Terms & Condition

 Project Cost- ` 60,05,100.00/-

 Total Built up Area- 4966 Sq.ft
 GF & FF – 2000 Sq.ft @ Rs. 1300/-
 SF & TF – 1900 Sq.ft @ Rs. 1500/-
 Time Frame- 18 Months

Technical Specification:
1. Earthwork excavation for Foundation @1.5m from existing GL
2. Foundation
o PCC 1:4:8, 10Cm thick
o RCC 1:2:4 for Column Footings per design
3. Basement
o RCC 1:1.5: 3 for Plinth Beam
o Solid Block Masonry over RCC beam for Levelling
o RCC 1:2:4 for Plinth Belt, 10Cm thick, if required
o Red earth filling at Basement portion above the Final ground level.
4. Superstructure- RCC Frame structure with 40x20Cm, 20x20Cm size columns. And beams and slabs as per design
5. Solid Block Masonry using 20Cm walls
6. RCC 1:2:4 for Flat or drop shades as per design.
7. RCC 1:2:4 for floor and roof Slab as per design.
8. 12mm thick plastering on walls using P- sand
9. 6mm thick Ceiling Plastering under the flat & Slope roofs.
10. Door, Windows & Ventilators-
 Doors & Shutters using Anjali Wood/ Jack wood
 Window frame & shutter- using Anjili / Jack wood
o Round bars & Flats will be used inside the frames
o Normal plain glass will be used for all shutters
 Ventilator Frame & Shutter- using Anjili / Jack wood
o Round bars & Flats will be used inside the frame

11. Painting work

 Emulsion wash on walls over priming coat
 Ceiling- 2coat emulsion
12. Flooring
 Floor Concrete in CC 1:4:8 using 40mm HBS, 7.5Cm thick
 Cement plastering over floor concrete at commercial space
 Vitrified tiles in Residential space (Upto `60/Sq.ft)
 Bath Rooms- Antiskid Floor tiles (Upto `50/Sq.ft)
  Wall tiles upto 210Cm ht in bathrooms & 60 cm ht in Kitchen- Glazed tiles (upto `50Sq.ft)

13. Electrical Work

 Concealed wiring with 2 Light point +1 Fan point +5APlug point
 Outside- 14Light Point.
 Finolex wires will be used for Wiring
 Switches- Modular Switch-Make:Havells / Legrand
 ELCB, MCB’S & Isolators- Make: Havells or similar

14. Steel used for work- 5mm-25mm TMT bars.

15. M-Sand/ Crusher sand will be used for the work
16. P-Sand will be used for plastering

Rates:
1. PCC 1:4:8 for Foundation- Rs.3500/m3
2. RCC 1:1.5:3 for Footing- Rs.3500/m3
3. RCC 1:1.5:3 for Plinth Beam – Rs. 3500/m3
Payment Details
1. Advance- 1/8th of the Cost at GF level-
2. 1st Payment: After Basement Level-
3. 2nd Payment: @ Lintel level
4. 3rd Payment: Before Floor concreting
5. 4th Payment: After Plastering.
6. 5th Payment: At the time of Finishing work.
7. 6th Payment: 1/4th as advance at each floor level above GF
8. 7th Payment: @ lintel level
9. 8th Payment: @ Roof level
10. 9th Payment: @ Plastering -
11. 10th Payment: @ Finishing
12. Extra payment for Additional works.
