DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is entered into and executed by, CHARITO C. AQUINO, of legal age,
Filipino, Widow and a resident of barangay Poblacion, Tayasan, Negros Oriental, hereinafter
called the VENDOR, in favor of;

CHARIE ANN A. TAUB, likewise of legal age, Filipino, widow and a resident of
barangay Poblacion, Tayasan, Negros Oriental, hereinafter called the VENDEE;

WITNESSETH:

That GENEROSO CALLAO was the declared owner of a certain parcel of land, located
at Luzuriaga Street, Poblacion, Tayasan, Negros Oriental, covered by Tax Declaration No. 99-19-
001-0046, containing an area of Five Hundred Ten (510) Square Meters, more or less; and also
the declared owner of a residential House constructed in the aforementioned parcel of land under
Tax Declaration No. 99-19-001-0047;

That thru inheritance from her father, Generoso Callao, the vendor herein acquired One
Eight (1/8) share of the aforementioned Parcel of land and the Residential House constructed
therein and the Three Eight (3/8) shares of her sisters, namely Letecia Callo-Seit, Ma. Pura
Dalisay Callao-Genove, and Cynthia Callao-Meier by virtue of a Deed of Extrajudicial
Settlement and Absolute Sale under Doc. No. 791; Page No. 24; Book VII; Series of 2004,
notarized by Judge Tirso F. Banquerigo, Ex-Officio Notary Public, and the One-Eight (1/8)
share of his brother, Baustista Callao, under Doc. No. 173; Page No. 36; Book No. 16; Series of
1993, notarized by Atty. Santiago Sameon VI, Notary Public;

That for and in consideration of the sum of TEN THOUSAND PESOS (Php18,000.00),
Philippine Currency, in hand paid by the herein Vendee, and receipt in full is hereby
acknowledged by the Vendor to her entire satisfactions and that by virtue of these presents, the
Vendor herein does hereby SELL, TRANSFER, and CONVEY unto the vendee, her heirs and
assigns, all the vendor’s rights, interests and participation over the aforementioned parcel of land
consisting of Five-Eight (5/8) portion thereof containing an area of around Three Hundred
Eighteen (318) Square Meters, more or less; together with her 5/8 shares over the residential
house and all of the improvements found therein; free from all liens and encumbrances;

That the vendors herein declares that this land is not covered by the Comprehensive
Agrarian Reform Law because it is a residential land; and that due notice has been given to all
persons affected by this transaction in compliance with the provisions of the New Civil Code of
the Philippines, pertaining to the rights of the redemptioner and preemptioner, but nobody opted
of land and will defend the rights of the vendee against any adverse claim whatsoever.

IN WITNESS WHEREOF, we have hereunto affixed our signatures this ___day of


December 2008, at Tayasan, Negros Oriental.

BEFORE ME, this ____day of May 2013 at Tayasan, Negros Oriental, personally
appeared the vendor Charito C. Aquino, who exhibited her Community Tax Certificate Number
22397927, issued on January 31, 2013, at Tayasan, Negros Oriental, known to me to be the same
person who executed the foregoing deed, consisting of two pages, including this page of
acknowledgement and all pages were duly signed by the vendor herein, together with her two
instrumental witnesses; and that she acknowledged to me that the same is her free act and
voluntary deed.
