Lease deed on monthly rental of Rs ______________ for the first floor accommodation, at

KAMAKOTI-KRIPA, Old No. 11, New No. 12, Main Street, Dr. Subbarayan Nagar, Kodambakkam,
Chennai, 6000024.

This deed of lease made on this day _______________ __between Shri V. Varadarajan S/o Late Shri
V. Vaidhyanathan Iyer, hereinafter called the landlord, on one part and
_____________________________________________________ Chennai, hereinafter called the
lessee on the other part.

Whereas the landlord is the absolute owner of the building and the lessee has requested the
landlord to grant him the lease of the first floor of the said building for the sole purpose of
residential accommodation on a monthly rental of Rs ______________________________________

_____________ commencing from the date of occupation. i.e. ____________ and the landlord has
agreed to grant the lease as per the terms and conditions set out hereunder:

a) The period of lease commences from the date of occupation by Shri ____________________
b) The lease period shall be for eleven months from the date of occupation by Shri _________
________ subject to the renewal on mutual consent in writing
c) The monthly rental shall be Rs_________ p.m from the date of occupation by Shri ________
to be paid by the lessee direct to the landlord, within FIRST FOUR DAYS of the succeeding
month.
d) Rs____________ as interest free advance should be directly to the landlord by the lessee,
which shall be refundable to the lessee by the landlord on the day the premises is vacated.
e) All the rates and taxes, payable to the Channel Municipal Corporation and or any other local
authority shall be in the account of the landlord.
f) Exnora Charges of Rs. _______ electricity charges as per the meter reading are to be borne
by the lessee himself.
g) One full month notice to be served on either side for vacation of the premises.
h) The lights/fans/fittings are in working conditions now. If there be any fault at a future date,
this should be corrected at the cost of the lessee.
i) The lessee is not entitled to sublet to any as a whole or any part of the leased premises and
it should be exclusively for residential purposes only.
