CLUB-HOUSE MANUAL

The 7th Floor Stilt area of Flora Heights is refereed to Clubhouse consisting of Indoor Games
Area, Fitness center(GYM), swimming pool and Garden area provided to Flora Heights
residents

Club-House Usage
1. The Clubhouse will be officially open for Co-Owners and Residents Monday through
Friday 8AM to 9PM. Weekends the Clubhouse will be open from 10AM to 9PM.
Clubhouse operation hours and conditions of use may be altered at the management's
discretion
2. The Clubhouse and its facilities will be available for use by all resident members and
their invited guests
3. All residents / invitees / tenants / guests should maintain decency and decorum at the
Clubhouse.
4. All members are requested to produce their identity card at the entrance of the Club
House on demand by the club attendant.
5. Every member must enter his name in the attendant register kept for the purpose at
the entrance of the club. Members will not be permitted to use club facilities without
proper entry in the register.
6. Children’s below 7yrs of age must be accompanied by elders.
7. Proper dress code is to be maintained while at club. Any flimsy see through attire or
costume or any attire considered indecent by the management for the club shall not
be allowed. Non-compliance of this rule is sufficient grounds for the termination of
membership without refund of membership fees.
8. The outside doors must be kept closed when the air conditioner is on.
9. Any homeowner may delegate their right of enjoyment of the club house facilities to
their tenants who reside on the property. Such member shall notify the management
of the association in writing of the name of any such tenant. The rights and privileges
of such tenant are subject to suspension to the same extent as those of the member.

Guests Usage
10. Guests are permitted to use the club facilities only if accompanied by the member.
Member shall be responsible for the conduct of the guest.
11. The clubhouse management reserves the right to refuse entry to guests to the Clubhouse,
or entry into any specific part of the Clubhouse.
12. Guests may be asked to leave if their behaviour is unruly or causes annoyance to others.

Restrictions
13. Noise Levels must be kept at a reasonable level at all times.
14. Nothing belonging to the Clubhouse shall be removed from the premises without written
permission from Management.
15. Use of abusive or obscene language, or any form of profanity; fighting, intimidation,
assault, battery or any form of threatening behavior; vandalism or willful damage to
property in the Clubhouse by anyone will not be tolerated. Offenders will be subject to
disciplinary action by the firm or prosecution by law.
16. Gambling of any kind is forbidden in the Clubhouse premises. The introduction of
materials for gambling or drug taking and of bad characters into the premises is
prohibited.
17. No immoral, offensive, or unlawful acts shall be committed within the Clubhouse.
18. No illegal substances will be allowed at any time in the Clubhouse.
19. There will be no conducting of political and religious activities within the Clubhouse.
20. No animals are allowed into the Clubhouse.
21. Eatables are not allowed in and around club-house area.
22. Smoking/ Consumption of Alcoholic beverages/ Chewing Tobacco and Pan and such
other items in and around the clubhouse is strictly forbidden.

Kind Reminders
23. Members are advised not to bring any jewellery or any other valuables to the club. The
management will not hold itself responsible for any loss whatsoever.
24. Anyone that breaks, damages, defaces or abuses any equipment/property provided
caused by an act of any member, resident or guest shall be held liable of making good
the damage. Management shall assess the amount of such cost and the decision shall be
final. The Members / residents/guests/tenants indemnify the club/management against
the above loss so determined by the club / management.
25. Club-house management team shall not be liable for any loss of or damage to any article
or property brought into the Clubhouse premises.
26. Club-house management team will not be responsible for any items left in the
Clubhouse. Do not leave any valuables unattended in the Clubhouse.
27. Club-house management team shall not be liable for any injury/ accidents/ mishaps
whatsoever or howsoever caused to any person whilst in the Clubhouse premises.
28. Management reserves the right to subject any staff or guest to disciplinary action who, in
their opinion, brings discredit to the name and interest of management by his or her
conduct.
29. Equipment must be returned to its proper place after use.
30. Violation of Clubhouse rules shall result in disciplinary action at the discretion of
Management.
31. The management reserves the right to close access to the facilities without any prior
notice for any reason the management deems fit & so decides as necessary. No refunds
or extension will be granted for such prevented use of the facilities.

32. The management reserves the right to revise or restructure the fees and services at any
time and such revised fees and restructuring of services shall be effective from the date
of such revision.
33. Members will be given an identity card upon confirming the membership. The member
has to produce the card at all times while gaining access through the main gate, failing
to do so the security will have no option but to restrict entry.
34. Lost cards must be brought to the notice of the management as soon as loss is known to
the member. The member will be charged a sum of Rs. 100/- for the issue of a duplicate
card.
35. The Clubhouse will remain closed once a week for maintenance which may be changed
from time to time (Monday).
36. The management reserve the right to add, delete, alter or substitute any of the rules and
regulations or part thereof without cause prior notice.
37. The Managing Committee has the right to refuse entry to such residents and their
guests who are found not abiding by the rules and regulations of the Clubhouse.
38. All residents shall be bound by the rules & regulations framed by the Managing
Committee in respect of entry and usage of the clubhouse. Prescribed charges for
usage of the clubhouse shall be borne by users.

Club House Reservation


39. The Clubhouse may only be reserved by a member, and the member/resident making the
reservation must be in attendance for the entire time of the event.
40. To reserve the Clubhouse for a function, the owner/resident must complete the
reservation agreement in the office and pay the required deposit(s). Rental of the
Clubhouse does not include use of the swimming pool or garden areas and children play
areas areas.
41. The host/ hostess will be responsible for the condition of all equipment, facilities, and/or
amenities used by guests during any function, and will be charged for any damage,
breakage or misuse.
42. The host/hostess shall be responsible for the behavior and conduct of all guests.
43. Resident reserved or hosting resident shall be liable for any and all damages to the
Clubhouse and/or its contents by residents, resident’s families, tenants/ and or guests.
44. All persons shall conduct themselves in a responsible manner so as not to be offensive in
any way.
45. Children using Clubhouse facilities must have adult supervision at all times.
46. Maximum building occupancy will be limited to 50 persons during any private function.
47. Burning of candles or fire is NOT allowed inside the clubhouse

Maintenance of garden and lawn:

1. Playing games is allowed in the designated areas only.


2. Markings / damage of any kind in the garden, lawn or property for playing are not
allowed
3. Sleeping/lying down on the lawn, either during day time or at night, skating, cycling or
dog walking on the lawn is not permitted.

Horticulture

1. Please do not throw waste from the flat into flower pots etc. Bringing eatables / having a
picnic on the lawns is prohibited
2. Please do not (and also educate children not to) pluck leaves & flowers or damage any
plant;
3. Please discourage any activity that damages the garden and its surrounding in any
manner.

Indoor Games Area :


Accessories like Table Tennis Rackets & Balls, Carom Striker etc shall
be brought by the resident himself.

Fitness Center (GYM):


The following rules and regulations are for the protection and the
benefit of all to assure safe operation of the fitness center facilities. Your cooperation in abiding
by these conditions will allow proper fitness center operation and afford all residents a pleasant
exercise experience.

Any failure to comply with these rules shall be considered sufficient cause for any action
deemed necessary by management, including the barring of violators from the use of the
fitness center. The rules and regulations may be revised as management deems necessary.

1. Fitness center is open 24 hours a day, 7 days a week.


2. All persons using the fitness center do so at their own risk.It is advised that the member
gets his or her blood pressure, pulse and cardiovascular system examined from a
physician and upon his recommendation thereafter engages in the activity in the club.
The club shall not be responsible for injury, loss or damage to the member for his/her
accidental death and shall not entertain or be liable to any claim thereof.
3. Proper sportswear/ Gym wear is mandatory for the use of gym facilities. Members are
requested to bring separate shoes for the Gym.
4. Residents must be 16 years of age or older to use the fitness center.
5. Smoking, drinking, eating or chewing of gum is not permitted in the fitness center
(except for water in a closed or capped container)
6. Residents should read and strictly adhere to instructions on equipment regarding proper
use and after training from the gym instructor only.
7. Please observe the 30 minute time limit on all cardio equipment during fitness center
peak usage hours.
8. Any heavy weight usage should be done after consultation with the gym instructor only.
9. Outdoor shoes should not be used inside the gym area.
10. No gym equipment should be carried outside the gym premises
11. Horseplay, wrestling or causing undue disturbance in the fitness center will not be
allowed. Music or audio devices must be kept at a reasonable volume level.
12. Management has the right to limit guest privileges at all times. Residents must register
their guests with the management staff prior to using the fitness center and must
accompany their guest, at all times, while in the fitness center. Residents will be held
responsible for all the actions of their guests.
13. Keep the fitness center area neat, clean and orderly:
 Residents should not move any exercise apparatus and should return
weights/dumbbells to their proper place.
 Clean the exercise apparatus with the cleaning products supplied.
 For hygiene reasons, residents are obligated to use a clean towel while using the
exercise apparatus.
 Use of clean(indoor), non-marking sport shoes is mandatory on exercise
apparatus.

Swimming Pool:
The following rules and regulations are for the protection and the benefit of all to assure safe
and sanitary operation of the swimming pool facilities. Your cooperation in abiding by these
conditions will allow proper swimming pool operation and afford all residents a pleasant
exercise experience.

Any failure to comply with these rules shall be considered sufficient cause for any action
deemed necessary by management, including the barring of violators from the use of the the
swimming pool. The rules and regulations may be revised as management deems necessary.

1. All persons using the pool do so at their own risk.


2. The cost to repair or replace any property damage will be charged to the responsible
member/tenant.
3. Pool hours are 10:00am to 9:00pm daily. Monday through Sunday.
4. The pool may be closed at any time due to either breakdown or operational difficulties at
the sole discretion of management.
5. Admission to the pool shall be refused to all persons having any infectious disease, sore
or inflamed eyes, nasal or ear discharge, colds or and communicable disease of any kind.
Persons with open sores or bandages of any kind will not be permitted.
6. No children 15 or under will be admitted to the pool or pool area without a responsible
adult present.
7. Floatation device of a size which may accommodate only one individual are permissible
in the pool. Inflatable rafts & boats or other multi person device are not permitted in the
pool.
8. Members / persons are to take a shower before entering the pool. Oils and creams are not
permitted in the pool.Shower rooms should be left in proper condition for the person
using it next.
9. NO grills, food or consumable items, glass or breakable containers are allowed in the
pool area. NO food, drink, gum, or tobacco are allowed in the pool.
10. NO animals are allowed in the pool or pool area.
11. Running, pushing, wrestling, ball playing or causing undue disturbance in or about the
pool area will not be allowed. No diving allowed. Music or audio devices must be kept
at a reasonable volume level.
12. Taps should be closed after use.
13. Garbage/cotton balls should be disposed in dustbins.
14. Management has the right to limit guest privileges at all times. Members/Tenants must
accompany their guests, at all times, while at the pool. Members/Tenants will be held
responsible for the all actions of their guests.
15. Swimming should be done in proper swimming costumes only. Swimming cap is
compulsory. Shorts, t-shirts, innerwear etc. are not allowed for swimming. Those not
having proper swimming costumes shall not be allowed to use the swimming pool.
16. For small children Kids pool should only be used.
17. Keep the pool area neat, clean and orderly. Items taken into the pool area (e.g.
beverages, pool toys, personal belongings etc.) are the responsibility of the members,
tenant and guest to clean, remove or dispose of in the provided waste receptacle, each
time you leave the pool.If you have any special requests, questions or concerns, please
contact management.
18. Member should not start the filter as per their own wish.
19. Member should not open the water valve to increase the water in the tank. This will be
decided by the committee and swimming pool maintenance agency

Declaration:
I/We have read and understood the rules and regulation relating to the pool and club &
agree to abide by them strictly.
I/We further declare I/We are regular swimmers (s) and do not experience any
difficulty in swimming. I/We also state I/We are using the pool at our own risk without
claiming any responsibility from the club management.
I/We also declare to the best of my knowledge & belief that I/We are not suffering from
any skin or any other diseases.
