RENTAL AGREEMENT

This agreement made and executed at Bangalore on this 01th Day of May 2017(
01/05/2017) by and between:

Hereinafter called the ‘LESSOR/OWNER’ of the one part; and in favour of:

Hereinafter called the ‘LESSEE/TENANT’ of the other part

Whereas the terms both the Lessor and Lessee shall mean and include their respective heirs,
executors, legal representatives, administrators and assigns.

Whereas the terms lessor is the sole and absolute owner of the premises situated at
3rd floor,

and whereas the lessee has approached with the lessor to let-out the schedule premises on
rental basis, and the lessor agrees to let-out the same under the following terms and
conditions:-.

1. Whereas the lessor agrees to let-out the schedule premises for a monthly rent of
Rs.14,500/-(Rupees Thirteen Thousand Five Hundred only) per month and the lessee shall
agree to pay the same to the lessor regularly. The Lessee can occupy the premises on
01/05/2017.

2. Whereas the lessee shall agrees to pay the monthly rent by on or before 5th day of every
English calendar month in advance. If any delay in paying the rent before 5th on any given
month an interest of 24% p.a. shall be levied for the number of days delayed.

3. Whereas the lessee use the schedule premises for residential purpose only.

4. The lessee will be for a period of 11(Eleven) months from the date of this agreement but
it can be extended by mutual consent of lessor and lessee.

5. Rent shall be enhanced by 7% over the existing rent every eleven months. If Tenant wish
to vacate before 11 months he need to pay two month's rent as a penalty.

6. Whereas the lessee should not sub-let or under let the schedule premises to any other
persons without written consent form lessor.

7. Whereas the lessee shall keep the schedule premises in good and tenantable conditions
without and damages, if any damages caused by the lessee the amount towards repairs can
be deducted by lessor from his security deposit. The Lessor has all the rights to deduct the
amount from the security deposit if any pending rents/bills payable at the time of vacating
the schedule property. One month rent at the time of vacating will be deducted from the
security deposit towards the painting charges at the time of vacating the schedule property.

8. Whereas the lessee has this day paid a sum of Rs.60,000/-(Rupees Sixty Thousand
only), towards security deposit. Thus the lessor has received and acknowledges the receipt
of the same. This amount shall not carry any interest and the same shall be refundable to
the lessee at the time of vacating the schedule premises after the deduction towards painting
and damage caused (if any).

9. And whereas the lessee hereby agrees to pay electricity charges separately to the
concerned department on every month.

10. The lessee shall vacate the premises on a one month’s notice from the lessor and the
lessee can vacate the premises after giving two month's notice to the lessor.

11. And whereas the lessor or his relatives or agents is at full liberty to inspect the rented
premises at any reasonable hours.

12. Electricity charges for the Water motor/pump and Lift shall be shared between all the
tenants in the building equally.

13. Lessee should give two months advance notice to the lessor in case of vacating the
scheduled premises. If vacated within 11 months period of the agreement two months rent
shall be deducted from security deposit.

SCHEDULE

Flat No:05 on 3rd floor, consisting of Double Bed rooms, with attached bathrooms, one
hall with kitchen.

Fittings:
Ceiling Fans – 3 No
Tube Lights – 3 No
Bulbs – 2 No
Exhaust Fan – 1 No
Wardrobe in each bedroom – 1 No
Calling Bell - 1 No

In witness there of the lessor and lessee has agreed to the above terms and conditions on
the, 01 May 2017 first above written.
