DEED OF EXTRAJUDICIAL SETTLEMENT

KNOW ALL MEN BY THESE PRESENTS;

This instrument of EXTRAJUDICIAL SETTLEMENT entered into by and between:

FELIPE PAYAD JOCANO JR., Filipino Citizen, of legal age, married to Mary Juliet B. Jocano, with
residence at 61 P.V. Kalaw St., Tierra Bella Homes, Brgy. Culiat, Quezon City and LIZABETH
PAYAD JOCANO Filipino citizen, of legal age, single and residing at #10 L. Estrada St., Tierra Bella
Homes, Brgy. Culiat, Quezon City.

WITNESSETH that:

WHEREAS, FELIPE LANDA JOCANO, also known as FELIPE LANDA JOCANO, SR., died on October
27, 2013, without leaving any debt and obligation and Last Will and Testament. His estate tax has been
paid for in the year 2014 as per attached CERTIFICATION from the Bureau of Internal Revenue issued
April 4, 2019.

WHEREAS, ADRIA PAYAD JOCANO, died on August 8, 2017, without leaving any debt and
obligation and Last Will and Testament.

WHEREAS, the herein parties are the surviving legal interstate heirs of the deceased and are
capacitated and entitled to inherit in their own right.

WHEREAS, the estate of the late FELIPE LANDA JOCANO, Sr., and ADRIA PAYAD JOCANO consist
of the following:

1. Transfer Certificate of Title No. RT - 114851– Quezon City

A parcel of land (Lot 7, Block 3 of the subd. Plan (LRC) PSD-148537, being a portion of Lot 1,
(LRC) PSD-140262, L.R.C. Record No. 5975, situated in University District (Now Tandang
Sora)Quezon City Is. Of Luzon. Bounded on the NE., Points 2 to 9 by Road Lot 3; of the subd.
Plan on the S., points 9 to 10 by Lot 3-C-1, 9LRC Pcs-1900 and on Lot 1, 9LRC0 Psd-1053; on
the SW., points 10 to 1 by lot 1; and on the NW., points 1 to 2 by Lot 6, Blk 3, both of the
subdivision plan. Beginning at a point marked “1” on plan, being N. 88 deg. 20’ E., 1270.79
m. from L.M. 16, Piedad Estate; thence N. 62 deg. 49’E., 24.80 m. to point 2; thence S. 19
deg. 51’E., 8.0 m. to point 3; thence S. 22 deg. 13’E., 1.77 m. to point 4; thence S. 32 deg. 25’
e.,5.22 m. to pt 5; thence S., 47 deg. 29’ E. 5.22 m. to point 6; thence S. 62 deg. 24’E., .22 m.
to point 7; thence S. 77 DEG. 29’ e., 5.21 m. to point 8; thence S. 87 deg. 25’E.,1.77 m. to
point 9; thence WEST, 40.19 m. to point 10; thence N. 19 deg. 51’W., .00 m. to the point of
beginning; containing an area of four hundred thirty three (433) sq.meters, more or less. All
points referred to areindicated on the plan and are marked on the ground by PS. CYL. CONC.
MONS., 15x60 cms bearings true;date of the orig. survey, July 1-Dec. 14, 1907 and that of
the subd. Survey, was executed by Carlos L. Cruz,, Geod. Engr. On Aug. 19-26, 1971….

2. Transfer Certificate of Title No. 004-RT2016000200(317733) – Quezon City

A parcel of land (Lot 9 Blk. 4 of the Subd. Plan (LRC) PCD-148537, being a portion of Lot 1,
9LRC0 PSD-140262, LRC REC NO 5975), situated in University Dist. (Now Tandang Sora),
Quezon City, Is. Of Luzon. Bounded on the NE., points 3 to 4 by drainage canal and beyond
by Blk 5; on the SE., points 4 to 1 by lot 10, blk 4; on the SW., points 1 to 2 by road lot 2; and
on the NW., points 2 to 3 by lot 8, blk. 4. All of the subd. Plan. Beginning at a point marked
‘1’ on plan being N. 82 deg. 51’ E., 1211.57 m. from L.M. 16, Piedad Estate; thence N. 19
deg. 51’ W., 17.00 m. to point 2; thence N. 70 deg. 01’E., 42.13 m. to point 3; thence S. 39
deg. 09’ E., 18.00 m to point 4; thence S. 70 deg. 01’ W., 48.07 m. to the point of beginning;
containing an area of seven hundred sixty seven (767)sq. meters more or less. All points
referred to are indicated on the plan and are marked on the ground by PS CYL.

These shares will go to FELIPE PAYAD JOCANO,JR.
WHEREAS, considering the aforementioned circumstances, it is deemed advisable, convenient
and proper and to the best interest of the parties that the estate of FELIPE LANDA JOCANO Sr. and
ADRIA PAYAD JOCANO be settled extrajudicially, in accordance with the provisions of existing laws;

NOW THEREFORE, for and in consideration of the foregoing premises hereinafter stated, the
parties, by these presents, do hereby convey, transfer, adjudicate, partition and settle the estate of the
late FELIPE LANDA JOCANO, SR. and ADRIA PAYAD JOCANO..

WHEREAS, the herein parties further agree to sign and execute any and all necessary papers and
documents in order to carry out this Agreement into effect.
