EXISTING BUILTUP PLAN
• Poor interconnectivity of
pedestrian circulation
between blocks. One has
to cross a busy vehicular
road to go across.

• There is deficiency of
interaction spaces, focal
point which attracts
pedestrian movements.

• Poor / unmaintained
pedestrian paths,
unorganized hawking
activities cause hindrance
in free pedestrian
movement.

• Other than defined


pathways, there are many
more pedestrian
movements happen on
undeveloped open areas.

GROUND & FIRST FLOOR PUBLIC CIRCULATION PLAN


• 12’-0” wide public
corridors on ground floor
in front and rear side of
the block.

• An intermediate ramp is
being provided in each
block to enable a person
to carry and uplift heavy
material to upper floor
and also helpful for a
disable person to move
hindrance free.

• 8’-0” wide public corridors


on ground floor in front
and rear side of the block.
But people have blocked
and covered unauthorized
space on corridors.

• Floors are controlled by Architectural control and with concept of ascending floor spaces as we go to upper floors.
• The structure of the building is concrete frame structure which provides flexibility to the user use internal space in accordance to his requirement.
But it also cause limitation to lay services.
• The design follows a 17’-3” c/c column grid system both ways with a common stairwell, lift which enables independent circulation on different
floors. Since, being located in the center, the space lacks sufficient natural light.
• The standard floor design provides inbuilt Toilets on each floor.
• Ground and First Floors are accessible from both front & rear sides from public corridors. Which also raises a concern about security control.
• There is access to the terrace from common staircase but some owners have locked its access permanently prior to security reason.
• Skylights are provided in top most storey to enable natural light in the internal spaces, which is not in the case of intermediate floors.

1. PARKING • Acute shortage of parking in present situation.
• Required no. Of parking as per norms @ 2 ECS is 6070 cars
but space available for 2500 cars only which results
inappropriate / unorganised parking of vehicles in front of
building blocks.

2. FACADE • Architecture control façades gets oppressed due to


haphazard fixing of sign boards, A.C units,
telephonic/electrical wires, advertisements, unmaintained
facades etc.

3. PEDISTRIAN CIRCULATION • Poor inter connectivity of pedestrian between blocks.


• Pedestrian have to cross busy vehicular roads which may
cause accidents.
• Unmaintained pedestrian paths.
• Unorganized hawking activities.
• Unauthorized coverage of public corridors on first floor.

4. OPEN SPACES • Unmaintained/undeveloped open spaces.
• Stagnation of water in undeveloped areas is very
common during rainy days.

5. POOR / UNMAINTAINED • Deteriorating / blackening of concrete due to weathering

6. UNREGULATORY • In order to earn more money, owners sublet their spaces

and also increases the life risks in case of any hazardous
INAPPROPRIATE LAND situation such as fire, earthquake etc.
SPACE FOR BIG INVESTORS. • Rigid grid pattern / inappropriate land space distracts big
investors.
• Hospitals / Offices are functioning without prior
approvals of the concerned authorities. Narrow internal
corridors, small cubical spaces, insufficient arrangements
of fire safety.
