This DEED is entered into and executed by GEMMA LINEJAN, married to Expedito
Lenijan, and GREFEL JANE P. LINEJAN, Single; for and in behalf of her father, EXPEDITO
LINEJAN, by virtue of the Special Power of Attorney, known as Doc. No. 06; Page 62; Book
No. VIII; Series of 2013; notarized by Ex-Officio Notary Public, Judge Tirso F. Banquerigo; and
both residents of Poblacion, Sibulan, Negros Oriental, hereinafter referred to as the Vendor, in
favor of;
ILYNDA CULANAG JOYOHOY, of legal age, Filipino, together with her Live-in
Partner MARK THOMAS CHRISTIANSON, likewise of legal age, American Citizen, both
residing in the Municipality of Santander , Cebu;
WITNESSETH:
That the herein vendors are the absolute owners of a certain parcel of land known as Lot
No. 409, Cad 805-D, C-1, of the Cadastral Survey of Santander, Cebu, situated in Poblacion,
Santander, Cebu, covered by Katibayan Ng Orihinal na Titulo Blg. OP-55532 and covered by
Tax Declaration Number 41-0001-00922; together with all of the improvements found therein
like a house constructed therein which is also covered by Tax Declaration Number 41-0001-
00921; containing an area of ONE THOUSAND FIFTY SIX (1,056) Square Meters, more or
less;
That for and in consideration of the sum of ONE MILLION PESOS (Php 1,000,000.00),
Philippine Currency, in hand paid by the herein Vendees, and receipt in full is hereby
acknowledged by Vendor to her entire satisfactions and that by virtue of these presents, the
herein Vendors do hereby SELL, TRANSFER, and CONVEY unto the vendees, their heirs and
assigns, all the vendors’ rights, interest, and participation over the aforementioned parcel of land
consisting of One Thousand Fifty Six (1,056) square meters, more or less, including all the
improvements found therein, free from all liens and encumbrances;
That the vendors herein declare that due notice has been given to all persons affected by
this transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights and the said transaction is in consonance with the provisions of the Comprehensive
agrarian Reform Law and this land is a residential land, further, the vendor warrants her title and
ownership the said parcel of land and will defend the rights of the vendee against any adverse
claim whatsoever.
