DNYANOBA DESHMUKH have purchased the Flat No. C-107 on the FIRST Floor is having admeasuring carpet area about 35 Sq Mtrs., Along with adjoining same level Enclosed Balcony/Balcony having area about 2.67 Sq Mtrs., and also along with adjoining same level Terrace/Dry Terrace having area about 6.91 Sq Mtrs., of the Building/Wing No. “C” in the Project known as “BLOOM RESIDENCY” constructed on Property bearing Gat No. 519/1 having total admeasuring area of 01 H. 05 Ares., situated at Village Charholi Khurd, Taluka Khed, District Pune, for the total consideration of Rs. 1757000/-
That accordingly an Article of Agreement was duly executed on
12/13/2018 at the Sub Registrar KHED 3, Pune at their Sr. No. 4487/2017.
That MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ
DNYANOBA DESHMUKH has made the full and final payment of the consideration amount against the said Flat/Unit and there is no outstanding amount being payable to the PROMOTERS, DEVELOPERS & BUILDERS. (Subject to any future Tax levied by the Government, Any Local Body, Semi Government i.e. G.S.T. Tax / Service Tax / Value Added Tax – VAT and Local Body Tax - LBT and / or any other tax, duty, charge, premium, levies, cess, surcharge, penalties etc. relating to the said Flat shall be paid by MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ DNYANOBA DESHMUKH separately.)
That as per the terms and conditions of the Article Agreement dated 12/13/2018 the PROMOTERS, DEVELOPERS & BUILDERS have handed over the KEYS of said Flat / Unit to MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ DNYANOBA DESHMUKH.
That MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ
DNYANOBA DESHMUKH hereby declare that: - I/We are totally aware that obtaining of the Completion/Occupation Certificate from the local authority is in process. However till then the KEYS of said Flat is being handed over at my/our request for carrying out interior and furniture work and the same will be confirmed for occupation after the Completion Certificate is issued by the concerned Government Authority.
That MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ
DNYANOBA DESHMUKH has personally inspected the said Flat/Unit from inside and outside and is well satisfied about the area of the said Flat/Unit, Construction Work, Amenity provided by Builders, Construction work of whole project, Fixtures, Parking Space, Plaster Work, Painting Work, Plumbing Work, Electric Work, Kitchen Work, Toilet, Bathroom and W.C. Work. That it shall be the sole responsibility of the MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ DNYANOBA DESHMUKH to maintain his/their Flat/Unit in a proper manner. That any defect caused due to the negligence or mishandling on part of MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ DNYANOBA DESHMUKH then PROMOTERS, DEVELOPERS & BUILDERS shall not be liable to rectify the same.
That MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ
DNYANOBA DESHMUKH has also hereby commits to abide by all the terms and conditions laid down in the Article of Agreement dated 12/13/2018.
That the PROMOTERS, DEVELOPERS & BUILDERS do hereby
confirm the delivery of Keys of the said Flat/Unit and MRS. DEEPALI MANOJ DESHMUKH & MR. MANOJ DNYANOBA DESHMUKH has also accepted the said Keys of the said Flat/Unit.
