DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT I, NELIA CUNTAPAY, Filipino, of legal age, widowed and a resident

of Dipintin, Maddela, Quirino Philippines, for and in consideration of the sum
of THREE HUNDRED THOUSAND PESOS (Php100,000.00) Philippine
Currency, in hand paid to me my full satisfaction by EDDIE ESPIRITU, JR., a
resident of Imelda Village, Baguio City, Benguet hereby sell , transfer and
convey by the way of absolute sale unto the said VENDEE, their heirs and
assigns and successors-in-interest of the described property to wit:

“A parcel of land Lot No. 568-B of the subd. plan, Psd-025704-041508,

being a portion of Lot 568, Pinappagan, Pls-38, situated in the barrio of Dipintin,
Municipality of Maddela, Province of Quirino, Island of Luzon.

Bounded on the N., by road (20.00) m. wide; on the E., by Lot 568-A of the
subd. plan; on the S., by Diduyon creek and on the W., by Lot 568-C of the subd.,
plan.
Beginning at a point marked “1” on plan being N. 34 deg. 58’E., 1036.33
m. from BLLM No. 28, Pinappagan, Pls-38, thence:

S. 9 deg. 52’W., 247.98 m. to point 2;

S. 89 deg. 25’W., 40.77 m. to point 3;
N. 9 deg. 52’E., 255.06 m. to point 4;
S. 80 deg. 18’E., 40.13 m. to point 1; point of

Beginning. Containing an area of TEN THOUSAND EIGHTY-FIVE (10,085)

square meters more or less. All points referred to are indicated on the plan and
are marked on the by PS cyl. conc. mons. 15x60 cms:. Bearing true. Date of
original survey May 27, 1938 to June 17, 1938 and that of the subd.survey was
executed by Geodetic Engineer Melecio S. Baingan, on February 18, 1992 and
was approved on March 4, 1992.

Of which property the above-described parcel of land, I am the lawful

owner in fee simple as evidenced by Transfer Certificate of Title No. T-7386
issued by the Register of Deeds of Quirino.
