A. DEFINITIONS:

1. Disagreement of Incongruity: Where observed disagreement occurs between


drawings and specifications or within either document itself, submits notice of
same and assumption concerning same in proposal. Thereafter, the item or
arrangement of better quality, greater quantity or higher cost shall be included
in the bid.

2. All of the selected wood and timber in this project must be the ecological
forest, that was planted to use for industrialization, and the contractor need to
make sure that the selected wood and timber will not coming from the natural
forest.

3. Contractor’s Responsibility: The Contractor shall verify at the site or structure


dimensions and conditions pertaining to his work. Contractor shall be
responsible for all work under his contract, including faulty or improper work
by approved (by Consultants) subcontractors. The Contractor shall diligently
prosecute the work and give his personal attention and supervision to same
until completed. It is not incumbent upon Owner and/or his Agent or the
Consultant to notify the Contractor to attend or have in readiness such work or
materials as operations may require, it being deemed that the Contractor shall
be responsible for all delays caused by the neglect of himself or those under
him by contract or otherwise.

4. Permits and Certificates: The Contractor shall give all notices required by law
and comply with all laws, ordinances, fire codes and regulations bearing on
the conduct of the work as drawn and specified. The Contractor shall obtain
and pay for as required all inspection and/or acceptance of completion
certificates as are required by any agencies involved and deliver same to
Owner.

5. Laws and Ordinances: Contractor shall comply with all applicable laws,
ordinances, regulations and directions by property authorities having
jurisdiction.

6. Errors, Ambiguities and Omissions: Any errors, ambiguities and omissions in


drawings and specifications shall be reported to the Owner and/or his Agent
for correction before any part of the work involved is started. Unless
otherwise expressly stipulated, no additional allowances will be made in the
Contractor’s favor because of errors, ambiguities and/or omissions, which
should reasonably have been discovered by him during the preparation of bid
estimate and directed to the attention of the Owner and/or his Agent in a
timely manner. The written decision of the Owner and/or his Agent will be
final.

7. Changes in Work: Authorized design changes shall be by written change


order by the Consultant (after contract is let). Prior to contract being let,
changes shall be by Addendum only.

8. Guarantees: All furnishings, hardware and equipment furnished by the


Contractor shall be guaranteed against defects in workmanship, material and
installation, and repairs of such defects under his contract and acceptance of
the installation will be made by the Contractor at his own cost and expense,
and without charge to the Owner. All such repairs and replacements shall be
made at a time and at hours satisfactory to the Owner.

9. Coordination and Cooperation: The various contractors shall coordinate their


work with each other in such a manner as to avoid delays, misunderstandings
and disagreements, and shall actively cooperate with others engaged on this
project, and arrange and execute their work in such a manner and such times
as will cause the least possible interruption in, or obstruction to, such work of
others.

10. Intent: It is the intent of the Consultants that the workmanship, materials and
methods used to construct same be of the best practices and the finest
quality. The Contractor is expected to comply with the spirit, as well as to the
letter, with which the specifications are written.
11. Identification: All units shall be labeled, tagged or otherwise identified with
their respective number and location as follows:

12. Penalties: Unless each item is tagged, it will not be accepted at warehouse or
job site. Should items not tagged be accepted, the Contractor shall be backcharged
the additional labor costs (including overhead) involved in
determining the room location of the items involved.

B. MATERIALS, WORKMANSHIP AND CONSTRUCTION

1. Materials used in the fabrication of this work shall be new and the best grade
obtainable of their respective types. The method of construction, framing,
jointing, fitting, fastening and finishing, shall be of the highest standard.

2. Wood Varieties and Parts: Wood parts, excluding veneers, shall be kiln dried
hardwood, species to match specified veneers, unless otherwise specified.
Manufacturers should recognize that the range of species indicated for each
kind of wood listed is in no way to be construed as all such species being
acceptable in any one piece of furniture, but rather all species that will
conform to a uniform finish color and to the wood quality specified hereinafter.
Exposed parts refer to all parts and surfaces of each item of furniture which
are exposed to view when the item is placed in the generally accepted
positions of use.

3. Seasoning: All wood shall be uniformly kiln-dried to a moisture content of a


percentage generally acceptable in the area of use, as determined by oven
dry weight dependent upon the manufacturer’s best commercial practice.
(1) A moisture content range of from 5% to 8% on all lumber products
used in manufacturing is generally considered acceptable for all but
special area conditions.
(2) Refer to Section 13 of these specifications for moisture content test
requirements.
After kiln-drying, the wood should be held in properly controlled, warm, dry
storage for sufficient period of time to ensure a uniform distribution of moisture
among the individual pieces. After gluing, built-up legs and lumber cores shall
be permitted to cure out, or condition, to ensure a uniform distribution of glue
joint moisture and the elimination of sunken joints or spring back stresses that
impair serviceability or finished appearance, and before planing and sanding
for cross banding.

4. Solid Exterior Parts: All solid exposed parts shall be free of all defects which
impair appearance or which might impair serviceability except as follows:
(1) Sound, tight knots of not over 1/8” (3MM) average diameter, provided
they are not in clusters, are acceptable.
(2) Figured grain or discoloration provided the wood is such to permit a
uniform color when finished.

5. Solid Interior Parts: Wood shall be free from defects which might impair
serviceability or appearance except as follows:

(1) Sound, tight knots of not over 1/ 2” (13MM) in average diameter,


provided they are not in clusters, except not over 1/ 4” (6MM) for
drawer sides.

(2) Surface checks with barely perceptible openings not over 4” (10CM)
long.

(3) Bark, gum or pitch pockets not over 1/8” (3MM) wide and 2” (5CM)
long, except drawer parts exposed when open.

6. Hardwood Plywood – Veneers: The hardwood plywood shall be constructed


as specified herein. Bondage shall be Type II or better, and face and back
veneers shall not be less than 1/32” (1MM) to 1/42” (1MM) thick before
sanding. When face and back veneers are not of the same species, the two
veneers shall be of the same density and thickness.
Face veneers shall be of the wood specified, and shall be Grade I (good) flat
cut. All face veneers in one panel shall be matched for color and grain to
present a uniform appearance. This requirement applies to all paneled
surfaces which can be viewed in normal position of use and, in addition, the
back of the desk, top side of shelves and the interior of bookcases and
various other visible compartments and surfaces.
Face side of drawer bottoms or mirror backs and various other unexposed
surfaces shall be Grade II or better, and may be rotary cut veneers.
Veneer cores shall be Grade III or better and any voids at panel edges shall
be filled. The entire exposed edge of the core shall be banded with the same
kind of wood as other exposed parts.
Back of drawer bottoms shall be Grade III or better.
Under Grade I veneers and Grade III or better cross bands shall be used
under Grade II veneers.
Lumber core panels shall be regular grade except that no butt joint or knots in
excess of 1/ 2” (13MM) diameter will be permitted.
Cross bands shall not be less than 1/32” (1 MM) thick and shall be Grade II or
better.

7. Plywood Panels: Where plywood (Ply Panels) are specified, the Contractor
may, with our approval, substitute European latte (chipboard or flake board) or
other approved substitute in the same size and thickness as indicated.

8. Hardboard: Hardboard which may be used for case backs shall be hardpressed
wood-fiber hardboard, smooth on exposed sides and shall not be
less than 1/8” (3MM) thick.

9. Laminated Plastic: All laminated plastic shall be applied under controlled and
even, machine pressure in accordance with the best accepted shop practice.
All plastic faced panels shall be balanced with plastic backs. (See details for
manufacturer, color and number.) Use laminates of not less than 1/16” (2MM)
thickness on all horizontal surfaces, otherwise 1/32” (1 MM) will be
acceptable.

10. Type II Bond: The Type II glue bond of plywood shall be of such quality that
specimens shall withstand the 3-cycle soak test described in Section 11
below.

11. Three-cycle Soak Test: The 5” x 2” (12. x 5 CM) specimens from each test
panel shall be submerged in water at 75 degrees plus or minus 5 degrees F
(24 plus or minus) for four (4) hours and then dried at a temperature between
120 and 124 degrees (49 & 54C) for nineteen (19) hours with sufficient air
circulation to lower the moisture content (based on oven dry weight) of
specimens to a maximum of eight (8) percent. This cycle shall be repeated
until all specimens fail or until three cycles have been completed, whichever
occurs first.
A specimen shall be considered as failing when any single delamination
between two plies is greater than two (2) inches (5CM) in continuous length,
over 1/ 4” (6MM) in depth at any point, and 0.003 inch in width as determined
by a feeler gauge 0.003 inch thick and 1/ 2” (13MM) wide. Delamination due
to tape at joints of inner plies or defects permitted by the grade shall be
disregarded. Nine of the ten specimens shall pass the first cycle and eight of
the ten specimens shall pass the third cycle.

13. ADHESIVES: Adhesives used in the construction of the furniture and their
permitted application shall be shown in Table II:

14. Gluing: All joints shall be milled true and even, and all structural joints shall
be thoroughly glued and held under proper pressure until the glue has set
sufficient to handle. Nails, brads or staples will be permitted on outside
frames. An 8d garbed or cement coated nail or staple through the tenon into
the case frame or post will be permitted, provided the head does not show
when the furniture is in its viewing position. Excess glue shall be neatly
cleared from exposed surfaces.

15. The moisture content of plywood shall be determined as follows:


A small test specimen shall be cut from the sample panel; the test
specimen shall measure not less than nine (9) square inches in area
and shall weigh not less than 20 grams. All loose splinters shall be
removed from the specimen. The specimen should then be
immediately weighed to the nearest 0.1 of a gram, and the weight
recorded as original weight. The specimen should then be dried in an
oven @ 212 to 221 degrees F. (100 to 105 C) until constant weight is
attained. After drying, the specimen is reweighed immediately, and
this weight recorded as oven dry weight.

16. Framing: The framing shall be mortise and tenon, tenon and groove or dowel
joints. In mirror frame construction, the use of splines (wood or metal) to
secure miter joint is permissible. Miter joints of aprons, bases or other similar
joints may be secured by clamp nails after gluing. One clamp nail may be
inserted into joint, laterally as a spline, or two clamp nails may be inserted
vertically through the face of the joint. The mortises for rails and panels shall
be not less than 1/ 2” (13MM) deep, except for drawer bottoms which shall be
not less than 3/16” (5MM) deep. Tenons shall be not less than 1/3 thickness
of the rails or panels or less than 1/4” (6MM). All joints shall be true and all
wood parts shall be accurately, neatly and smoothly milled. Dowel joints shall
be strengthened by hardware glue blocks, which shall be accurately fitted and
secured by glue. Corner braces shall be not less than 3/ 4” (19 MM) thick,
and shall be accurately fitted into the corner around post or legs where
applicable.

17. Dowels: Double dowel construction shall be used wherever dowels are
required and must be on a minimum of 13-16” (33-41 CM) centers. Dowels
shall be of hardwood, free of defects, thoroughly dried and of the compressed
spiral groove type and not less than 5/16” (8MM).

18. Tolerances: Where tolerances are not specified for components, the following
tolerance will be permitted:

Overall dimension may have a minus tolerance of ¼” (6MM) and may


exceed dimensions to include furniture in this range of sizes.

Dimension of any solid wood part plus or minus 1/16” (2MM).

Dimension of plywood parts plus or minus 1/16” (2MM) for plywood


3/16” (5MM) thick or thicker.

19. Drawer Glides and Stops:


It is standard practice to use mounted guides on all drawer units
(major pieces). These drawer glides may be a combination of metal
and heavy duty plastic (nylon or approved equal), all steel or all wood
and should consist of a drawer guide channel and a drawer slide.

For durability and ease of operation, ball bearing rollers on a steel


guide system with nylon wheels and stops preferred with positive
drawer stops required and all metal parts channel formed from not less
than 20 gauge (normal thickness 0.0359 inch) steel. This guide
channel and drawer slide should insure the drawer does not drop
excessively when opened.

If wood is used, the guide channel may be routed from the drawer side
panels and the drawer slide fastened in such a manner as to protrude
sufficiently to make contact and be accepted by the routing. If the side
guide is surface mounted on the drawer side panels, it should interlock
with the drawer slide in such a manner as to prevent the drawer from
dropping excessively when opened.

In the event side guides are not used on certain pieces (with
appropriate approval), a center guide system will be used with a guide
channel securely attached to the center of the drawer bottom using
one of the following methods as applicable:

Space between the back of the drawer and the case back shall not
exceed 3” (8 CM), except for occasional tables when it shall not
exceed 9.5” (24 CM). Drawer stops shall be securely fastened in
place to prevent the drawer from hitting the back of the case and from
dropping out when fully extended in open position.

The top edge and ends of flush drawer front shall be slightly beveled
or offset to prevent sticking and to allow free sliding of the drawer as
soon as it is opened. A 3/32” (2MM) clearance plus or minus 1/32”
(plus or minus 1MM) shall be maintained around the perimeter of the
drawer fronts. Drawers shall not be racked and shall operate smoothly
without binding, excessive play or drop.

20. Glides: Glides shall be single prong stainless steel, nylon or acceptable
plastic and shall be as large as the leg or base permits (to within not more
than 1/8” (3MM) of the outside edges of the leg or base). The prong shall be
not less than 3 / 4” (19MM) in length and securely fastened to the base of the
glide so that it will not be easily detached.

21. Drawers: Drawer fronts shall be five (5) ply lumber core plywood. Drawer
sides and back shall be not less than 3/8” (10MM) thick, solid wood, 5-9 ply
plywood or laminated construction. Any combination of laminated, solid or
plywood construction may be used for the sides and backs as long as both
drawer sides are of the same construction. To prevent the drawer from
dropping excessively when opened, the drawer sides and back shall not be
more than 1/ 4” (6MM) less in height than the drawer opening. Alternatively,
when the drawer guide and slide prevent excessive.

Drawer drop, the drawer back and sides may not be more than 3/ 4” (19 MM)
less in height than the drawer opening.

The overall height of the drawer back may be 1/8” (3 MM) less than the sides
to allow for adjusting the drawers in the case. The drawer sides shall be
dovetailed and glued to the drawer front and back with the female on the
drawer sides and the male on the back. The dovetails shall be multiple
fingered, milled true and even. Any open, poorly milled or glued or unevenly
assembled dovetails are not acceptable.

Drawer bottoms shall be of 1/4” (6MM) thick. The drawer sides as well as
fronts and backs, shall be grooved not less than 3/16” (5MM) deep to receive
the drawer bottom. In lieu of the groove on the back, the back may be cut off
an additional 1 /4” (6MM) to permit insertion of the overlapping bottom. The
drawer bottom shall be reinforced with not less than 8 rubbed-in-place glue
blocks. In lieu of glue blocks, narrow crown staples may be used. A
continuous ribbon of hot melt adhesive around the drawer bottom is then
applied. The staples shall be driven home and the adhesive neatly applied so
as not to interfere with drawer operation.

22. Drawer Bearers:


The drawer bearer frame and top frame shall consist of a rail at the
front (forming either an exposed or concealed drawer partitioning rail),
and a rail at the back of the case and not less than two joining rails
which shall form a frame to support the drawers. The rails shall be 3/
4” (19MM) thick by not less than 1 7/16” (4 CM) wide for front, back
and intermediate rails. The end rails and intermediate rails (for
drawers 34” (86CM) wide or more, or for double drawers) shall be
joined to the front and back rails by mortise and tenon, or tenon and
groove or by not less than two (2) dowels at each joint. Alternatively
the end rails may form a lap joint with the back rail, providing it is glued
in place.

The frame sections shall be dadoes into the ends, or may be secured
by not less than four dowels at each end, or a tenon running the length
of the end rails inserted into the end panels and with a dowel on each
side of the drawer front partitioning rail, or by housing into panel or
posts.

23. Finish:
The color of the finish shall match samples, including sample
laminates, that will be supplied by the Purchasing Agent. All surface
normally exposed to view shall be finish sanded and all corners and
edges eased and thoroughly cleaned and finished as herein specified.
When specified by the Interior Designer, the finish and plastic laminate
shall match the plastic laminate sample for color and open pore
appearance. The interior of the compartments shall be stained and
given a cost of sealer and lacquer.

Procedure for clear wood finish on open pore wood:

1. Sap stain to equalize wood color.

2. Apply selected colorant to wood to produce color specified.

3. Wash coat with adhesive sealer.

4. Scuff sand, using fineness of sandpaper grit needed to produce proper


surface.

5. Fill to degree necessary to match sample.

6. Seal with adhesive type sealer.

7. Sand, using fineness of sandpaper grit needed, to give a proper


surface.

8. Shade to tie in color variation, if necessary. Note: Step 8 may be


performed after operation 5.

9. Top coat with lacquer. Catalyzed, if available.

10. Top coat with lacquer. Catalyzed, if available.

11. Top coat with lacquer. Catalyzed, if available. Note: The lacquer and
finish shall be of a quality to meet the requirements of sample panel.

12. Rub, steel wool, wax or polish, if required.

24. Finish – Unexposed Parts and Surfaces:

All unexposed interior parts and surfaces including the underside of


the top, drawer interior and exterior surfaces, drawer bearer sections
and drawer guides shall be machined smooth and cleaned.
After the furniture has been finished, the above parts shall be treated
by either Method I or Method II as specified below:
Method I – Chemical Treatment:
These surfaces shall be given a moisture retarding and lubricating
treatment. The entire surface of the unexposed parts of the drawer
shall be submerged in the moisture retarding solution for not less than
three (3) minutes. The drawers shall be allowed to drain before
insertion into the furniture cases and all surplus solution shall be
thoroughly wiped from finished surfaces to insure a clean, smooth
finish and free sliding drawer operation.

Alternatively, the solution may be applied by spraying a heavy wet


coat, then oven dry for not less than thirty (30) minutes, at a
temperature of not less than 120 degrees (49 degrees C).

Method II – Sealer and Lacquer:

These entire surfaces shall receive one coat of lacquer sealer and one
coat of clear lacquer. The drawer guides shall be rubbed with paraffin
or dipped in a wax solution (Histrand Chemical S-116 Drawer Wax or
equal).

25. Bumpers and Glides:


In general, each piece of furniture shall be fitted with glides and
bumpers as called for on drawings, but units that are next to walls
must have bumpers. All chairs to have nylon glides, a minimum of 1”
(2.54CM) in diameter. Bumpers to be attached by means of screw
whose head is embedded in bumper.

26. Upholstered Goods:


Upholstery, where called for in connection with any casegood pieces,
is to be executed in accordance with the best standards of
craftsmanship and industry practices.

27. Bending:
Wherever design or detail requires curved members, these shall
consist of steam bent stock, shall be one piece stock, air dried to a
moisture content to local standards, steamed, and bent to proper
shape. The bent parts are to be placed in high temperature kilns until
all excess moisture has been removed to insure the parts retaining
their proper shape.

28. Markings:
Each manufactured piece will be marked with FF&E control number on the
unfinished back or underside.

29. Marble (where specified): Marble shall be 3/ 4” thick with polished edges on
exposed sides. Contractors shall submit sample for approval by Designer
prior to fabrication. All marble shall be finished with Marble Guard or equal
sealer.

30. Hardware: Manufacturer shall make allowance for hardware and submit
samples complimentary to design and submit to Designer for final selection
and approval.

31. Mirrors (where specified): Shall be fabricated of 1/ 4” thick polished plate


glass and Grade A silvering quality, as manufactured by Libbey-Owens-Ford
Company, or equal. Shall be manufactured with two coats of silver applied to
properly processed glass and silver film shall be hermetically sealed by a
heavy uniform coating of copper fused to the silver electrolytically. Protected
by an exterior coat of special hard composition paint, all mirrors shall be
guaranteed against silver oxidation. Mirror glass must be safety backed.

32. Glass: Shall be fabricated of not less than 1/ 4” thick tempered plate glass
with polished beveled edges on furniture tops.

33. Scoring: Scoring where indicated on drawings shall be approximately 1/8”


deep x 1/ 4” wide routed groove with edges sanded smooth, unless otherwise
specified.

34. Standard of Work: All workmanship shall be of the highest grade furniture
and cabinet work, and shall contain all structural and artistic details
exemplified by the best standard of furniture
craftsmanship.

35. Attaching Devices: Where necessary and as indicated on furniture drawings,


manufacturer shall supply all hardware essential to the proper installation of
the piece, i.e., cleats, brackets, toggle bolts, etc.

36. Shop Drawings: The successful Contractor shall provide Designer with detail
shop drawings, showing all points of construction for all items of his contract,
and shall submit two copies of each drawing to the Designer for correction
and approval.

These drawings are to show clearly the design, construction, reinforcement,


etc., and all features required in making such item. Drawings shall be
inspected and corrected and resubmitted for final approval to be obtained
from the Designer.

37. Notification for the contractor ;


All the ironmongery / hardware that the interior designer has specified in this
book is to be used only as a guide to the contractors for the general direction
of design intent

Because all of the doors design are special and will be custom made by the
local contractor, and also made of local material for which the interior designer
can not calculate the exact door weight.

As a result the contractor must determine the correct ironmongery / hardware


requirement in technical terms individually for each door, to make the best
installation for each door and to ensure enough strength and smooth opening
for the weight itself.
The contractor to submit the samples of each proposed ironmongery.

A. All items shall be fabricated, delivered and installed as per drawings and as
herein specified.

B. Colors: Finishes and patterns shall be as selected by Designer.

C. Wallcovering: Contractor shall be responsible for measuring and installing all


wallcoverings specified in this section. Installation shall be made by
competent, skilled workmen in workmanship like manner in accordance with
manufacturer’s instructions, unless otherwise specified. Wallcoverings shall
be furnished by others. Contractor shall furnish material yardages as
required.

D. Water-Repellant scotchguard Finish: All upholstery fabrics shall be treated


with Water-Repellant scotchgard process as manufactured. Treatment shall
be in accordance with local code restrictions and all the fabric treatment
should have not to damage the fabric yarn.

E. Flameproofing: All furniture shall comply with applicable flammability test


requirements imposed by applicable law including, but not limited to, the
requirements of all applicable Technical Bulletins issued by the California
Bureau of Home Furnishings including, to the extent applicable, Technical
Bulletins 116, 117 and 133.

F. Samples: Successful bidder shall submit samples of all fabrics and finishes to
Designer for approval prior to purchase. All samples of specially fabricated
chairs and stools shall be submitted in sufficient time for approval prior to
fabrications; balance of work on such items shall not proceed unless
authorized or approved in writing.

G. “Or Equivalent”: Where “or Equivalent” is specified, the new selection


samples shall be submitted with proposals for Designer’s approval.
H. Identification: Tag, code, mark or otherwise identify each item of equipment
and furnishings with their respective locations, Designer’s item number as per
specification and/or room numbers. Unidentified items will not be received at
warehouse and/or jobsite.

I. Delivery and Installation: Where the responsibility of the Contractor shall


include delivery, installation and setting-in-place, it shall be a pre-arranged
schedule. This schedule shall not conflict with other trades or create
circumstances for merchandise to be damaged.
Equipment and furnishings shall be installed only when areas involved are
ready to receive them.

J. Damage: Remove work damaged by failure to provide protection and replace


without extra cost to Owner.

K. Combination of upholstery cover and filling materials shall satisfy the


requirements for Medium Hazard as detailed in BS 7176, 1995 or later.
Upholstered furniture should only contain those filling materials specified in
the Furniture and Furnishings (Fire) (Safety) Regulations 1988.

L. All fabrics shall be flamed proofed. Certificate of Flame proofing shall be


provided to the Operator. All methods of fabric treatment shall be compatible
with fabric and shall not affect fabric color, texture, or manufacturer’s
guarantees.

M. Urethane Foams : Wherever urethane foam cashioning is utilized in seating, it


must be combustion modified and meet the requirements of BS 3379 Class V
for seats and Class S for backs and arms.

GENERAL CONDITIONS

A. Environmental Conditions:
Each vendor or supplier of furniture, furnishings, fixtures, equipment, goods or
materials shall agree to the environmental covenant set forth in this
paragraph. Owner or purchasing agent shall obtain the following binding
agreement from any vendor or supplier of items specified by P49 Deesign and
Associates Co.,Ltd. :
Contractor agrees that no asbestos or asbestos containing materials
will be installed, used in component fabrication or otherwise included
in this project by Contractor unless specifically approved in writing by
Owner in advance of installation. If, at any time within 30 years after
completion of the project it is determined that items having asbestos
content which were not pre-approved in writing by Owner were applied
by Contractor under this agreement, Owner may, in addition to other
available remedies, require Contractor to remove such materials in
accordance with the then current EPA/OSHA or equivalent regulations
and replace them with equivalent Owner approved non-asbestos
containing materials at no cost to Owner. Such replacement will be on
a schedule not to interfere with Owner’s business activities.

B. Care and Maintenance Instructions:


Each vendor or supplier of furniture, furnishings, fixtures, goods or materials
specified by designer shall provide complete care and maintenance
instructions for the items specified. Owner or purchasing agent shall require,
as a valid condition of any purchase order or any other offer to purchase
items specified by designer, that each vendor or supplier provide complete
care and maintenance instructions for the items being purchased.

C. Warranty:
Manufacturer (vendor) warrants all products from all defects and guarantees
to replace any or all parts should they prove deficient within one year from
date of owner acceptance. All costs in this regard shall be borne by the
manufacturer. All items provided must be of contract quality and suitable for
commercial use.
