill

Included in a BAC Balticare maintenance contract :


• The scope of services in the contract
• Supply of consumables and replacement of normal wearing parts
• All work by factory trained BAC Balticare service technicians
• Compliance with regulatory or site specific Health and Safety standards
• One year guarantee on replacement parts and workmanship
• Compliance with national or regional legionella risk control requirements

Not included in a BAC Balticare maintenance contract :


• Weekly or monthly operational checks
• Replacement parts outside the contract
• Maintenance or repair of components not supplied by BAC
• Any additional services or work required by changes in national or regional legislation

Fan and pump motors must be isolated and locked off and hazard signs displayed prior to any inspection or
maintenance work. Suitable PPE must be worn at all times.
In the event of a contaminated or dirty unit it must be pre-disinfected in accordance with BAC Balticare procedure.
