an area of FOUR HUNDRED EIGHTY NINE (489) SQ. Meters.
of which real property I am the lawful owner and in accordance with the provisions of the Civil
Code of the Philippines. PROVIDED, HOWEVER, that if I shall pay or cause to be paid to said
JUAN CARLOS DELA ROSA REYES, his heirs or assigns the sum of ONE MILLION FOUR
HUNDRED THOUSAND PESOS (P1,400,000.00) within SIXTY (60) months from and after the
execution of this Mortgage together with the interest thereon at the rate of 8% per annum
payable every month pertaining to first loan with the principal amount ofP1,000,000.00 and
the P400,000.00 additional loan in accordance with the terms and conditions as provided in the
Promissory Note , then this mortgage shall be discharged and of no effect; OTHERWISE, it shall
remain in full force and effect and shall be enforceable in the manner provided for by law.
