GENERAL CONDITIONS:

I. SCOPE OF WORK
The work to be undertaken in this contract shall include:
a. Furnishing of all necessary materials, labor and equipment required in the
construction.
b. Complete construction of the building in accordance with the plan and specification
submitted herewith.
c. All works took be done shall be in the highest quality of workmanship and to the
fullest intent of the plan and specification unless otherwise specified by the
Engineer.

II. PLANS AND SPECIFICATIONS


a. The plan and specifications shall be considered as cooperatives and all labors and
materials contained in one but not mentioned or indicated in the other, out vice
versa shall be considered as if they are duly mentioned in both.
b. If numerical indications appear on plans, they shall be carefully followed but if not
indicated, the numerical notation on the specification shall govern not the scale on
drawings. In case of discrepancies on figures and drawing, the matter shall
immediately be submitted took the Engineer.
c. No charges in drawings and specifications shall be made by the other contractor or
workmen without prior agreement or approval of the Engineer.

III. EXAMINATION OF SITE


a. Bidders are expected to have examined the site and note condition carefully before
submitting proposals.

IV. LOCATION
a. The proper structure is to be created.
b. The building shall be staked out and grade established by the Engineer or his
authorized representative.
c. All materials shall be stored within our near sure work and shall be conducted in
such a manner as to preserve all works by the Engineer.

V. CLEARING, GRADING AND FILLING


a. The contractor shall clear the site or building for a distance of three (3) meters in
all direction outside the building line without any extra compensation from the
owner. Provided, however, that he shall require clearing beyond an existing street.
The said street shall be nearer than three (3) meters to any building lines.
b. The contractor shall grade the area included in the building contact.

VI. EXCAVATION
a. All excavation required for foundation indicated on the site drawing shall be done by
the contractor by his expense.
b. Excavation shall be done in accordance from the bottom of the excavation before
setting up the footing and no footing shall be rest on fill.
c. All fills shall be placed 1 layer not exceeding 150mm thickness, each layer is to be
compacted by wetting, tamping and rolling.
d. After forms have been removed from wall footing and piers, the materials from
excavation shall be used for backfilling. Materials not used shall be placed on an
immediate premise as directed by the Engineer provided the contractor shall not
require moving such materials more than 50 meters.

VII. CONCRETE AND MASONRY


a. All concrete shall be done in accordance with the specification for concrete and
reinforced concrete as accepted by the Department of Public Works and Highways.

VIII. FRAMING
a. All framing shall be mortised and tenoned and fitted together with closed tight joints
in approved manner. No joint on the purlins will be allowed between bearings. Ask
openings shall have frames or dimensions shown on the drawings.

IX. KIND OF LUMBER


a. Yakal or equivalent shall be used for all doors, windows and transom frames, for wall
plates and for all woodwork imbedded minor in contact with concrete.

X. STEEL/METAL WORKS
a. All structural steel shall conform to the Structural Steel Specification and to the
requirements of NSCP 2010.

XI. DOORS AND WINDOWS


a. Full size details for all doors and windows shall be furnished hereafter upon request
to the Engineer.

XII. CEILING
a. The ceiling shall be furnished with ¼" x 4" x 8' plywood. Trap door shall be provided
in the ceiling which shall be framed so as to appear as part of the ceiling rooms.

XIII. TILES
a. Sample of tiles shall be submitted to the Engineer for approval as to quality, texture,
size, color and all tiles to be used in this construction shall conform in every aspect
to the approved samples.
b. Plain cement for wains coating of toilet and bathroom wall. For toilet floor, it shall be
finished with ceramics mosaic tiles or glazed tiles.

XIV. GALVANIZED IRON WORKS


a. Use Ga. 26 Corr. G.I. Sheets for roofing. Each conductor shall be provided and fitted
with galvanized wire basket strainers.
XV. HARDWARES
a. Hardwares to be used in this building shall be approved typed depending upon the
owner's request with the approval of the Engineer with respect to the adaptability
and availability on the market.

XVI. PLUMBING
a. The contractor shall furnish all labor materials required for the complete
installations of plumbing system including all the necessary fixture shown on the
drawing or as specified herein. It shall include the water service connection from
main water source to the building in all fixtures, the wall and vent pipes and all
piping connections to septic vault or main sewer line.

XVII. PAINTING
a. All painting materials shall have first grade quality and shall meet the requirements
of the Government Standard Specifications and shall be approved and delivered in
original container. No ready mixed paint shall be allowed.
b. All wood surfaces to be painted shall be thoroughly cleaned before any paint is
applied. All saps, knots and defects shall be dried and free from dir, grease or alkali,
and sufficient time shall be allowed between coats.
c. No painting shall be done in wet weather. All works shall be done in first class
workmanship. No succeeding costs shall be done it applied unless the preceding
costs have been inspected and accepted by the Engineer.

XVIII. MISCELLANEOUS
a. Any work in connection with this specifications, which are not specified herewith but
necessary to have and desired by the owner with the approval of the Engineer shall
be done in the best and approved manner in accordance with the standard practice
and based on reasonable interpretation of the plan.
