Q1. a) The terms “Maintenance Policies, Maintenance Strategies and


Maintenance Systems are often erroneously construed to mean the same. With
classical examples discuss exhaustively on each to draw the distinctions

(b) As the only facilities management student amongst crops of others who
find themselves debating the inherent national issue of the maintenance,
deficiency in our system, explain the importance of building maintenance and
reasons for undertaking it. Identify eight different types of maintenance works
that could be carried out in the life span of a building.

Q2 (a) Explain the following terms in maintenance:

i) Sensitivity Analysis

ii) The annual equivalent concept in maintenance

(b) What are the major factors that come into play when choosing
between repair and

replacement?

(c) The management of Unilag Estate at its last meeting decided that out
of the gross income just received, a sum should be set aside so as to meet with
the maintenance requirement of N2m in 5yrs time. What amount should be
taken from the income given a current interest rate of 5%?

(d) The cost of repairing an item in Moremi Hall denoted as C, is put at


N8,500. This would allow the item to function for another 5yrs. Alternatively, the
item may be replaced at a cost (cp) of N20,000 with a possible life span of 20yrs.
Which of these strategies would be deemed optimal?

Q3 (a) Underpinning is a popular solution to foundation defects. Show with clear


details, how a defective pad foundation may be remedied.

(b) |suggest practical remedial measures to the following defects?

(i) Spalling of reinforced concrete column with reinforcement

(ii) Continuous supply of water in a water closet’s cistern

(iii) Efflorescence on brick walls

(iv) |Extensive moisture penetration (Absorption by the wall)


(c) What are the factors militating against effective maintenance activities in
most organisation.

Q4 As a Facilities Management consultant, you are approached by a client to


undertake the underlisted schemes.

(a) Preparation of a reconnaissance survey report on an existing residential


property situated at No 5, Adelabu Street, Surulere, Lagos. The property is
3-storey residential block of 6 flats. Each flat has 3-bedrooms, a living
room, 1 kitchen, 2 Nos of toilets and bathrooms. Other specifications of the
property: the external work and surroundings are to be assumed by you as
the condition situation observed.

(b) Preparation of a maintenance scheme for a small estate project.


The project is for the provision of staff Quarters of a Multi – national
ceramics company situated along Otta, Ogun state. The estate is
comprising of the following facilities

(i) 20 Nos 2 bedroom bungalows, living room, toilet kitchen and


bathroom.

(ii) 10 No’s 3 Bedroom, living room, kitchen and bathroom.

(iii) 10 Nos semi detached Duplex, building. Each duplex has 4 No


Bedroom, living room, kitchen, 2 No garages and Boys Quarters

(iv) 3 ½ kilometres tar macadam surface finished road Network


with semi circular open concrete poles are provided at intervals
and with 2 no transformer plants to serve the estate.
