numerous reminder emails and telephone calls requesting for the title and
such , the obligation to deliver a determinate thing remains owing.

Accordingly we advise that if the deed of absolute sale abd title of the
property is not received by this office within seven days of the date of this
letter, we will instruct our solicitor to issue proceedings against you, to
recover the documents together with our legal costs.
