Lease Agreement
This Lease agreement is made and executed on this the 1st feb 2018 by and between:

Hereinafter called the “lessor” which terms shall man and include his heirs, legal, representative,

Hereinafter called the “lessee” which terms shall man and include his heirs, legal,
representative, executes administrators and assigns of the one part;

Whereas the “OWNER” is the absolute owner of the residential purpose and has agreed to let
out the a portion bearing at 75, to the lessee on the consideration of lease and the lessee has
agreed to take the said premises on the lease basis with the following terms and conditions as
given hereunder.

NOW THIS AGREEMENT WITNESSSETH AS FOLLOWS:

1. The lessee shall pay total sum of INR Rs. 000/-(Four Lakh Only), by the way of CASH
and the lessor hereby acknowledges the receipts of the same and said sum shall carry
no interest but refundable to the lessee on termination of the lease.
2. The lease shall be in force for period of 2 Years (Two Years) from 1 Day of Feb 2018
and the month of LEASE being the English Calendar month.
3. The lessor shall have the rights to terminate the lease if the LESSEE commits breach of
any of the terms herein and take possession of the residence.
4. The lessor shall allow the lessee peaceful possession and enjoyment of the premises
during the continuance of the tenancy provided the tenant acts up to the terms of this
agreement.
5. The lessee shall use the premises only for residential purpose and shall not use it for
any offensive or objectionable purpose and shall not sublet, under lease or part with the
possession of the premises to whomsoever or make any alteration therein.
6. The LEASE may be renew for further period/s mutually agreed between the parties on
the terms and conditions to be specified at that time.
7. It is agreed the Three-Months’ notice on either side is required for the terminate of the
lease, notice must has to send by Govt. registered post for terminate process or can give
it by hand to hand with receiver signature as acknowledgement.
8. The lessee shall pay the electricity charges as per the bill to the concerned authorities &
the Building Owner shall pay property taxes.
9. The lessee hereby nominates her Brother xx aged about 40 years.
10. The lessee shall not cause any damages to the fixed & fixtures on the above said
property. The lessee shall keep the premises in good and tenantable condition. Any
damages caused shall be repaired at the cost of the lessee. At the time of vacating the
premises the lessee shall pay painting & cleaning charges. (painting & cleaning can be
done by any party – mutual understanding)

11. The schedule premises consist of two bedrooms, hall, kitchen, bathroom and toilet.
Fittings: - ceiling fan-3nos, Bulbs-2 Nos.

IN WITNESSSES WHEREOF the parties have set their respective hands unto this agreement
the day, month & year first above written.
