AGENDA TOPICS

MAINTENANCE -

1. Around 55 sold flats have not yet paid the January`19 maintenance

2. Iqbal & Devananda will be meeting some of them on Saturday 02-02-19 to provide resolution to their
concerns
- Concern : As per Bren, Maintenance should be factored in from the "date of Booking". Residents
would like to request Bren, to change it from Registration/Move-in dates (whichever is earlier)
and MC will support this idea. Although Bren have charged first year maintenance on pro rata
basis (for the First-Year maintenance window December`17 to December`18) but the document
released says First year free maintenance for all and this creates confusion.
This concern was discussed with BREN Team (Iqbal & Devananda) in the meeting conducted on
Saturday 02-02-19, it was agreed that Maintenance is applicable from First Handover Date. BREN
will send a formal communication on the same.

3. 6 of the flats have still not paid the electricity dues and Management committee with the help of Block
representative is behind this.

ERP –

1. MyGate was continued for the Month of January`19 and BREN has agreed to pay for the same.

2. Management Committee has evaluated Apartment Adda (ERP + Security features) and this is very
economical compared to current MyGate security services.

3. Apartment Adda has requested for an Advance One-time payment for one year to avail 3 Months FREE
subscription service, hence it can be done only after association bank account is ready.
4. Residents have requested for 1-month demo from Apartment Adda. Management Committee will
negotiate for the same once more.
Note: MyGate security services will continue for the February`19 as well (without any interruption), if
opening of Bank account is delayed.

REGISTRATION -

1. Management Committee is exploring with various lawyers for KAOA 1972 Act.

2. Pranay will continue to support with the procedural inputs through his lawyer in contact.

3. Residents suggested to check with BREN on covering the registration expenses. Management
Committee will request the same once more with BREN.
This concern was discussed with BREN Team (Iqbal & Devananda) in the meeting conducted on Saturday
02-02-19, they will discuss with their Management and get back to us on the same.

Leadership Meeting -

1. Meeting still pending after many attempts made by Management Committee.

2. Residents of the opinion to go to Bren's Head office if the attempts do not yield a positive response
from BREN
This concern was discussed with BREN Team (Iqbal & Devananda) in the meeting conducted on Saturday
02-02-19, where various alternatives were proposed by BREN Team. However, Residents have keenly
requested for Management’s presence for a meeting with all residents. BREN Team to get back on the
same.
