RENTAL LEASE AGREEMENT

This agreement of lease made on this 18th day of April 2016, between
A.Narayanaswamy Indian Inhabitant residing at No 80, Sarojini Street, Ramnagar,
Coimbatore – 641009. Herein after called LESSOR and Mr. N.Hari Prabhu S/o
A.Narayanaswamy Indian Inhabitant residing at No 80, Sarojini Street,
Ramnagar, Coimbatore – 641009. Herein after called LESSEE of the other part,
witnesses as follows:

In consideration of the rent hereinafter contained, the LESSOR doth hereby


demises unto the LESSEE the land and building with all its fittings etc., described
in the Schedule hereunder, to have and to hold the premises for a period of 3
Years starting from 18/04/2016.

The LESSEE agrees to pay a monthly rent of Rs. 5,000/- (Rupees Five
thousand Only) for the described premises, before 10th of every succeeding
English Calendar month. The LESSEE has paid an advance of Rs. 50,000/-
(Rupees Fifty Thousand Only) to the LESSOR by Cash dated 18/04/2016 the
receipt of which the LESSOR hereby acknowledges. The LESSOR and LESSEE
mutually agree to the following terms and conditions of lease:-
1. The Address of the Property Is ’FUTURE EVENTS AND PROMOTIONS’

79, Sarojini Street, Ramnagar, Coimbatore – 641009.

2. The rent shall commence from 18/04/2016.

3. The Lessee will be paying the rent of Rs 5,000/- (Rupees Five thousand
only) per month. The rent for the building shall be paid to the Lessor till
the period of Lease on or before the 10th day of every English month.

4. It is mutually agreed that a total advance of Rs. 50,000/- (Rupees Fifty

Thousand Only) paid by the LESSEE to LESSOR is refundable at the time of

vacation of the premises.

5. That the premise is to be used only for their Commercial purpose.

6. The lease is for a period of 3 Years. If both the parties agree, the Lease
can be extended for a further period of 11 months as per terms and
conditions as may be agreed between the parties. That the LESSEE has to
pay and discharge all the maintenance charges levied in relation to the
leased premises, electrical charges consumed by him, pay the water
charges to the Corporation.
7. That the LESSEE will not assign to or sub-let whole or any portion of the
demised premises to any person or persons during the period of lease.

8. That the LESSEE will not erect any permanent structure on the demised
premises or alter any of the fixtures in the demised premises, without the
consent in writing of the LESSOR.

9. That the LESSEE during the period of lease keeps the demised premises in
good condition.

10.The LESSEE hereby agree that if he commits any default in payment of


rent regularly for 3 consecutive months he will be liable to be evicted and

the LESSEE shall surrender vacant possession of the premises to the
LESSOR regardless of the lease period fixed above.
11.The lessor undertakes not to revise the rent during the period of the lease
except as mentioned under clause 4 supra and if the LESSEE is desirous of
extending the lease the rent and other terms shall be mutually agreed
between them for the continuing of the lease. If the lease is not extended
the LESSEE shall surrender vacant possession of the demised premises
immediately on the expiry of the lease period.

12.The LESSEE agrees to surrender possession of the premises on expiry of


the lease period in as good condition as it is now subject to natural wear
and tear due to ordinary use.

13.That the LESSOR shall pay all the existing and future taxes levied by the

corporation and government on the building and land leased and also

keep the LESSEE indemnified in respect thereof.

14.If the lessee so desires the lessor hereby agrees to concur in the execution
of a registered lease deed on the above terms. The stamp duty and
registration charges thereof to be borne by Lessee only.

15.The original of this lease agreement is retained by the LESSOR and a


duplicate copy of the same is handover to the LESSEE.

16.All disputes arising out of in connection with this agreement shall be


resolved by mutual discussions between the parties failing which; such
disputes shall be referred to Arbitration of Senthil Dhuruv Kota as sole
arbitrator. The arbitrator will be governed by the arbitration act 1940 and
any statutory modifications thereof. The venue of arbitration shall be
Coimbatore.
It witness whereof the LESSOR and LESSEE have affixed their signature to
this agreement on this the 18th day of April 2016
