DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

SELLERS, to wit:

BELLA GABA HERMOSO, MARIA JOLLY GABA , and ALICE GABA ARAZAS, Filipinos, of legal ages and with
address at Poblacion, Bustos, Bulacan;and

FELISA G. LOPEZ, JULIANA P. GABA, both represented by Alda L. Santos by way of Special Power of Attorney,
Filipinos, of legal ages and with address at Poblacion, Bustos, Bulacan;

-and-

BUYERS, to wit:

SPS. ALLAN YAO and PINKY YAO, Filipinos, of legal ages and with address at Bahay Pag-asa, Canumay West,
Valenzuela City; and

SPS. GERRY MORALES and MELANIE MORALES, Filipinos, of legal ages and with address at 27 Platinum
Street Goldendale Subdivision, Tinajeros, Malabon City.

WITNESSETH;

WHEREAS, the SELLERS are the heirs of the late Hermenigildo Gaba and Diosdado Gaba;
WHEREAS, the SELLERS as the heirs of the late Hermenigildo Gaba and Diosdado Gaba, executed an
extrajudicial settlement adjudicating the property unto themselves;

WHEREAS, Hermenigildo Gaba and Diosdado Gaba are the registered co-owner of a parcel of land
situated at Barangay Poblacion, Municipality of Bustos, covered by Transfer Certificate No. RT – 41225 (T-
2726) containing Thirty Seven Thousand Six Hundred and Fifty Seven (37, 657) square meters, issued by
Registry of Deeds for the Province of Bulacan particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. RT – 41225 (T- 2726)

A parcel of land (plan Psu-72951), situated in the Poblaciob, Municipality of Bustos, Bounded
on the N. and W. by properties of Isidora de la Cruz & Sisters; on the E., SE. and SW. by
property of the heirs of Martin M. Prado; and on the NW. by property of Isidora Prado
claimed by Isidora dela Cruz & Sisters; x x xx x x ; containing an area of THIRTY SEVEN
THOUSAND SIX HUNDRED AND FIFTY SEVEN SQUARE METERS (37,657) more or less.)

For and in consideration of Twenty six million three hundred fifty nine thousand (P26,359,000.00)
Philippine Currency, receipt of which is hereby acknowledged to the entire satisfaction of the SELLER, the
SELLER do hereby SELL, TRANSFER and CONVEY unto the BUYER, her heirs, assigns and successors in
interest in a manner ABSOLUTE and IRREVOCABLE a parcel of land with an area of 37,657 sq. m. contained in
Transfer Certificate of Title No.RT – 41225 (T- 2726) under the name of Hermenigildo Gaba and Diosdado
Gaba. It is likewise agreed that the BUYER shall bear the necessary expenses for the transfer of title to their name
and such other expenses in relation to this sale.

The SELLER hereby warrants valid title over the property and further binds in defending/representing the
BUYER in any suit that may be instituted by third parties in relationto this transaction. In the event that any part of
this Deed shall be declared to be illegal, null and void or unenforceable, the provisions not affected by the same
shall remain legal and with full binding effect among the parties.
