DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by ERIN

GABRIEL T. SANTOS, of legal age, single, and resident of Brgy.
Taculing, City of Bacolod, Negros Occidental, Philippines, hereinafter
called the DONOR in favor of FRANK T. CASTLE, of legal age, Filipino,
single, and a resident of Brgy. Taculing, City of Bacolod, Negros
Occidental, Philippines, hereinafter called the DONEE,

WITNESSETH:

That the DONOR is the owner in fee simple of that certain

real property with the buildings and improvements thereon,
situated in Bacolod City, Negros Occidental, and more
particularly described in Transfer Certificate of Title No.
4331894, as follows, to wit:

“A parcel of land, lot no. 05, in the name of Erin Gabriel

Santos, situated in Riyal St., Brgy. Taculing, Thass II Subd.,
City of Bacolod, Negros Occidental, Island of Visayas.
Bounded on the NE., points 2 to 5 by Subdivision road
(10.00 m. wide); on the SW., points 5 to 1 by Lo 4, of the
Subdivision Plan; and on the NW., points 1 to 2 by Lot 3,
Block 4; containing an area of FORTY THOUSAND
SQUARE METERS (40,000 Sq.m.), more or less.”

That for and in consideration of the love and affection

which the DONOR has for the DONEE, the said DONOR by these
presents transfer and conveys, by way of DONATION, unto the
said DONEE, is heirs and assigns, the above-described real
property with all the buildings and improvements thereon, to
become effective upon the death of the DONOR, but in the
event that the donee should die before the donor, the present
donation shall be deemed rescinded and of no further force and
effect.

That the DONOR does hereby retains the right to control

and dispose at will the above-described property before his

death, without need of the consent or intervention of the

DONEE.

That the DONEE does hereby accept this donation of the

above-described real property, and does hereby express his
gratitude for the kindness and liberty of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEE have

hereunto signed this deed of donation, this 05th day of January,
2019, in the City of Bacolod, Philippines.

ATTESTATION CLAUSE

We, the undersigned witnesses, whose residence are stated

opposite our respective names, do hereby certify: That the donor,
Erin Gabriel T. Santos, has made known unto us the foregoing
donation mortis causa consisting of THREE(03) pages, numbered
correlatively in letters on the upper part of each page, as her
donation mortis causa and has signed the same and every page
thereof, on the left margin in our joint presence, and we, in turn, at
her request have witnessed and signed the same and every page
thereof, on the left margin, in the presence of the donor and in the
presence of each and all of us.
