COTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of lease entered into the City of Pasay, this 9th day of March year 2018 by and
between:

JOSEPH RANGEL, Filipino, of legal age and with residence address at MACAPAL BLVD SEA
SIDE PASAY CITY, also known as the LESSEE;

- AND -
ALBERTO M. TORDIL, Filipino, married, of legal age and with residence address at No. 230
Mabolo St., Brgy 39, Pasay City, Metro Manila, also known as the LESSOR;

WITHNESSETH:

WHERES, the LESSOR is the absolute and registered owner in fee simple of the
property, with commercial building intended for board and lodging purposes, situated at 230
Mabolo St., Bgry. 39, Pasay City, Metro Manila.

WHERES, the LESSOR is desirous and is willing to lease a portion of land only and the
LESSEE desires and is willing and interested to lease the same;

NOW, for and in consideration of these present, premises and mutual covenants
hereunder set forth, the LESSOR and the LESSEE have agreed on this Contract of Lease,
under the following terms and conditions, to wit:

1. AMOUNT OF LEASE: The monthly cost of lease is 15,000.00 exclusive of water,


electricity and other utilities subject to changes with prior notice before the
contract is renewed.
2. TERM OF PERIOD OF LEASE: The term of period of lease shall be six (6) months
and renewable at the option of lessor.
3. MANNER OF PAYMENT OF RENTALS: The monthly rentals shall be paid by the
LESSEE to the LESSOR, without need of demand or notice, at the above stated
address of the LESSOR, as follows:
a. ONE MONTH DEPOSIT of P15, 000.00 and ONE MONTH ADVANCE of
P15,000.00 to be paid by the LESSEE on/or before he/she occupying the
said premises.
OTHER CONDITIONS:

1. Drinking of Liquor & Beverages is strictly prohibited.


2. Any appliances using electricity will be reported to the management to account the wattage
use in each room.
3. The management representative is authorized to inspect/ check to your respective room
with the permission & presence of occupants.
4. Any damage of room fixtures will be charge to the occupants.
5. The management is not liable for any losses or damages of your personal belongings.
6. Pets are not allowed.
7. Observe silence, cleanliness & orderliness.

It is understood that the violation of the above-stated undertaking/s shall cause the
LESSEE to be held liable to the LESSOR for damages, including but not limited to the
sanction/s stated in this Contract of Lease, as well as attorney’s fees, Costs of suit and
Expenses of Litigation, in case the LESSOR has to resort to judicial measures to cause the
LESSEE to vacate the premises leased, as well as all other consequential and incidental
damages caused to the LESSOR by reason thereof.

IN WITNESS WHEREOF, the parties have signed these presents on the date and at
the place first above-mentioned.
