DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

We, REMEDIOS JUAN-ARANETA, ERNESTO T. JUAN, ANTONIO T. JUAN and HELEN T.


JUAN, represented by JENNETTE C. BELISARIO, married to DIOSDADO T. BELISARIO, and
MERCY C. ANTONIO, married to NOEL Y. ANTONIO,both of legal age, Filipino citizens, and and
residents of Brgy. 47 Bengcag, Laoag City and Brgy. 50 Buttong, Laoag City, respectively by
virtue of SPECIAL POWER OF ATTORNEY docketed as Doc. No.440 ; Page No.103; Book No.XLIV;
series of 2017 of CONSUL ROBERTO T. BERNARDO, Consul of the Republic of the Philippines in and
for the City and county of Honolulu, Hawaii, USA dated October 6, 2017 hereto referred as
‘VENDORS’;

KEVIN BILL L. ALCID AND KENNETH BRYLR L. ALCID, both of legal age, Filipino citizens,
and residents of Brgy. 23, #59 M.H. del Pilar Street, Laoag City, Philippines, hereinafter referred to
as ‘VENDEES”;
WITNESSETH:
That the VENDORS are the absolute co-owners of a certain parcel of land situated at Brgy.
50, But-tong, Laoag City, Philippines, adjudicated in their favor as compulsory heirs of the
registered owners by virtue of a Deed of Adjudication docketed as Doc. 441; Page 103; Book No.
XLIV, Series of 2017 of Consul ROBERTO T. BERNARDO of the Consul of the Republic of the
Philippines in and for the City of Honolulu, Hawaii, USA and particularly described as:
“A parcel of land, (Lot No. 7286 of the Cadastral Survey of Laoag),situated in
the Barrio of But-tong, City of Laoag. Bounded on the NE. by the Provincial Road;
on the SE., Lot No. 7280; on the SW., by Lots No.7283 and 7285; on the NW., by lots
No. 7288, 7287 and 7808. Containing an area of THREE THOUSAND SIX HUNDRED
SIX (3,606) square meters, more or less, covered by TRANSFER CERTIFICATE OF TITLE
No. T-5802 and declared under Tax Declaration No. __________________ .

` THAT FOR AND IN CONSIDERATION of the amount of FIFTEEN MILLION PESOS


(PhP15,000,000.00), Philippine Currency, receipt of said amount is hereby acknowledged in full
by the VENDORS from the VENDEES, we, the VENDORS, through the Attorney-in-Fact, by virtue of
these presents, do hereby SELL, CEDE, TRANSFER AND CONVEY ABSOLUTELY the afore-described
parcel of land unto said KEVIN BILL L. ALCID AND KENENETH BRYLE L. ALCID, their heirs,
assigned and successors-in-interest, free from all liens and encumbrances of any kind of nature, in
the following proportion:

That the VENDORS warrant peaceful possession and ownership of the aforesaid parcel of
land in favor of the VENDEED, and shall defend the ownership thereon from any claims arising from
third persons;

That the provisions of Art. 1623 of the New Civil Code, and other related provisions of
existing laws has been duly complied with, and that this document shallied with, and that this
document shall be registered in accordance with the provision of P.D. 1529.

That this instrument shall be registered in the Registry of Deeds of Laoag City,
IN WITNESS WHEREOF, we have hereunto set our hands this __________________ at Laoag City,
Philippines.

DEED OF ADJUDICATION WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

We, MARY GRACE FONTANILLA-NICOLAS, married, GLORIA JUAN-


FONTANILLA, widow ZYPHER J. FONTANILLA, married XARYZZ RHEA J.
FONTANILLA, single and GLENN OLIVER J. FONTANILLA, single, all of legal age, Filipino
citizens and all residents at Brgy. Villa Sur, Maddela Quirino represented HIPOLITA F.
GAFFUD , married to Rogelio Gaffud, of legal age, Filipino citizen and a resident
Brgy. Villa Sur, Maddela Quirino by virtue of a SPECIAL POWER OF ATTORNEY
hereto attached hereinafter referred to as ADJUCATEES-VENDORS, do hereby freely
and spontaneously,

-declare and manifest-

That the late SANTIAGO FONTANILLA is the declared owner and actual possessor of a
parcels of land, situated at Brgy. Peralta, Dingras, Ilocos Norte more particularly described
as follows:

A parcel of land (Lot No. 6370 of the Cadastral Survey of Dingras), situated at
Brgy. Peralta Dingras, Ilocos Norte Bounded on the N by Lot No. 19(6373) ; on the E.
by Lot No. 23(6353); on the S. by Lot No.22(6369) 21(6372); on the W. by 29(6516)
containing an area of ONE THOUSAND SEVEN HUNDRED FORTY-ONE (1,741)
SQUARE METERS more or less covered by Tax Declaration No. 14-0021-00991 with an
assessed value of Php15,040.00 in the year_____________;

A parcel of land (Lot No. 6379 of the Cadastral Survey of Dingras), situated at
Brgy. Peralta Dingras, Ilocos Norte Bounded on the N by Lot No. 21(6380) ; on the E.
by Lot No. 23(6282); on the S. by Lot No.01(6444) ; on the W. by 01(6444) containing
an area of SEVEN HUNDRED TWENTY-FOUR (724) SQUARE METERS more or less
covered by Tax Declaration No. 14-0021-01021 with an assessed value of Php6,250.00
in the year_____________;

A parcel of land (Lot No. ___________ of the Cadastral Survey of Dingras), situated
at Brgy. Peralta Dingras, Ilocos Norte Bounded on the N by Lot No. 13(4832) ; on the E.
by Lot No. 17(481); on the S. by Lot No.34(4547) ; on the W. by 15(4841) containing an
area of TWO HUNDRED SEVENTY-EIGHT (278) SQUARE METERS more or less covered
by Tax Declaration No.14-0021-01264 with an assessed value of Php2,400.00 in the
year_____________;

That the late SANTIAGO FONTANILLA died on ____________________ at


___________________ which was his residence at the time of her death;

That the above deceased left no will and debts whatsoever and left as his estate his
interest of the above described parcels of land:

NOW THEREFORE, in view of the foregoing premises and invoking the provisions of
Section1, Rule 74 of the Rules of Court and subject to Section 4, Rule 74 we do hereby
adjudicate UNTO OURSELVES all the rights, interest and participation of the above-name
decedent over the above described parcel of land subject however to the liabilities impose by
Sec. 4 Rule 74 of the same rule;

THAT FOR AND IN CONSIDERATION of the amount of NINETY-SIX THOUSAND


PESOS (PhP96,000.00), Philippine Currency, to me in hand by GERRY CU CASIANO JR.,
of legal age, single, Filipino citizen and a resident of San Nicolas, Ilocos Norte, hereinafter
called as VENDEE, do hereby SELL, CEDE, TRANSFER and CONVEY, the above-described
parcels of land by way of ABSOLUTE SALE to GERRY CU CASIANO, JR. his heirs, assigns,
successors, and administrators.

That we hereby warrant valid title to and peaceful possession of my interest in the
above mentioned parcel of land herein sold and conveyed free from any lien or
encumbrance whatsoever and I will defend the same from all lawful claims of any or all
person whosoever except those impose by operation of law.

That prior to the execution of this deed, Notice of Sale was given to possible
redemptioners and preemptioners in compliance with the requirements of the New Civil
Code of the Philippines and that the parcel of land is not tenanted.

That it is hereby agreed and covenanted herein that this instrument shall be registered
with the Office of the Registry of Deeds of Laoag City in accordance with the provisions of
P.D. 1529.
