BACKGROUND OF THE PROJECT

The property is fronting 8.00 meters wide, 11.00 meters long National highway at the
north-west side, facing a bridge approach that crosses the Banica River. A 5.50 meters
easement is added after the National highway for road widening. While on the south east is
bounded by a 3.00-meter-wide right of way.

DESIGN BRIEF

The proposed building shall cater the need for commercial and office spaces. It shall
accommodate in two adjacent lots: lot 778-B and lot 780 in the technical data given. The use of
the latest innovative technology available will be used such as an LCD screen for advertising as
well as the latest lighting effects on facades, and introducing smart building designs, sustainable
and renewable energy, and eco-friendly environment; showcasing the lasted trend of building
designs, materials and technology available as requested by the owner.

The material to be used in the structural components will be made of concrete and steel
combination. With such tight area, parking area and open spaces shall be well provided and still
have a comfortable atmosphere. Natural lighting and ventilation must be incorporated in the
design.

CONCEPT

The design concept is to bring nature within the building. A yard to the side – an
opening that allowed us to illuminate and ventilate the space, with a vertical garden. The
idea was to create a relaxed workspace that was an environment away from the stress,
and that focused on design. Being true to the material, by using cast concrete in the
façade and stone cladding makes the building sharp and blends in with nature. The
building is also made to be a smart building as it features an LCD advertising wall, a
digital kiosk directory board. The roof is lined with solar panels for source of electricity
which makes the building sustainable.
