This Indemnity Bond is made on this …….. day of ……….…….., 2018 by SHRI ANITA
RATHEE wife of Shri Raj Kapoor Rathee resident of H.No. 1, Huda water works, Sector –
44, Gurugram, Haryana, (hereinafter referred to as the Promisor(s)) the successors, assign
and legal representative of the One Part, in favor of M/s. DLF Universal Ltd., (Now DLF
Limited), a Public Limited Company incorporated under the Companies Act, 1956, having its
Registered Office at DLF Qutab Enclave, Phase-I, Gurugram (hereinafter referred to as the
“Promissee” or “Company”) which expression in so far as context admits shall mean and include
its successors and assigns, of the “Other Part”.

WHEREAS the Promissor(s) represents that he/she/they has/have purchased the

Independent First Floor duly constructed on the Plot bearing no. ‘1015’, having built-up area of
1472 Sq.Ft. alongwith proportionate share in the land underneath measuring 298.98 Sq.Mtrs.
(357.58Sq.Yds. approx.) comprising of 3 Bedrooms, Plus 3 Toilets, Plus Living, Plus Drawing
cum Dining Room, Kitchen along and installed water tank, and 1(One) designated Car Parking
outside the Main Gate, situated in the residential colony known as DLF QUTAB ENCLAVE
COMPLEX, Phase – IV, now known as DLF City, Phase – IV, Situated in and around Village
Chakkarpur, Tehsil & District, Gurugram, in the state of Haryana, (hereinafter called the
Property) from SMT. RAM DEVI (Through its GPA Holder Shri Lalit Kumar (being son of Shri
Ram Chander and Smt. Ram Devi)) wife of Shri Ram Chander son of Shri Bodh Raj resident
of 3937, Bala Sarai, Rewari, Haryana presently residing at 252L, Model Town,
Rewari Haryana (hereinafter referred to as the allottee/seller) who was allotted the above
Plot/house/Apartment by the Promissee vide sale deed dated 02.11.2012.

WHEREAS the Promissor(s) represents that the allottee has sold the above Plot/house/
Apartment to the Promissor(s) vide sale deed dated 17.10.2018.

AND WHEREAS the Promissor(s) has submitted photocopies of certain documents which he
represents and warrants to the Company that the same are correct documents and they are the
true copies of the originals.

AND WHEREAS the Promissor(s) has requested the Company to record transfer of the above
mentioned Plot/house/Apartment on the basis of the documents and their representations given
by the Promissor(s) and the Company has agreed to accede to the request of the Promissor
relying on the representations of the Promissor(s).

Now in consideration of the aforesaid premises and of the Company agreeing to record the
transfer the Promissor(s) do hereby jointly and severally, irrecovably and unconditionally
undertake to indemnify and to keep the Company indemnified at all times against all liabilities,
losses, costs and expenses (including legal cost and counsel’s fee) that the Company may
suffer or likely to suffer because of recording the transfer of the above Plot/house/Apartment in
the name of Promissor(s) or in matter connected thereto. The Promissor(s) do hereby undertake
to pay the amount forthwith without any protest or demur all the sums that are demanded by the
Company and its written demand.

That the indemnity shall be continuing and irrevocable and be binding on the heirs,
representatives , successors, nominees and assigns of the Promissor(s) above named and shall
remain in full force, effect until the Promissee expressly discharges the Promissors from their
obligations herein.

IN WITNESS WHEREOF the parties hereto have set and subscribed their respective hands and
seals, on the day, month and year first above written.
